Modernised extensive Edwardian terraced house right in the centre of charming Woodhall Spa, Lincolnshire. Includes Hot tub, 3 good sized bedrooms, living room, dining room and fully equipped modern kitchen. Ready-made beds and towels are provided. Wifi access available with Freeview TV, DVDs to watch via PS3 and Netflix films and Iplayer online. Well-behaved children and pets are welcome. Facilities include modern gas central heating, instant hot water and separate downstairs toilet.

The space

Woodhall Spa is a beautiful inland resort with an Edwardian character, set amidst magnificent pine woods. Regarded as one of Lincolnshire's most attractive villages, Woodhall Spa is famous for its peaceful and relaxing atmosphere, and with many fine hotels and guest houses it is the perfect location for a short break or holiday.

- The Guest agrees with the Owner as follows: Arrival time is to be 4pm or later and departure time is before 10am. These times may be flexible (if there are no other guests arriving or departing) with prior consultation with the owner or owner’s representative. To pay the letting fee. Not to deface, make alterations or additions to the interior or exterior of the premises or to the decoration, fixture or fittings of the premises or furniture. To keep the soft furnishings and equipment in the present state of repair and condition and to replace with similar articles of at least the equivalent value and standard, any items of furniture which may be found missing, damaged or destroyed (reasonable wear and tear expected). To ensure that bedding including the mattress protector remains on all beds used. Guests agree to only use a reasonable amount of any complimentary consumables as expected for the number in the party and length of stay. Not to remove any furniture from its present positioning in the premises. Not to affix any posters or placard to the interior or exterior of the premises To use the premises as a private holiday residence for up to a maximum of 7 persons only and not for any other reason whatsoever. (extra persons, such as infants, may be accepted with prior agreement from the owners). Not to do or permit or do anything which may cause nuisance or annoyance or cause damage to any neighbouring or adjoining property. Not to do anything or suffer or permit anything to be done as a result of which any policy or insurance held by the Owner on the premises may become void or viable or subject to an increased premium. Not to use the property for any illegal or immoral purposes. Not to play or permit to play any musical instruments or sound production equipment between 11pm & 7am, or as to be audible outside of the premises. To permit the Owner or their agent access to the premises to deal with any maintenance or security issues. Not to smoke or permit smoking inside the premises or outside within 2 metres of any open doors or windows. Guest(s) shall enter the property at their own risk. To ensure that any pets remain downstairs and out of any bedrooms. Extra cleaning hours required to clear up mess left by pets will be deducted from the damage deposit. The kitchen oven is to be wiped inside after use. If there are any baked-on stains inside the oven, then £20 will be withheld from the damage deposit to cover ammonia treatment and cleaning. To ensure that use of gas, electric and water is reasonable for the number of guests and length of stay. For example when the heating is on, windows and doors must be closed for the smart thermostat to work efficiently. To accept and abide by the general terms & conditions.

Must climb stairs - The carpeted stairs are a little steep however even small children can reach the solid banister.
No parking on property - Parking is available on the quiet no through road outside the house. On rare occasions you may have to park a little further down the road.

Stayed here for a family get together in the local area and it was a great place to stay. Communication was easy and efficient, the house was well equipped, quiet and comfortable. We would definitely recommend it for anyone needing to stay in the Woodhall Spa area.

A well located property. Less than a 5 minute walk to local shops and amenities. The house is warm and comfortable. The stairs may be a bit steep for some but there is a downstairs bedroom and toilet. Kitchen well appointed. Kevin is an attentive host and keeps in contact which is reassuring. We stayed here as two couples and had an aunt and uncle round for a meal with no problems. A recommended property and my first use of airbnb so happy to use again.
