Have fun exploring this treehouse with its 5 outdoor living spaces and in a beautiful shaded lake. It's a 2-3 mile ride to downtown Austin and Zilker Park. We have an amazing kitchen and comfy, roomy bedrooms with beds for 8 people. Each additional person over 6 add $40/night/pp. If you'd like a boat ride on Lake Austin, I can take you for $100 per hour depending on my availability. I'd pick you up at the end of the street...easy! Enjoy...

The space

We chose this home because of the lake and restaurants, but love it for morning coffee in the treehouse, showering under the oaks, grilling and guitar on the deck, the soothing fountain and unique lighting at night.

Guest access

The whole house is yours, and you'll have keypad entrance so you don't have to keep up with the key!

Interaction with guests

I'm a phone call or text away, usually within a few miles if you need me in person.

Other things to note

I had my first challenging experience in 4 years with a recent guest, so want to be clear about rules and their associated consequences, which was good feedback from them. Let me know your feedback about these rules or how I can better communicate them:

We are an older and tight neighborhood, and my neighbors are vigilant and let me know what's going on. Then we've got strict City of Austin: it's against code to have more than 10 people in a house, and to have people or noise outside after 10pm. There will be a $500 fine if I get called by the neighbors or the police.

My rule is no smoking, inside or out (please ask any smokers to walk a block to the beautiful lake to avoid a $1,000 fine).

I ask also that guests are 25 years old ($100 fine per guest if it comes up that you aren't), and that you're truthful about the number of guests you have ($100 per person per night if this comes up).

Other than that, please treat the home like it's your mama's: drain and separate recycling, don't leave a bunch of really dirty dishes or excessive trash ($100 excessive cleaning fee), if you break something please let me know, blah blah, blah. I take a video of the house and its contents just before you arrive. We have a hot tub that is not available for use, and it's lid is locked ($1000 fine for tampering with locks).

Please resist the urge to ask to check in early---everyone does!---especially me when I go places! In Austin, short term rental houses must be your actual homestead, so I basically move out of my house when you move in. If you'd like to check in early, the early check in rate is for an additional 1/2 day.

Despite how awful this all sounds, I'm so excited to share my home with you! Thanks for coming to Austin and to my home.

Please no pets or smoking, inside or outside, or tampering with the hot tub locks ($1,000 fine). The city of Austin has strict rules that they enforce, which include no more than 10 adults on the property, and a curfew outside after 10pm. The full ordinance is with my certification on property, or can be viewed online.

When you rent my house, you are agreeing to abide by this Airbnb rental agreement, which includes a $3,000 security deposit. If you break the rules of this rental agreement, the rule fines and/or the repair-replace-clean costs will be taken out of the $3,000 security deposit and go through the Airbnb Resolution Center. In Austin, short term rental houses by law must be your actual homestead, so I basically move out of my house when you move in, and have just one housekeeper instead of a staff. If you'd like to check in/out early/late, I may be able to accommodate you. Just ask! The hourly rate is prorated 20% of a daily rate (e.g., a 3pm 1-hour early check-in is $140 when daily rate is $700/night, or a 2-hour check out at 1pm when the daily rate is $600 is $120, etc.).

The pictures really don't do this house justice. The place is impeccably decorated. The location cannot be beat. We walked to the coffee shop on the lake one morning and had dinner at Abels on the Lake another night. Beautiful location. The three levels of this house are great for crowds. We had 7 people and could have had many more with us very comfortably. Hope I get to stay again one day.

Dana communicated ahead to meet all our needs, welcome us and provide all information needed for a great stay. The space is GORGEOUS and so cozy...5 of us stayed for a team meeting before a retreat and it was the best way to kick off an amazing week hosting out-of towners arriving after long flights. This lovely neighborhood has beautiful homes with nearby coffee shop Mozarts and two restaurants a couple blocks away, and the boat dock/mini park along the river is just there down the street for a scenic view. Highly recommended.
