About this listing

This cozy basement apartment with a super comfortable queen bed, futon sleeper in the living room, office space, kitchenette and bathroom is the perfect respite for your stay in the city. The apartment works great for people with a car or using public transit. We are super convenient to the Moda Center or Oregon Convention Center and Legacy Emmanuel Hospital as well as the great eating and shopping in the Alberta Arts district, N. Williams Ave and Mississippi Ave.

The space

Located in the basement of a charming, 1903 Portland Foursquare, this 1/1 bedroom will comfortably sleep four people and you'll find the kitchenette handy for warming up food or making your morning coffee. Better yet - try the brand new washer and dryer - perfect for travelers who've been on the road for a little while!
With your own entrance though our backyard garden, you will find super soft new corn fiber carpet, a kitchenette with a small fridge, toaster, hot water kettle, coffee maker and grinder, a hot plate and all the equipment for making light meals, as well as your own washer and dryer. There is a 4 person dining area, a living room area with a TV powered by an Amazon Firestick, a cozy bedroom with a very comfortable queen bed, desk, and large closet attached to a bathroom with a shower stall.
For a basement, the space is surprisingly bright. We have used all low-VOC paint and non-offgasing carpet to create a healthy space for our guests. The yard is a shared space with all the guests and there is a outdoor dining table and Adirondack chairs for enjoying your morning coffee.
PLEASE NOTE - This is a basement apartment in a home that frequently has children and other Airbnb guests staying in the unit above you. They have quiet hours posted from 10 pm to 8 am but you will be able to hear them moving around and talking occasionally.

Guest access

Guests will be able to access the entire basement level including bedroom with queen bed, bathroom with shower stall, kitchenette, dining area, seating area with TV and a futon sleeper. Guests are welcome to enjoy our yard and all the flowers that grow there. Feel free to make a little bouquet from what is flowering now.

Interaction with guests

We are pretty busy with our kids and commute between Portland and Ashland, so in order to make sure you have the assistance you need, we are working with a local team who can answer any questions you might have or point you in the right direction!

I stayed 2 nights in this place and there were everything I needed. I slept comfortably which is the most important! Alison was really helpful and responded to all my questions hey quickly !

The place was spacious, clean and nice. But it is really noisy. The upper house is also rented out to other guests and you can literally hear every footstep and conversation. From the five nights, we had two bad nights because of the people upstairs. We contacted Alison after the first night and she was really helpful. The place is nice and the location is good, but the noise was annoying.

This is our first summer as Airbnb hosts and realizing that the upstairs folks are not reading the listing or instructions. Since Tjula's bad experience with two separate noisy and unaware upstairs tenents, we have made and installed signs about quiet hours and now require that potential travelers confirm that they have ready the entire listing before booking the upstairs. After people were made aware that folks were below them they seemed to be happy to accommodate. This IS a basement apartment and you can hear the upstairs renters, as we outline in this listing. It is a shared structure but not a shared space. I feel confident that our added precautions will prevent the noise experiences that Tjula experienced (a toddler slamming the upstairs piano lid repeatedly before 7 am! and a Ladies Trip late night homecoming.)

Good location , ok area, plenty of Space. Not ideal to use the sofa bed though, due to no curtains . As others have said the upstairs is easily heard

My sister and I enjoyed staying at Alison's place. It has ample street parking, in a relatively quiet neighborhood, and really ideal for us as it is a close drive to everything. The backyard is beautiful and well kept, and has a table and several chairs to sit and relax after a long day out. However, the noise level from upstairs was a little loud, mainly from people walking and some of the conversations, although slightly muted, that carried down to our unit, but everyone was courteous and made an effort to keep the noise down. Two of the greatest highlights that I would have to say are the the bed and the washer/dryer. The bed was so comfortable--as soon as my head hit the pillows, I fell asleep like a baby. For those who have been traveling for a while as we have been, the in-unit washer and dryer was nice. Overall, both my sister and I really enjoyed our stay there.

We enjoyed our stay in this great basement apartment. We were able to walk and/or bike to restaurants and shops which was very convenient because we didn't have a car. The apartment was clean and spacious!

The actual space itself is quite nice. There is a nice little kitchen area and dining/living room space and big bed in the bedroom. Finding street parking was never a problem and the surrounding area was quiet. BUT the noise from upstairs was very disturbing especially in the mornings. The footsteps were more like stomps and speaking (and shouting) could clearly be heard from children and adults. Now, I understand that people do live upstairs but a 7am-8am wake up call for my family was a little too early while on vacation.

Do you have any suggestions? The upstairs is catered specifically to families who will, inevitably, wake up pretty early. The main floor is hardwoods although there are area rugs in high traffic areas. I guess I feel like the basement is budget accommodation in a family home and the add says that we can occasionally be heard overhead. Should I change the listing description somehow?
