Welcome to my 12South Guesthouse. It is close to downtown, 3 Universities and great restaurants, bars, and coffee shops. If you're looking for a great location, you've found it!

The space

Our guesthouse is a private guest suite above our detached garage. The garage is new construction in a historical neighborhood.

The accommodations are similar to a nice hotel room in size but it has added features that makes it more like a small apartment. There is a queen size bed, flat screen TV, free wi-fi, living area with a couch and chair, a small table to eat a meal, a desk to take care of business, and a bathroom with a shower. The couch is a sofa sleeper to add extra sleeping. But what makes it even better is that you have a small kitchenette to prepare and store some small meals, and a private entrance that allows you to come and go easily.

It is a quiet retreat that is also right in the middle of it all. You can come and go with ease. This unit is ideal for both business and pleasure travelers. We are located on the bus line, very close to town, tourist attractions, and the neighborhood is very walkable.

Guest access

Guests have access to the entire property. Prior to your arrival, you will receive a unique keypad code that will serve as your keys to the property. This code is changed every time we have a new guest so it is very secure. It will work for the time of your reservation only.

Our company is called UrbanNashville Vacation Rentals. We are here to help make sure your stay is as amazing as can be. If you have any questions or are less than satisfied with any part of your experience, please contact us right away so we can fix any issues you might have.

Other things to note

Because the weekends tend to be our most popular time, we typically require a 3-night minimum and Friday and Saturday nights to be booked in the same reservation. Under certain scenarios, we can make exceptions to these rules so please don`t hesitate to ask if you are looking for a 2 night stay on the weekend or a Saturday arrival or departure!

Booking requirements:

If you are booking a reservation that begins or ends on a Saturday or a major holiday please inquire with us before booking. Also, if you are booking a same day reservation after 2 pm, please message us before booking so we can ensure the unit is clean and ready for you.

Please always inquire with us before booking if you will be bringing a pet; pets are considered on a case by case basis and additional fees will apply.

We may be able to make exceptions to the rules below depending on the situation so please don`t hesitate to ask!

Reservations are subject to cancellation if:

-The reservation begins or ends on a Saturday - we require Friday and Saturday to be booked together
-The reservation begins or ends on a major holiday - this includes but is not limited to: Thanksgiving Day, Christmas Eve, Christmas Day, and New Year's Day
- A same day reservation is made past 2 pm and the unit is not ready and clean

During your stay:
1. Guests shall check out of the property at the checkout time and date of this agreement.
2. Guests shall pay for maintenance and repairs and damage should the premises be left in a lesser condition.
3. No smoking is permitted inside the property.
4. Guests shall not be permitted to have more than the number of persons stated above to reside or sleep on the premises.
5. Guests shall behave in a civilized manner and shall be good neighbors, respecting the rights of the surrounding property owners. Creating a noise or disturbance likely to impact the surrounding property owners shall be grounds for immediate termination of this agreement and tenants shall then immediately vacate the premises with no refund of rents. Quiet hours are between 10 pm and 8 am.
6. Guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, etc, shall cause termination of this agreement with no refund of rents.

Lastly, please treat the space like your own home. HAVE FUN!

Stayed in this wonderful guest house this past weekend. It literally has everything you need. Super clean and just an all around amazing space. The 12 South area was very close and full of shops and restaurants. Thank you for an outstanding stay!

My boyfriend and I stayed here for 5 nights and absolutely loved this Airbnb experience! The place was really clean and had everything we could have possibly needed. The host was extremely quick to respond, friendly, and very accommodating. They even have lockers for your luggage if your flight gets in or leaves later than your check in/out time. All instructions were easy and detailed. We had total privacy and the location was great! Cute bars, restaurants, and shopping near by and not far from the downtown area. Definitely recommend and would stay here again!! 5 stars all the way!

Absolutely fabulous communication. Super easy check in/out (we were even given early check in because the place was ready before check in time)! Had 1 very small glitch when we first got there, which was quickly taken care of (on a Thursday night, nonetheless!). We booked one of the lockers they offer and it was HUGE! Fit both of our (large) suitcases, carry-ons, and backpacks very nicely... well worth it if you have an early flight in or out. Exactly as advertised, AC kept the place nice and cool, and 12South was a great little spot for breakfast or a happy hour. 6 dollar uber to basically anywhere else in Nashville. We loved our stay and couldn't be happier with our first Airbnb experience!

Great space in a cool neighborhood. Walked to dinner and shops and short Lyft to downtown. The loft is well appointed and clean as can be! Guest information book provides helpful suggestions for area restaurants, shops... really thoughtfully done, made my stay very enjoyable.. thank you!!
