Please note: We have been in our 90-year-old home just under 4 years: It is an in-progress work-of-art lovingly being restored or improved and upgraded for your comfort and enjoyment (new bathroom with heated floor & towel warmer, for example). Please pardon the dust/signs of upgrade projects (tools, paint, landscaping material).

This BASEMENT studio APARTMENT is WITHIN 90 FT/30 M of Carytown. It has it's own separate entrance, a full kitchen, and a full bathroom. You will hear us upstairs (we researched sound isolation options and have begun implementing a solution). If you are a light sleeper or require absolute silence, this listing is not a good fit for you. If you like to know your hosts are nearby, appreciate our listing & location, and like our reviews, we'd be happy to host you; we'll be right upstairs to help you with any questions, concerns, or if you've forgotten something (we usually have spares of everything).

You have a private entrance to our self-contained basement apartment with a full kitchen, full bath (shower), washer and dryer, separate sleeping area, and a living area with a dining table & chairs and a sitting area (third person will use pull-out twin sleeper ottoman with memory foam mattress). The apartment's separate entrance is around the back of the house. Use the back gate and you'll get to Carytown a lot quicker than walking around to the front of the house and around the block.
Interaction with guests
The amount of interaction is up to you. If you need to contact us or interact with us in any way, feel free to call, text or to message us using the Airbnb system. We seldom use the Airbnb email system so we will likely miss any emails you send using this communication method. Our cell phone numbers are included in the contact details and on the welcome sheet in the apartment. We're happy to help and are a mere text, call, Airbnb message, or stair climb away.
Other things to note
EARLY CHECK-IN FEE: Whether or not we are able to accommodate an early check-in request depends on a number of factors. Because we must rearrange our schedules and possibly postpone appointments for upgrades and/or repairs & maintenance, early check-ins--if we can accommodate them--are $25 for early check-in between 2 & 4 pm and $50 for early check-in between noon & 2 pm (depending on chevk-out time of previous guests).
LATE CHECK-OUT FEE: Same situation as above. Fees are $25 from noon to 2pm and $40 for 2-4 pm. Again, if the arrival time of the incoming guests can accommodate your special request.
Quiet time is 11 pm - 7 am, but you are welcomed to come and go as you please. We merely ask out of consideration for others who may be sleeping that you be conscious of your noise levels during quiet time (be aware of loud conversations, or banging doors, for example). Thx :)
The apartment is set up for 2 people to sleep on the queen bed. If you require separate sleeping arrangements for guest #2, we provide the additional sheets, blankets, pillow, and a twin pull-out sleeper ottoman with memory foam mattress for an additional $20 to cover time & expenses for wear & tear, setup, breakdown, and laundering.
Sound travels between the floors. We have begun installing sound isolation materials, but in the meantime we want to make you aware that sound does travel between the floors. I started with one solution, which is installed in the bathroom, then realized I had to find a different solution for the rest of the apartment because of needing access to mechanical and electrical systems (pipes and wires) in the apartment's ceiling.
PROCEEDS: Part of our proceeds provide much needed funds for 2 sets of sisters (4 elementary school girls) who live in Managua (capital of Nicaragua) on the outskirts of the city's dump. Our monthly contributions enable the girls to go to school and pay for their entire year's schooling, including supplies, uniforms, and school shoes. We also use part of our Airbnb proceeds to make monthly contributions to HopeForPaws org in LA that rescues, treats, and places in forever homes street dogs that live in some of the most horrible conditions I have seen (much like our sponsored girls above). >CONSIDERATION AND THOUGHTFULNESS: I ASSURE you that your thoughtfulness and consideration IS noticed, AND very much APPRECIATED! I often don't get the chance to do this in person, so I'm doing it in advance: MANY THANKS to our AWESOME guests who have washed their dishes, cleaned off bathroom mirror and sink (of excess soap, toothpaste and flossing splatter) and generally cleaned up after themselves. Not only does this kind of kind consideration help us avoid imposing a cleaning fee, but we DO notice you are, indeed, an individual who is thoughtful of those coming behind you :)
>REGARDING OUR TOWELS: We HAPPILY AND GLADLY provide towels for our guests, but require there to be no CLEANING anything with them (please). NO LOTIONS, CREAMS OR CHEMICALS of ANY kind on the towels (this particularly includes Pro-Active which contains benzoyl peroxide that bleaches out the towels--we can actually see hand prints on some of them). Please wash and/or rinse off your hands before using the towels; we provide towels for you to DRY things/body parts and not for wiping off lotions, creams, makeup, dirt, oil (we have had guests wipe off their bicycles with white washcloths that were brand new) or food (we supply kitchen washcloths to wipe off food from your hands or kitchen surfaces). There are rags in a kitchen cabinet for everything else. Benzoyl peroxide in acne lotions/creams/washes bleaches out our colored towels; makeup stains the white towels--so whether we use dark towels or light towels we have found we are at the mercy of our guests to be considerate. We provide facial wipes in the bathroom for cleaning off makeup. Our towels--including the kitchen towels--are for drying clean things only so please rinse off or wash your hands prior to using them (remember: they are NOT for wiping off anything EXCEPT WATER). We provide cleaning rags in the kitchen cabinet under the counter near the fridge should you need to wipe up food, spills or dirty or oily items, including bicycles, shoes, suitcases, etc. If this house rule is inconvenient, please feel free to bring your own towels because my life is JAM-PACKED with many items on SEVERAL to-do lists, so I don't have any spare time to dedicate to special laundering needs and don't want to relegate good towels to the rag bag merely because they're unsightly: We are high-volume hosts (700+ stays in 3 1/2 yrs) so that would be a lot of towels to ditch! Thanks very much in advance for your understanding and your cooperation.
Smoking outside only please. We're happy to provide an outdoor container for your cigarette butts. There's usually one in the backyard but please do remind us if we don't have it out. There's also one on the front porch. If you do dispose of cigarette butts, please do so in the outdoor garbage bin (not inside, and not on the ground--thank you).
Please check with us prior to bringing guests not included in the reservation onto the property.

ABOUT FIONA: She first used Airbnb when traveling overseas on a business trip, and loved it! When she returned to the States, Fiona was instrumental in getting the family on board to host on Airbnb.
She's educated, well traveled, respectful and fun, and a transplant from Australia. Fiona has diverse tastes in music, food, and friends. She loves different cultures and connecting with people from all walks of life. She's just as happy dancing on a dirt floor in Mexico as she is dancing on a ballroom floor in Washington, DC (hmm ... maybe that's because she loves dancing! Fiona's credo: Who needs the gym when you can DANCE!)
Fiona grew up by the shores of the Pacific Ocean and in the the middle of the Sonoran Desert. She's lived in cities with populations in the millions and a one-horse town with a population of ... oh, around ... fewer than one hundred (yikes!). Fiona is open to adventures and new experiences. Fiona is open to most lifestyles and understands there's not one exclusive formula for success--there are an infinite number of ways in which to successfully navigate relationships, the world, and life's ups and downs.
Fiona likes to keep a balance: She's quite happy taking time to be with herself as well as spending time engaging with others. Her native language is English, but Fiona is fluent in Spanish. She's studied smatterings of other languages and also speaks conversational Persian (Farsi) and elementary Arabic (current language of study). Besides having owned & run an online editing business, Fiona is multi-talented and knows how to sew, knit, crochet, paint (fine arts & walls), read music and play basics on a smattering of instruments, write, install a computer network, fix a computer, repair, dig up and replace plumbing, lay tile, replace a wax ring and the innards of a toilet, do other types of handyperson work around the house, change the oil and fuses in a car, diagnose (some) car problems, panel beat and spray paint a car, etc. Very shortly she will be taking the exam to get her contractor's license. A friend and colleague has described Fiona as a renaissance woman.
ABOUT THE FAMILY: Keith is a born-and-raised Richmonder, so if there's anything you need to know about Richmond or the surrounding area, go no further. Keith is a warm and welcoming individual and enjoys meeting and hosting his Airbnb guests. The children: one is grown and is working on her medical degree at Trinity College in Dublin, Ireland. The other has successfully completed her first year at college and very much enjoys meeting and engaging with the diverse mix of people we have the good fortune to host through Airbnb.
FOR OUR AIRBNB GUESTS: Fiona & Family don't discriminate based on anything--not race, not religion, not language, not culture, not sex, not sexual orientation, not education, not socioeconomic status, not political leanings, and not how much $ is in your bank account (as CPAs, both Fiona & Keith know appearances are not necessarily reality). We have friends from Central America who don't have more than a 6th grade education, and we have friends with multiple PhDs. We are equally comfortable conversing and engaging with them--and everyone in between. Whatever your background, we look for the things we have in common through which we choose to connect and engage.
PROVISO: Regardless of the genitalia, Fiona & Family have two deal breakers: 1) bullies--in every sense of the word--including those who intimidate, ostracize, belittle, or emotionally and/or physically abuse others, and 2) people who are not respectful of others and/or their belongings (which is very closely related to bullying: They're both disregarding the sovereignty and rights of another individual). We practice what we preach, so you can be assured that at all times we will be respectful of you, your space, your privacy, your wishes, and your possessions. We leave it up to our guests how much, or how little interaction you would like.
