Very special place for family or friend gatherings since it sleeps 8; yet it's also romantic for just the 2 of you. Huge stone fireplace for warm evenings, beautiful night sky and 10 foot beamed ceilings, 2 decks, walks around the 15 acre working farm with 3 acre lake. There are many seating areas and places for a group or just a few to get together for that long talk. Cozy and comfortable formal with a first floor bedroom, but if you have trouble with steps this home may be challenging.

The space

Children aged 2 and under are free of charge. Children aged 3 and over will be charged the per person rate.

Interaction with guests

We respect your privacy and will be available for emergencies or questions. There are also other rentals on the property and those guests will respect your privacy also.

Other things to note

One side of the pond is welcoming to visitors to walk and admire. You will probably see our Muscovy ducks swimming on it. The other side is the working side and is not available to guests. The 2 big white dogs will let us know that you are around, but will not come over to the visitors' side. No boating is allowed, but if you want to schedule time for fishing, there is a $50 fee for up to 2 hours, you don't need a license since we have a permit and can even rent fishing poles from us. However, you must schedule it in advance since we must be on the property for insurance purposes and if not scheduled in advance, might be booked with other tasks.

- Parties must be low key, it's perfect for a family gathering or Renaissance gathering but quiet and low key. We enjoy the peace and harmony and expect guests to enjoy the animal and farm equipment sounds to their enjoyment. No loud music or rowdy on the decks and balcony. If children are in the party, they must be accompanied by adults when on the grounds and on the decks and balcony, please enjoy and leave the place as you found it. Thank you for coming to join us. Fishing is also allowed as a separate fee for catch and release, but again on a reservation basis.

What a lovely spot. It's very quiet and pretty large, but close to the little town of culpeper which was a great plus. An hour to two hour drive from various Shenandoah trails (depending on which ones you're interested in hiking). Be sure to go to Culpeper! It's a great little town to stroll through though I was sad to see that their State theater had closed. Do not pass on Shawn's BBQ. We went back twice. The house itself is cozy and comfortable and the kitchen is equipped which is exactly what we were looking for. It would've been great to have a little card table or something along those lines on the porch so we could enjoy dinner and a card game outside, but that's just a suggestion.

The manor house was wonderful. Very spacious with interesting little rooms tucked away and comfortable beds. I appreciated that there was no tv! Everything we needed was there: equipment to cook meals, plenty of clean towels, wifi, some interesting books on the mantle, and beautiful grounds. Its close to many vineyards and great hiking so my fiancée and I had a great weekend exploring. The duck eggs were also delicious!

Our family booked the Manor House for a last minute Thanksgiving getaway and we are SO glad we found this place! It's so easy to get to from the DC suburbs but it feels like a world away. Close to Skyline Drive and fine dining in Sperryville, Washington, and Flint Hill, VA. We also drove into Culpepper for a casual dinner one evening and to pick up some snacks to have in the house. The house....what can I say? It's such a unique floorplan, with lots of cozy little spaces to sit and relax and plenty of room to spread out. The stone fireplace is gorgeous and was our gathering place of choice both evenings. The kitchen has everything we needed, including COFFEE, which I really appreciated not having to go out for. The house is old and rustic, but that doesn't mean it was dusty or dirty! The squeaky floors and "old house noises" just added to the charm for us. We will definitely return - this would be a great getaway in all 4 seasons and the location near Shenandoah National Park/Skyline Drive just can't be beat.

We welcome you to Spring Haven Farm. Animals, both domestic and wild, roam the grounds, and the three-acre pond provides endless fascination, and it's just plain relaxing and peaceful. We often have events such as the Astronomy club comes to meet on the grounds because the night sky is so beautiful without street lights. Sometimes it's a bonfire, or spring lambing, or bunny watching or even stocking the pond. Watch our website to see what events you might like to join. While you are welcome to book and join for a specific reason, be assured they are not intrusive to you, our guests, if you want your own peace and quiet and privacy.
