I'm offering 1 bedroom (fold-out sofa) with a private bathroom in my upper Manhattan apt (3 bedrooms, 2 bathrooms total) facing Fort Tryon Park. The living room is large & the kitchen is new. Near A & 1 trains, hiking, and many bars and restaurants.

The space

My building is quiet and clean. Although the living room and one of the bedrooms face Broadway, there is not much noise from the street. The apartment is spacious, with a large entry area, a large living room, and large bedrooms.

Guest access

Wireless internet is available throughout the apartment. The kitchen is fully equipped, including a microwave oven, toaster, and an espresso machine. There are coin-operated washers and dryers in the basement.

Interaction with guests

I may be here at the beginning and/or end of your stay. My 5-year-old daughter may be here as well.

LOCKS
Your keys open the building door and the top lock for the apartment.

The apartment door DOES NOT lock by itself, so make sure you turn the top lock whenever you come in or out.

The lock in the building door at Dongan Place is sometimes tricky. The back door (courtyard) entrance may be easier for you.

SHOES
Please take off your shoes when you enter and leave them near the bench. Thank you!

HOOKS
There are hooks on back of your door. If you hang anything on hooks in the hallway, please be gentle — they are NOT strong!

FOOD
There are some fruits and snacks on the top shelf of the metal rack in the kitchen and the top shelf of the refrigerator for you. Help yourself to milk and water in the refrigerator also. Cups, mugs, bowls are in the cabinets and silverware is in the drawer by the refrigerator.

We have been staying in NYC ever since my aunt moved to LA from UWS about 7 years ago. We are not tourists. We come to NYC at least twice a year. We have stayed in quite a few Airbnbs in NYC. Brian's place has been the best even though the bed is a bit on the "small" side. Really clean, spacious apartment, great location, close to the A train, close to shopping, restaurant and the beautiful Fort Tryon Park. Nice kitchen, good bathroom and a GREAT host. Brian is very well educated person with very interesting book collection. Hope we can come back and keep on staying with him.

Brian was a great host, making me feel very welcome and comfortable. Check in time was a promised and he kept in touch to see if anything was needed. The private bedroom and bath were great! Breakfast supplies were a bonus. I highly recommend Brian's place. Also nice to see a familiar, friendly face in my new neighborhood. Thanks so much.

Brian's place was really comfortable and convinient. We arrived very late due to traffic jams but Brian was very accommodating and waited for us. He also provided us an additional air mattress upon request and offered us to use his (very nice) expresso machine. We'd love to stay here again next time we are in town.

Brian is an amazing host. He is a very nice and friendly guy. The apartment is cozy and very clean and the subway station is right there. I strongly recommend Brian's place if you are looking for an awesome base with an awesome host in NY. I'd stay with Brian any time. Loved the private bathroom. Stoked :)

Brian's description matched his apartment to a tee! We felt very welcome, and he left us with everything we needed for the weekend! Th neighborhood was really nice, and the apartment was very easy to find, and very close to an express subway stop! We had a great weekend! Thanks Brian!

In fact, Brian was the perfect guy in the perfect room (cheap and close to Manhattan). Thank you so much Brian to make these two weeks wonderful to my girlfriend and me ! =)

I do historical research in education. I'm working on a PhD, so I've got a LOT of books -- and you're welcome to browse! I have a daughter who's starting kindergarten this year. We love our neighborhood!
