B.Security Deposit
The tenant(s) has provided a $500 security deposit held by Airbnb to guarantee the Terms and Conditions in this agreement are being honored accordingly. If any of the terms of this Agreement are not followed or if the Security Deposit is not sufficient to pay for all of the money due as a
result of the terms of this agreement, then the security deposit will be forfeited to the extent necessary to pay for the services. The Tenant(s) is responsible for any amount due over and above the $500 security deposit. Airbnb will review and handle claim(s) over and above the balance of ($500) the security deposit and make the final decision for both parties.

Tenant shall not be entitled to any refund for inoperative appliances, equipment, hot tubs, etc. Replacement or repair of televisions or DVD/VCR’s or hot tub cannot be guaranteed. Property Manager(s) will make every effort to have said problems/damages repaired

Tenant is responsible for notifying and reporting to the Property Manager(s) any problems or damages in the property on the first day of arrival.

C. Entry by Property Manager(s)
Property Manager(s) reserves the right to enter the premises to inspect and make repairs to the property, its fixtures, appliances, furnishings and facilities during the rental period.

E.No Commercial or Business Activities are Allowed
The Tenant(s) hereby acknowledges and understands that the subject property is a residential single family home located in a planned residential community. Therefore, no commercial enterprises
and/or business may be conducted from the said property including but not limited to the following: Camps, Day Care Center, etc.

F. Fireworks, Liquor, Illegal Drug Use Prohibited Tenant(s) specifically agree not to bring onto the premises or allow any guests to use illegal drugs or substances during the tenancy. Tenants under legal alcohol consumption age agree not to bring alcohol onto the premises during the tenancy. Tenants are not allowed to discharge fireworks or make bonfires on the property grounds of Lake Harmony and are strictly enforced under the terms and conditions set forth in Paragraph B of this agreement.

G.Noise and disturbance
Unreasonable noise, disturbance, and/or premises damage is subject to immediate eviction without reimbursement. There is a noise ordinance of 11:00 pm – 7:00 am. Tenants who violate the noise ordinance will be responsible for any fines imposed on the property for unreasonable noise or disturbance during the quiet time.

Parking is not permitted on any road or shoulder in Lake Harmony Estates. Tenants who violate this rule will be responsible for any fines imposed on the property due to the illegal parking.

I.No air-conditioning units allowed
Tenant(s) agrees not to install any type of air-conditioning units on the windows nor bring any type of portable air-conditioning inside the premises.

J.Emergencies and Storms
In the event of any emergency or storm (ice, rain or wind) causing damage or dangerous conditions to the property, the Property Manager(s) reserve the right to cancel the lease and ask the Tenant to vacate the property. Property Manager(s) will not reimburse the Tenant(s) the rental deposits; however, the Property Manager(s) will make an effort to reschedule the lease.

The maximum occupancy is 10 people including the Tenant(s) booking the property. Tenant(s) will forfeit the security deposit if the occupancy limit is over the amount tenant(s) indicated and paid for at the time of booking. The occupancy number is strictly enforced under the terms and conditions set forth in
Paragraph B of this agreement.

PETS are permitted in rental units only with prior approval. $100 per pet fee applies for weekend rentals/$150 per pet fee applies for week rentals. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The Property Manager(s) assume no responsibility for illness or injury that humans or pets may incur while on the premises.

M.Beach Pass
Property Manager(s) will provide ten Beach Passes that will admit ten (10) guests on to the community beach. Tenant(s) will be responsible for any missing or lost beach pass. A fee of $25.00 will be imposed for each beach pass missing or lost and will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

Trash must be put in trash bags, removed from the premises and placed in the appropriate location (outside the dumpster). There will be a $10.00 per bag charge for each bag of trash left inside the house. If the
trash is left outside the dumpster and it becomes littered over the grounds, there will be a charge starting at $25.00 per hour for cleaning up the grounds, which charge will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

One standard Cleaning Fee of $150.00 is included in said rental.
Premises must left in the same condition as at the commencement hereof including: all bathrooms, fireplaces, kitchen, kitchen sinks, refrigerator, stove oven, microwave oven, dishwasher, hot tub and exterior grounds. In the event the premises require additional cleaning to return the premises to the same condition as at the commencement of this lease, then the Tenant(s) shall be responsible for said additional
costs, and said costs shall be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

Property Manager(s) will provide to Tenant(s) (1) one set of house keys. Tenant(s) will be responsible for the keys. A fee of $200.00 for lost keys and new door hardware installation will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

Q. Damage or Injury to Persons or Property
The Property Manager(s) is not responsible or liable for any injury or damages to any person(s) or to any property at any time or for any cause whatsoever which may arise from the use of said premises or any act
of any person(s) or their guest(s) that are occupying said premises for the term of this agreement. Any damages caused by the Tenant(s) or their guests shall be the sole responsibility of the Tenant(s). Property Manager(s) shall notify Tenant(s) of the damage and said costs shall be deducted from the Security Deposit and any additional charges will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

It is understood that if Tenant(s) or any of Tenant’s guest(s) remove or cut down any trees on said premises, the Tenant(s) will be responsible for payment of replacement trees, which will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

R.Bonfires and Fireworks
Tenant(s) and any guest understand that bonfires and fireworks are prohibited and strictly enforced by Lake Harmony Estates Fire Department and Police Department. Fines start at $500 per occurrence.
Property Manager(s) shall notify Tenant(s) of Fireworks and/or Bonfires fines imposed during their rental period. Said costs shall be deducted from the Security Deposit and any additional charges will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

S.Other Fines
The Tenant(s) shall be responsible for any fines and/or tickets levied against them or incurred by any of their guests, resulting from any action on their part or that of their guest(s), and the cost of any fines or
tickets levied against the Property Manager(s) and/or the leased property will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B above.

Hot Tub Liability Waive
The undersigned Tenant agrees to be responsible to distribute the “Instruction and Safety Rules for Using the Hot Tub” document and copies of the within “Hot Tub Liability Waiver” to all Guests and to obtain their signatures for his records before Tenant allows Guest to make use of the Hot Tub.

Tenant and any Guest(s) hereby acknowledge receipt of the written “Instruction and Safety Rules for using the Hot Tub” from Property Manager(s). This document provides you with instructions for the proper use and maintenance of the Hot Tub. If you fail to use the Hot Tub properly and your improper use results in additional maintenance or repairs to the Hot Tub, Tenant and Guest(s) will be responsible for paying for the said repairs and said cost will be deducted to the extent possible from the Security Deposit under the terms and conditions set forth in Paragraph B in the agreement.

We understand there are certain health risks associated with the use of the Hot Tub. For and in consideration of the lease of the premises and the use of the Hot Tub, the sufficiency of which is hereby acknowledged, we hereby release, hold harmless and forever discharge both Property Manager(s) and Hot Tub Cleaning Service, Inc., together with their employees, agents, associated persons, representatives, independent contractors and assigns, from any causes of actions, suits, proceedings, damages, claims and demands whatsoever, in law and/or in equity, that you may now or hereafter have against the said Property Manager(s) and others, including without limitation, those related to and in connection with claims or disputes involving injuries or infections that might arise out of the use of the Hot Tub.

The tenant(s) has explained the instructions and safety rules of the hot tub to the guests named on this agreement.
Safety Rules for using the Hot Tub

Important: When using hot tub, there is certain health risks associated with this facility. Use at your own risk. Please read the following safety rules for using a hot tub:

•The hot tub is emptied, cleaned and sanitized and properly maintained with chemicals after every renter leaves the house.
•If you are staying in the property for a week and using the hot tub everyday it is recommended that you have it serviced by mid-week to maintain it clean and free of germs and bacteria. Tenant will be responsible for the extra cleaning fee.
•When you and everyone in your party are using the hot tub, you are using it at your own risk. The owners are not responsible for any injuries caused by the use of the hot tub.
•Do not get in a hot tub while under the influence of drugs or alcohol.
•Do not stay in the hot tub longer than 15 minutes.
•Do not make the hot tub water temperature hotter than 104 degrees Fahrenheit for adults and 100 degrees for women who are pregnant. This will prevent drowsiness and hyperthermia. Do not use this hot tub if you have medical problems such as high or low blood pressure, heart disease and seizure disorders. Please consult with your medical doctor before using a hot tub.
•Do not overcrowd the hot tub. The hot tub accommodates 4 people comfortably.
•Do not allow children to use the hot tub. Hot tubs temperatures can be dangerous for children.
•The hot tub is to be used by ADULTS ONLY.
•Do not sit or stand on the cover. The cover should be on when not in use to keep it hot. (Please see instructions on how to remove hot tub cover to prevent damage to the cover).
•No jumping, diving or any reckless behavior in the hot tub.
•Do not repeatedly change jet speeds or constantly press buttons as this will cause hot tub to shut off or damage the control panel. It is normal for the hot tub to shut off when the temperature is reached, but will come back on automatically. If the hot tub stops operating completely, call the homeowner immediately.
•Do not try to fix or reset the hot tub.
•Do not play with the control panel buttons.
•Do not remove the filter or bromine dispenser in the hot tub. Bromine is constantly dissolving and preventing any bacteria from forming in the hot tub. There should always be bromine tablets in the dispenser at all times.
•DRY Off completely before going back into the house. This will prevent you from slipping on the wood floors and damaging the wood or rug with dripping water.
•Do NOT sit on the inside furniture while wet or damp.
•Shower before getting in the hot tub and after getting out.
•When you are finished using the hot tub, step out and put the cover on and dry off. Do not shut the breaker off, leave it on and let it continue to operate. It will come on and off depending on the water temperature.
•Failure to follow hot tub rules will result in full loss of security deposit.


Lake Harmony Estates is a community resort area with 40 percent of the home owners living here all year around. Please respect the community, the people who live here, vacationers and most importantly the wildlife.

•QUIET TIME: The community appreciates a quiet time between 11pm and 7am when engaging in activities.
•RESPECT THE WILDLIFE: DO NOT FEED or TORMENT them. Please remember they are wild animals.
•NO HUNTING: Hunting is strictly prohibited and strictly enforced by the Police Department.
•NO BONFIRES FIRES ALLOWED: Open fires are not allowed and strictly enforced by the Fire Department and Police Department.
•NO FIREARMS MAY BE DISCHARGED AT ANY TIME INCLUDING, BUT NOT LIMITED TO: guns, paintball guns, bows and arrows, and any other type of firearms are prohibited.
•NO FIREWORKS MAY BE DISCHARGED. No Fireworks of any kind, including, but not limited to sparklers, are strictly prohibited and subject to a $500 fine without warning by Lake Harmony Estates.
•DO NOT THROW ASHES IN THE WOODS: A metal container must use for the removal of ashes to reduce the risk of a fire.
•NO CUTTING OF TREES: No cutting or destruction of trees or greenery.
•NO PARKING: parking on the roads is prohibited at ALL TIMES. You will get a fine if you do.
•UNLICENSED MOTOR VEHICLES of any type are prohibited including but not limited to ATV’s, scooters, motorized pocket bikes, and snowmobiles.
•NO SPEEDING: Speed limit is 20 miles per hour on all roads at all times. Please do not speed as there are many children and animals in the area.
•Rental Beach Passes Are Necessary in order to use the beach, all children under the 12 years of age must be accompanied by an adult.
•No Dogs allowed on the beach: all dogs must be kept on a leash at all times, licensed and cleaned up after.
•Trash is picked up every Monday. Please try to place your trash out as close to Monday as possible. Put all trash in tightly closed garbage bags and place them in the bear box located at the driveway entrance of the house. Please make sure the box is closed.

While enjoying your vacation in Lake Harmony Estate, please abide to these Rules and Regulations and avoid fines and penalties.

Mary's home was very nice. I visited Lake Harmony with a group of 7 friends and we had a lot of fun. The jacuzzi was fantastic, we also had a great time grilling on the deck.

Overall, a good experience. The home itself was great and in a very cozy neighborhood! We had a large group and everyone was comfortable in the home and the amenities (large deck, grill, fireplaces, hot tub, pool table, etc.) Mary was also very nice to deal with and answered all questions. The negative experiences would be that, for one, it took a few days to finally get approved. After 24 hours you must resubmit, and that took a few times. Secondly, I've never had to sign a lease for an Airbnb property, and that was more work than expected. Lastly, and not a huge deal, but not all the lights in the house were working and the gas grill didn't work (we used charcoal).

This location was like staying in a secluded cabin in the woods. It was a ride into town or long walk down to the lake. The upstairs deck was very relaxing for hanging out day or night with a beautiful view of the woods and stary sky. Mary was constantly in contact as needed which is always helpful.
