About this listing

Set in the middle of 220 acre cattle farm, close to the country towns of Paterson, Vacy and East Gresford. Peaceful and private with wonderful views.

2 hour drive from the north side of Sydney.

Suitable for couples, families and big groups. 1 king size bedroom with en-suite, 2 queen size bedrooms and 4 single beds.

Easy level access off a tarred road.

Air-conditioned kitchen, dining and family room.

Open fire in the lounge room.

Telstra mobile phone coverage only.

The space

The house is set in the middle of the property well away from the road and neighbours. It has a large open plan Kitchen, Dining and Family room with reverse cycle air conditioning.

Separate formal lounge room with open fire place opening onto the front verandah.

Master bedroom with King size bed, en-suite, walk in robe and access to front verandah.

Two more bedrooms each with Queen size beds and built in wardrobes.

Two single beds in room off lounge area (note it is open to the lounge - no door) with access to the rear verandah.

If booked there is also an enclosed "sleep out" room on the rear verandah - only accessible by going outside onto the verandah with two single beds.

Kitchen is well equipped including dishwasher. Under cover outdoor gas BBQ.

Easy access into the house via a ramp (no stairs).

Explore the property, there is a map for you to use. We do go right to the top of Mount Breckin but the going is very tough. Plenty of easier strolls and great views can be gained from following the tracks around the property.

There is lots of wild life around - Kangaroos, Wallabies and an amazing array of birdlife.

Guest access

You are welcome to walk around the property but please keep out of paddocks the cows are in - they can get rather excited when they see people and can be a bit boisterous. And please leave gates as you found them - if closed please keep them closed if open then leave them open.

Strictly no access to the machinery shed or garage - farming equipment can be dangerous.

The dams while inviting looking are very deep and very cold so in the interest of safety do not swim in them. There is a lovely swimming spot in the river down the road at East Gresford Show ground.

Interaction with guests

We do not live on the property and most of the time we will not be around. We breed cattle so if we have calves being born you may see people around the paddocks keeping an eye on them.

We are only a phone call away if you have any questions and we have good neighbours about if an emergency does occur.

Other things to note

There is only Telstra network for phone reception. Phone reception is either excellent or not working at all ... sometimes switching phones off and back on helps. Sorry no Wi-Fi. TV reception is usually OK but at times can suffer interference - best to turn off the electronic devices and enjoy the clean country air and make sure you check out the stars at night they are amazing!

- The dams are very deep and cold dangerous to swim in. There is a great swimming hole in the river at East Gresford Showground.

- You are free to explore the property but please stay out of the paddocks where the cows are grazing, and close all gates behind you.
- Please drive slowly on driveway 30kms per hour.
- Please do not drive on the paddocks keep on the gravel roads.
- Price is based on 4 persons, additional $20 per person, under 2 years old free.

What an amazing place! Away from the hustles and bustles of life and just the right peace and quiet for a weekend with friends. Amazingly place, very clean and comforting. And for once no one had to fight over which room - all rooms were equally good. Highly recommend it

Beautiful farm house, secluded and clean. Good information available and so refreshing to be away from the big city. Would definitely go back again. We didn't get lucky with the weather but hopefully can come back to try the fire place!

Robyn's farmhouse was perfect for what our group needed! It was in a beautiful spot but wasn't too far from the town. Check in was super easy. Wish we could have stayed for longer and hope to be back another year :)

A lovely, secluded farm house. Go and visit the cows, or just relax and watch the stars by night. We went to the local town's billycart race, and visited Barrington Tops for a day. Some minor concerns around cleanliness (a little dusty in places), but certainly nothing major. We did also need our own powered esky as a supplement to fridge space as we were a large group who were cooking at home each night. Make sure you consider this before going. Otherwise, would go back again and would recommend to others. Thanks for having us stay!!

Hi Shauna Glad you enjoyed your stay. It is very relaxing watching the cows and the stars. I did notice the dust when I came in after your stay. I had mopped the floors before I left on the Wednesday - the only thing I can think of is the fireplace spreading dust around (when its windy it draughts down the fireplace). You are the largest group we have had stay, so up till now fridge space hasn't been a problem. We also have a powered esky so I will put that in the laundry in future for large groups. Lazy Cow farm is a very peaceful and reasonably well equipped house. Access from the main road along the driveway is very easy and the views from the verandah are awesome.
