Our chateau is located in Kokanee Estates, an exclusive subdivision of Montgomery Estates. It is located right off Pioneer Trail so it's easy to head to Heavenly or Sierra-at-Tahoe. The house is over 3800 sq ft of living space. We are 2 miles from Heavenly, 3 miles from the lake and main strip and 4 miles to the casinos. Our home is require equipped with a full size pool table, ping pong table, foosball table, and propane grill. Located nearby are hiking trails and access to Trout Creek.
Our home is a spacious 6BR/4.5BA located right off Pioneer Trail. The main living area has 55" HD TV complete with sound system and BluRay player. Cable tv is provided. There is a study with lots of books for those that like to read. It also houses a tournament quality Tornado foosball table. The kitchen has both a dining room and breakfast area on either side. We have a game room with a full size pool table. A ping pong table is also available for use in our large 3 car garage.
We have lots of outdoor space as our home is located on a double lot. We have a new propane grill situated on our back deck. All 6 bedrooms are located upstairs. The sleeping arrangements are as follows:

OCCUPANCY AND PARKING LIMITS
Overnight guests are restricted to the occupants specified in this agreement. Guests not listed in this agreement are not allowed on the premises without prior written consent from the Owner. Per order of the Vacation Home Rental Ordinance of El Dorado County, there is a strict maximum occupancy of 16 guests.
This property has a maximum parking of 6 vehicles in the garage (3) and driveway (3). Note that during the snow season, cars must be parked off street during removal operations or be subject to towing and/or citation at the vehicle owner's expense.
No smoking allowed inside the house. If smoking outside, please dispose of cigarette butts properly.
No pets allowed on the premises.
Please remove shoes and boots in the mud/laundry room.
No food or drink in carpeted rooms.
Place all garbage in the bear bins located in front of the house. If staying Thursday night, take trash out for trash pickup on Friday morning.
Check-in time is 4:00PM and check-out time is 11:00AM. No early check-in or late check-out without prior written approval by Owner. Late check-out may incur fees.
Check-out procedure must be completed upon departure. If extra cleaning is required, costs will be subtracted from your security deposit at a rate of $50 per hour.
Possession of any illegal substances or weapons on the property is not allowed.
Parties are strictly prohibited. Loud and unruly behavior is restricted by local ordinance and may result in citation or arrest by law enforcement.
Any reported disturbances, use of illegal substances, or exceeding of occupancy limit will result in immediate eviction, loss of rental payment, and security deposit.
In the event of a lockout, Guest can contact the local representative for spare keys (a charge of $35 will apply). If local contact is unreachable and a locksmith is required, Guest is responsible for the setup and cost of hiring the locksmith.
NO REFUND POLICY
Refunds will not be issued for cancellation or early departure due to unforeseen developments including, but not limited to, inclement weather, illness, family emergency, Acts of God, natural disaster, or acts of governmental agencies.
Guest agrees to accept liability for any damages caused to the property by Guest or Guest's guests, including, but not limited to, furnishings, misuse of appliances, landscaping, and/or equipment furnished. If damages are in excess of security deposit held, Guest agrees to reimburse the Owner for costs incurred to repair/replace damaged items.
Guest agrees to indemnify and hold Owner harmless from any liability for personal injury or property damage or loss of personal property sustained by Guest or parties invited onto the property by Guest. Owner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Nor will the Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond its control.
This agreement shall be governed by the laws of the state of California and under the permit held with the Vacation Home Rental Ordinance of El Dorado County.
