Our company has recently been selected as Best of The Boat 2014 for Property Management Company!

Condo sleeps 6 comfortably: king size bed in master, one queen bed, and bunk bed in third bedroom (plus one inflatable queen size bed). Master and queen rooms have en suite bathroom. Unit comes with high speed internet, gas fireplace, property hot tubs, and the fully stocked kitchen provides everything needed for family meals (plus coffee maker, toaster, blender, cook`s knives, and plenty of counter space). 3 minute walk out front door to City Market for groceries, pharmacy, and two RedBox`s. Also located within the shopping plaza is a Papa Murphy`s, liquor store, Cold Stone Creamery, and ski shop. At entrance to our parking lot is a stop for the local bus service (approximately 300 yard walk from condo), Steamboat Springs Transit (SST). This is a `free to user` system that goes between downtown and the Ski Resort Base area. During ski season the shuttle stops every 10 minutes. If you choose, you can get almost anywhere you want in Steamboat from our unit without having to use a car. In town to tube the Yampa? It`s a 5 minute (almost flat) walk to Fletcher Park, and the Yampa river trail, to put-in or swim at the pond. Yampa river trail is a bike/walking paved trail that will take you to downtown. 10 minute walk from our unit on Yampa trail will take you to the Yampa River Botanic Park (free admission). Overall, we are centrally located to the many amenities and attractions of Steamboat, with flat walking access to everything mentioned. You will enjoy our new, comfortable beds, our unit, and ease of access to Steamboat. Thank you.

* Reservations are for quiet residential vacation accommodations only. Therefore, parties, receptions, luaus, and similar events are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on or in the rental property at any time unless disclosed to and agreed upon by (URL HIDDEN) in writing.

* The number of adults and children staying at the rental must be listed below. If the number of the guests in your group changes, this must be communicated in writing to (URL HIDDEN) Additional guests beyond those identified at the time of booking are not permitted and will result in an additional fee of $100 per person/per night. (URL HIDDEN) does not verbally confirm additional guests. Additional guests must be approved by (URL HIDDEN) in writing.
* Guest`s reservation is accepted for one family or group of individuals for this accommodation only and, unless disclosed to and agreed upon by (URL HIDDEN) will not be used in combination with other accommodations.
* Quiet hours are from 8pm until 8am. Guest`s use of the rental is subject to local noise ordinances, therefore loud amplified music is not allowed. Noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by (URL HIDDEN) to be a breach of this Agreement and shall authorize termination of Guest occupancy of the rental.

* The rental shall be in the same condition upon departure as at check-in, normal wear and tear excepted. * Guest may not sublet the unit or assign this Agreement.

* Guest may cook only in areas specifically designated for cooking in the unit.

* Guest must immediately notify (URL HIDDEN) of any fire or other damage or injury to the rental or any person on the rental property.
* Guest shall be liable for all acts of his family, invitees, employees, or other persons invited or allowed onto the rental property by Guest.

* Guest shall be responsible to return all keys and gate or garage door openers upon departure. Lost keys or garage door openers will be charged to the Guest, usually $50 per room key and $50 per pool key.

* Guest shall abide by the House Rules of the Owner and the Homeowners Association as provided to Guest upon check-in.
* Guest shall not bring any pets into the rental or onto the rental property.
* Guest understands that (URL HIDDEN) cannot and does not guarantee that adjacent properties will be free from disturbances or not be under construction, being repaired or maintained in any way, or that State construction projects will not be in progress around the rental unit. Construction on adjacent or nearby properties is not a valid reason for termination of this agreement nor is it a reason for the refund of any monies to Guest.

* Non Smoking Properties: Colorado is now a non smoking state. All condos are non-smoking inside and outside. You are only able to smoke at least 15 feet away from any door or window opening. If there is any evidence of smoking, you are responsible for all additional expenses for the restoration of the property.

* Lost or Stolen Items: (URL HIDDEN) is not responsible for any personal items which may be lost or stolen from your rental. Always lock all of the doors and windows when you leave the property (even if you are not on the ground floor).

We would highly recommend Retreatia and this condo. Excellent communication! Very easy to check in and out. Lots of information. Very nicely furnished and fully equipped condo. Lacked nothing. Quiet neighborhood but very close to everything like shopping and restaurants. Liked the hot tubs being somewhat secluded - not out in the open but outside.

This place was great for our crew. Plenty of room for all. Location- quick walk to food, liquor and Walgreens. Shuttle worked out great to and from mountain and getting to and from town. Would definitely rent this place again. Thank you

The Pines was a great place to stay for a long weekend ski trip at Steamboat. The condo was very comfortable and easy to get to. The kitchen was great, with just about every gadget and tool you could think of. The knives were even reasonably sharp which is unheard of in a rental property. The only minor issue we had was that the hot water did get very hot and did not seem to last very long. We took fairly short showers (~5-10 minutes) but the water was generally lukewarm by the 2nd or 3rd shower. We used the Steamboat city shuttle to get to and from the ski resort. This was convenient although the shuttle timing was not particularly great. There was supposed to be a shuttle every 10 minutes but we usually ended up waiting closer to 15-20. If it is not a pain to load up your car it may be quicker and easier to drive and park at one of the free lots and walk or take the resort shuttle from there.
