Self catering apartment on two floors. This imaginatively converted 19th century coach house has a hall, kitchen and shower room on the ground floor with stairs up to a large, bright living space with dining area and south facing double bedroom.

The space

This 19th Century Coach House has been creatively converted into a spacious 1 Bedroom Apartment on two floors with excellent views of Arthur's Seat. Situated in Newington, it is superbly located for local amenities and is only 1 mile from Edinburgh's Historic High Street and vibrant city centre.

This compact and practical kitchen is great to use. The kitchen includes 4 ring gas cooker with oven and grill, microwave, washing machine, fridge (with Ice-box), kettle and toaster. Crockery, cutlery and glassware for 4.

Small hall with access to kitchen, shower room and stairs to first floor. The floor throughout is reclaimed maple from an old school gym hall.

Shower Room
We love the shower room, it features a large, tiled shower space with a choice between overhead or wall mounted shower heads. The sink is original to the property and dates from the 60s.

The staircase is copied from a 19th Century bothy near Applecross which I measured up while on holiday.

Living Space
The living space has great light and views to Arthur's seat. We kept the original wooden tie beams and hayloft door giving the space it's character. We have an eclectic mix of 20th Century furniture; an elm Ercol table seats four, a 1960s replica Wassily chair, a modern sofa with a G-plan Astro coffee table from the 1970s.

The whole property benefits from Gas Central heating with instant hot water.

Guest access

Holyrood Park is only a 5 minute walk and the Olympic sized Commonwealth pool is 1minute from the front door. Prestonfield Golf course is less than half a mile away and is open to visitors. The Parliament building is at the end of a pleasant 23 minute walk through Holyrood Park.

There are excellent shops, bars, cafes and restaurants nearby, as well as art/music/theatre venues such as Summerhall, The Queen's Hall, The Festival Theatre and the Pleasance

A lovely welcome reception from a very friendly couple. Handy for the city centre and all the amenities. A well stocked, comfortable converted coach house, with a to die for rain shower. Highly recommended.

We can't say enough about Ali and Al's place. Great location, well thought out layout and attention to details. Things like sharp knives, tooth paste, extra towels...the list goes on. Combine that with nice people and you have a great stay. If you're into staying healthy, the gym and pool across the street is a huge plus. Can't say enough good things about Ali and Al's place.

We had a fantastic weekend at Ali and Al’s Coach House. The place is well designed and nicely decorated with even the fitting paintings made by the very talented artist Ali! The welcome was very warm and friendly and the fresh bread,milk, juice and home made jam was a very kind way to make our stay even more special! We can only recommend the Coach Hause warmly, it a very nice and comfortable, clean, home-like place from which out Edinburgh can be explored most easily! We will be most certainly back!

We had a lovely stay in a beautiful apartment. Ali and Al are very nice, welcoming and helpful. The apartment is very well equipped. We enjoyed the fruit, bread and marmalade they put out for us! The location was ideal for us. It is a walking distance to the city, but there are also bus stops nearby. It is close to Arthur's Seat. From up there you have a great view over Edinburgh.

Anyone would be delighted with the carriagehouse/flat, comfy, quiet & close to shops, pubs, & buses. Our hosts were exceptionally gracious & thoughtful, totally reccomend it!

After traveling a lot ourselves we've come to appreciate interesting spaces - with light and character, functionality and a bit of homely comfort. We're a Scottish couple with experience in architecture, building, art and design. We converted this coach house ourselves as our home and loved living in it for many years.

As our family expanded so did we - building a house next door which we now live in with our two children. As we share a lobby we will be here to meet you and answer any questions you may have. We hope you enjoy the coach house as much as we have.
