Welcome to our home - our aim is to help make your stay as memorable as possible. We are friendly and outgoing, and we just love having visitors stay to be spoiled. We love to travel (the USA & Japan are tops on our list) and we know how important it is, wherever you stay, that you enjoy warm and tranquil surroundings with hosts who really care. We thank you for the privilege of hosting you, we look forward to meeting you, and we know that when you visit this beautiful country, you will understand why so many choose to call Australia home.

Immaculate and modern, this quiet farmhouse property is central to all major tourist destinations, or if you prefer, perfect for a gentle, unhurried rest. Our single level house is disability friendly - easy to access, with a wide hall and foyer, no steps, and double front entry doors. We have two spacious twin-share rooms available. Both rooms are very private and separate from all living space. Each has a laptop friendly work desk, a lowboy and plenty of wardrobe space. Room 1 has an en suite with walk in shower and toilet, room 2 has a full bathroom with walk in shower and separate toilet. The bathrooms are always freshly stocked with soaps, shampoo, large fluffy towels, hair dryer - all your bathroom needs. Our water supply is pure soft rainwater from our own tanks and the showers have excellent water pressure with lots of HOT water - a good long shower is always welcome after a day at the beach or hiking at Wilson's Prom! All our guests have praised our warm and comfy beds, and we boast quiet rural views.

Breakfast is what we call Continental Plus, a variety of fresh and filling options prepared for you at your convenience. If you have special dietary requirements (vegan, vegetarian, diabetic, gluten free) or any food allergies, please let us know when you book and we will ensure that we cater for your needs. Our price per room includes twin share and breakfast for two - and if you have time please do enjoy a lazy late check-out to suit yourself - there is no set departure time and absolutely no rush.

Situated mid-way between Phillip island and Wilsons Promontory National Park, we have a peaceful 2 acres between the Three Springs Beef Farm and the Leongatha South 18 hole Tournament graded Golf Course (literally next door) surrounded by farmland, yet easily accessible to major tourist attractions.

Close to home you will find tempting restaurants, cafes and shopping, a great golf course, and we are convenient to all local townships and the Koonwarra Store and Milly & Romeo's cafe - you will enjoy their delicious country cooking and fresh local produce from the nearby farmers markets.

Dawn and dusk are the times to be careful as you drive as this is when koalas, wombats, kangaroos and echidnas are on the move - and please do watch out for stray livestock which can sometimes wander onto the roads at any time. On warm summer nights you can relax with a drink and a snack as you stargaze beautiful clear views of the famous Milky Way Constellation. But if you prefer to stay indoors, our cosy wood heater will keep you warm all year round, and if you feel like a dance or two just turn on the Jukebox and enjoy our selection of old 45s!

We are happiest when our guests are comfortable in making themselves at home here. If you need any assistance with your travel plans, or you have an emergency to handle, please feel free to ask for help at any time.

Guest access

While you are here our house is your house. You are welcome to use the laundry room, kitchen, guest fridge for your use, TV and gaming facilities, wi-fi and desktop computer etc. Everything listed on our site is included in the fee, so please make yourself at home - we do! ☺

Interaction with guests

Please feel welcome to come and go as you please. We are always available if you need advice on trip routes or roadworks, and can help with vehicle emergencies and unforeseen problems. We offer information on local attractions and good eateries and will often ask our guests if they would like to join us for snacks and a drink, but we also recognise that people do like to enjoy their privacy.

Other things to note

Our nightly fee includes use of all facilities, cleaning, security and weekend charges. Once you have booked there is nothing more to pay, so you can relax and enjoy your time here☺

For ethical reasons we do not accept cash transactions as an alternative to Air BnB

It is our policy to keep your mobile / cell phone number for 24 hours after you leave in case we find anything that belongs to you and need to know where to send it. After 24 hours we delete your number ☺

We were welcomed with a warm smile on arrival. The house was warm and clean. The room was private, the bed comfortable and bathroom clean and spacious. Carolyn offered brewed coffee on arrival. Absolutely first class. We were treated like family, and used the kitchen table to lay out charts and plan a sailing route. Breakfast was really good. I had muesli, fresh strawberries and yoghurt, lots of toast and freshly brewed coffee. We interacted well with Carolyn and Roger. They were friendly and interesting people. Absolutely no negatives, a great place to stay.

We had an amazing weekend at Carolyn and Roger's place. Very quiet and relaxing. They are amazing hosts that made us feel like we were spending time at friend's house. Very helpful and caring! The house is in a quiet area and have beautiful views. If you want to explore the area and go to different places every day - then the location is just perfect.

Hi. Hubby Roger & I enjoy travel, (the USA and Japan are tops on our list) most music genres, and film - our favourites are espionage - of course James Bond, Star Wars, and the Lord Of The Rings trilogy. I love Asian food, especially Sushimi, but Roger loves a good steak on the BBQ. He also loves languages and manages a little Greek, Russian and Polish. We are outgoing and fun, and always enjoy making new friends. We can't live without each other and hope everyone is as happy as we are!
