Shearwater Beach House is close to Walkerville Beach. It is a newly completed low maintenance house with an abundance of space, two living areas and views to Wilson's Promontory.

The space

Shearwater is a family Beach House with a modern feel.
It is situated in the Promontory Views Estate, Walkerville in South Gippsland. It is a relaxing getaway suited to families, couples and small groups looking for a nice place to retreat, take in spectacular scenery and explore the stunning beaches and landscape of South Gippsland. Located on the eastern side of Waratah Bay, Shearwater has stunning views of Cape Liptrap National Park, Bass Strait and Wilsons Promontory. It is a place to spend a weekend, a few days, or ideally a week. A place to relax, restore and unwind.

What is there?
In the kitchen you’ll find a stovetop with 4 hotplates, an oven, microwave, toaster and Nespresso Coffee Pod Machine. Pots, pans, knives, bottle openers and all your standard eating /drinking ‘usuals’ are there. There is also a Webber BBQ with hood in great condition (with a spare gas bottle).

Be sure to stock up, as it is 22km to town. There is a great kitchen to cook in, so we recommend staying in and cooking up a feast.
We invite you to use the basic condiments you find in the pantry such as the salt, pepper, olive oil, coffee, tea and vegemite. You will find rubbish bags, Gladwrap and those household essentials all there. Entertainment
There are two televisions, both with DVD players. There is Wi-Fi, board games and a small selection of books and magazines.

We ask that you bring all linen and towels (Please see details in ‘What to Bring’). We also provide tea towels, hand towels and bath mats (as everyone forgets these including us).

Pets are welcome, but only outdoors pets. No pets are allowed inside the house. We have set up a dog/pet bed and bowls for food/water on the downstairs outdoors deck (which is undercover). Naturally, we expect you clean up all dog mess left in the yard.
The back and sides of the property are fenced with basic wire fencing. The front is fenced with a large timber fence and gate on both sides. So it allows your dog to be enclosed in the backyard securely.

Mobile Phones & Wi-Fi
Those whose mobile phone provider is Telstra should easily find reception inside the house -to the front of the property on both levels. Other service providers are not as reliable, but guests should generally have reception out the front of the house.

Guest access

The entire house and grounds are available to guests, other than a locked garage and one cleaners cupboard. There is two car parks.

Interaction with guests

Before your stay, you will be sent the key code for the house. You won't see the owners or managers, but you can call Fleur any time if you need something.

Other things to note

Shearwater is a big house. It requires between 6 and 8 hours to clean. Big groups take much longer to clean after, and use more electricity, water and firewood, so we have set up a sliding scale pricing. It is a flat rate for up to 4 guests. Each guest after 4 is an additional $50 per night. That way we don't exclude small groups, and it covers the additional cleaning and costs for larger groups.

The following info is an explanation of how holiday rental differs from city living. If you are a seasoned holiday renter, you don’t need to read any further. If you haven't stayed at a Dufflebird house, please read on:

Holiday rentals provide a unique tourism experience: It is a relatively new and emerging industry in Victoria and Australia. It differs greatly from urban hotel accommodation or similar.

If you are new to this experience please call us before booking to discuss. There are aspects of country life that may feel quite different to a large city metropolis experience. Services are different, and when go wrong it can be more complicated to sort out.

The last thing we want is for you to get stuck on something that spoils your experience. If it’s your first time renting an entire house in the country or near the beach, we highly recommend you speak to us personally before booking. We work hard to provide value, and managing expectations is part of that process. And please, after booking, let your group know this information, so they are not surprised.

Here are some things to consider:
Tank water: The house and the entire region rely on rainfall for water supply we don't have Thompson Dam back up. If a tap is left on the tank will be empty. Please keep showers and water usage to a minimum.

Hot water system: There is no gas supplied to Walkerville, so the owners have installed one of the largest environmentally friendly systems on the market, which is suited to large families. It's a 400lt evacuated tube solar system that's heats up water during the day and also heats up at night with off peak electricity. With 10 adults, if everyone showers in the morning and it is not a sunny day, the solar will be slow to heat it again, and the water may not be hot in the evening. With a full house, you may need to stagger showers.

Electricity: Please note power blackouts occur are more regularly in rural areas and take longer to restore. Power surges can trip the fuse box or cause a black out. In the country there is much higher probability a tree falling on a power line.

Septic and sewage: Walkerville and the Prom region are not connected to main sewerage system. Septic tanks are easily blocked, so we ask that you DO NOT flush anything that is not toilet paper or human waste, don’t flush sanitary products and disposable nappies.

Insects and wild life: While the house is well sealed, there are more insects and wildlife in rural areas. We do not take responsibility for any injury or loss suffered by the occupants, caused as a result of insects or wildlife in or around the holiday accommodation site: Having said that, we haven’t had a guest injured by wildlife in twelve years. All occupants are to take specific care at all times within this rural area and requested not to approach wildlife under any circumstances.

Mice: To date we have NOT had any mice at Shearwater Beach House. From time to time, there may be mice in some country properties. It is part of rural living. Mice can be difficult to control in the winter months as they are seeking warmth and shelter. We do our best to deter them. Please do your bit by keeping doors closed and sealing all food including dog food. Please note that in winter months rural mice are notorious for attempting to nest in outdoor BBQs. The outdoor BBQ will have been cleaned thoroughly prior to your arrival; however we advise that you burn it hot for several minutes and re-clean the hotplate again before cooking.

Wood Fire Box: The wood fire is an incredibly efficient heating system and provides a cosy snug relaxing atmosphere. If you are unfamiliar with working one, let us know and we can guide you through it.

Cleaning and pack up procedure: Unlike hotels, where you can just walk out and everything will be taken care of, in a holiday home there is a check out procedure. It’s fairly simple. We just ask that you would treat the property like you are staying at a friend’s second home or holiday house. You need to leave it as you found it. The house will be cleaned thoroughly after you leave but there is a simple departure you will find in the information folder or on the fridge. ie. Empty dishwasher. Clean BBQ if you used it. Turn off heating and cooling. Close all windows and doors to maintain security and prevent rain and water damage. Remove rubbish and put bins out for collection on the relevant night. Depending on bookings, the cleaner may not get to the property for several days.

This info is meant purely as a background for those who may not have considered this as part of their booking decision. We'd prefer to have well informed guests who have an understanding of the expectations of country life. The reason many people use holiday rentals, is to experience something new and expand their horizons. Please come with a sense of adventure. In reality, for most guests, none of these issues arise.

Terms and Conditions


“Booking” means the period for which you have paid to stay at the Property.

“Property” means Shearwater Beach House and all its fixtures, fittings and equipment.

“Management” means the owners and managers of the Property.

"Guests" means the persons who stay overnight in the Property during the Booking.

"Visitor" means a person a Guest and management permits to visit the Property during the Booking.


Payment to airbnb constitutes acceptance of these Terms and Conditions.
All holiday Accommodation bookings are accepted on the basis that all holiday occupants will treat the property with the same respect as their own home in accordance with the “Hose Rules Annexed”

Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date.
Late departure is subject to prior arrangement and availability and extra charges may apply.
Key is returned to key safe on departure. Lost keys must be reported. Lost keys are levied at a cost of $40 for replacement.

All reservation requests are subject to confirmation.

A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
We have a minimum stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum night’s stay policy.


If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavor to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

Unless otherwise previously agreed, Shearwater Beach House must be used for private residential usage only and accommodate the number of guests stated on your booking confirmation.
If visitors are granted permission with prior arrangement, they must comply with all house rules, By-Laws and our terms and conditions. Guests are responsible for ensuring that Visitors comply with these House Rules.
Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
Neighbours of Shearwater Beach House are advised of tenancy and asked to contact us to reported any alleged disturbance.
Additional caravans, motorhomes, excess motor vehicles, motorcycles and the erection of tents are strictly prohibited.

Guests must provide their own linen and towels Doonas/duuvets will covers are provided. Pillows are provided. Please bring top and bottom sheets, and pillow cases. Hand towels, bath mats and tea towels are also provided.
Additional charges will be made for laundering mattress’s, protectors or pillows if this is required due to guests not bringing linen.

Outside Pets are allowed at the Property. Strictly no dogs (or other pets) under any circumstances inside any house for any reason. Pets found to have been inside a house will render the guest liable for a $250 charge for contractor to commercially clean the inside of the property. Any evidence of pets inside may incur extra cleaning fees. Yard area to be cleaned up of excrement otherwise additional charge of $50 will apply. Damage caused by an animal to property or yard will also attract charges to repair/replace.
A barking or aggressive dog will not be tolerated under any circumstances and may result in termination of your booking.
It is the owners responsibility to ensure their dog is suitably restrained within the rear year of the premises.
If there is found to be any infringement relating to any of the above, management has the right to request immediate vacation of the premises without refund.

You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
You are responsible for safekeeping and replacement of accommodation keys.
You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion).
Only the guests nominated and agreed in the Booking may stay in the Property overnight. Overloading will render the guest liable to termination of the booking with no refund. In addition we will levy $100 per person per night for people residing at the property over the mutually agreed number when booking.
Disturbance to our neighbours, including excessive noise at all times of the day, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Any malicious behaviour will be reported to police immediately.
All furniture and furnishings/household effects are not to be removed from premises and must be left in the same position at all times (including outdoor furniture). Do not take cushions, rugs or blankets outside.
No candles.
Smoking is not permitted at any time inside the property or on the upstairs balcony. Please smoke outside downstairs and dispose of your butts responsibly. A $250 reinstatement fee will be applied to any property found to have been smoked in. This will be deducted from your security deposit.
Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided. Crockery and cutlery must be washed and packed away. The Property must be left in a clean and tidy condition. The BBQ is to be cleaned otherwise an additional $100 will be charged. Excess rubbish that exceeds council bins is to be taken by guests and not left inside the premises or outside of council bins.
Bins must be put out on a Sunday night when in residence or on departure when leaving on a Sunday. Failure to place bins out on bin night or Sunday departure may result in additional charges. An additional $100 will be charged for excess rubbish removal.
Please remember to take your personal property and belongings with you upon departure. No responsibility is taken for guests personal property left on the premises.

Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, emptying the dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond.
Any damage not reported or found on inspection for the rental will be deducted from bond or tenant will be taken to VCAT and additional costs for attendance will be claimed. All

In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
Failure to follow this procedure may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

Management reserve their right to terminate the guests immediately if any of the above conditions listed above, as well as or any unforeseen circumstance that may cause a loss to the property owner, management, or general public. No refund available for terminated bookings.
We do not take responsibility for any injury or loss suffered by the occupants, caused as a result of insects or wildlife in or around the holiday accommodation site. All occupants are to take specific care at all times within this rural area and requested not to approach wildlife under any circumstances.
We do not take responsibility for any noise, disturbance or incipience caused as a result of renovation/building/road works being carried out in or near the vicinity of the holiday accommodation.
The property owners reserve the right to cancel any holiday accommodation bookings at any time, and in this event, all reasonable endeavours will be used to offer you alternative accommodation but without liability.

This is a fantastic four bedroom house to stay in. The log fire in the living room keeps the upper floor warm during winter days and nights. The view of the Prom from the living room and master bedroom is mesmerizing, as it changes in different light and passage of clouds and rain squalls. Heaters keep the two bedrooms downstairs warm, as well as a reverse cycle air conditioner in the living area downstairs (which we used only sporadically when using that area). This is a great place for a large family to stay in, even in winter. The kitchen is well supplied with appliances and crockery. A large dining table to gather around makes meals a social event. Some coffee pods for the Expressi coffee machine were supplied, but we ran out and had brought the wrong size pods for the machine...we found some compatible pods at IGA in Foster. You can walk to the beach via a track through the bush, but it is a 30 minute walk downhill, and much longer for the return trip. The house is a good base to explore the local area by car, from Wonthaggi to Foster, Mirboo North to Tidal River. The only issue we found with the house is with the staircase, while enclosed, has no railing to offer support. Might be an issue if you have older people visiting that just need a railing to help them up or down the stairs. Altogether a great place to stay, and good communication by Fleur ensured no problems.

My girlfriend and I needed a quiet getaway from our busy lives in town, this house was the perfect luxury escape. The house was stunning and clean, and enormous! And we had a very generous and warm welcome note on arrival. Fleur was a fantastic host providing us with all the information we needed prior to our stay, and responded quickly to any of our enquiries. Thank you so much Fleur! The house is a short drive to an IGA and a beautiful drive through the countryside into Wilson Prom park, location was perfect. I highly recommend this house for couples or a group of friends or families, it's fantastic and has everything you need for a fun time away including a great sound system :)

Impeccable property with beautiful living area. Impressive master bedroom and spacious dining & kitchen. Has all essentials and a good stereo which we loved using. Kids and pet friendly too. Host was very accomodating with check out times and provided great recommendations for local to-do's.
