This beautiful 5 Bedroom 3 Bathroom Home is perfect for a large single family or for multiple families traveling together. With almost 3,000 square feet, you are sure to have plenty of space for everyone. The master bedroom is equipped with a king size bed. The second bedroom has a queen size bed. The thrid, fourth and fifth bedrooms each have two twin beds. All bedrooms have their own flat screen TV. After a long day at the parks, you can come home and relax in the pool or continue the fun in the Games Room. brbr**The pool and spa can be heated for an additional (URL HIDDEN) rental available for an additional charge.brbrThe Highlands Reserve community is an ideal choice for your Orlando vacation rental home. This prestigious community is situated on US Highway 27 ideally located just off Highway 192 for easy access to all the major attractions. A Publix supermarket is conveniently found right next to Highlands Reserve and can even be reached without venturing onto Highway 27. brbrHighlands Reserve is a peaceful location set among beautiful pine trees and rolling countryside. Many homes back on to an 18-hole golf course or have conservation views in this sought after community. In addition to the obvious benefits of a superb championship golf course, the community also boasts its own clubhouse with restaurant, children’s playground, and a tennis court and community pool. Interstate 4 is just minutes away providing quick access to the beaches near Tampa on the West Coast or the Space Coast beaches near Cocoa and Melbourne, and all the Central Florida attractions and Downtown Orlando as well.

Property Protection Premium: We offer a non-refundable Property Protection Premium of $69.00 (inclusive of tax) per property per booking which is added to your account for your convenience and peace of mind. Whilst you remain responsible for any damages that are not covered under this program, payment of this fee ensures that you will not be charged for damages that are clearly accidental and of an incidental nature (up to $1,500 maximum). I understand that I am responsible for the cost of any damage sustained to the property or its contents, for breakages or for any excessive cleaning charges incurred during my stay. Any relevant costs (together with the cost of additional services requested) should be charged to my credit card as detailed below. I also understand that all IPG Homes are non-smoking, self catering units that do not allow any kind of pets unless the property description clearly states, “Pets Allowed”. A non-refundable Pet Fee of $400.00 (plus tax) per pet would apply. Smoking in the

property will incur a fee of $400.

Maximum Occupancy: I undertake to ensure that the maximum occupancy of the property (2 per bedroom plus 2 if the property has a sofa bed) is not exceeded at any time and understand that failure to comply with the maximum occupancy may result in expulsion from the property without refund and may also constitute a violation of State Law.

Check Out: I, and the rest of my party, will be checking out of the villa by 10 am on the day of departure stated above except where a late check out is available and has been approved the day before departure by calling the office. I understand that if a late check out has not been approved and paid for as stated, I will incur a minimum charge of one nights accommodation at the prevailing rack rate. I understand that if the key(s)/garage remote issued is/are not returned to IPG on the day of departure, I will be charged $60 per key and/or $50.00 per remote.

Swimming Facilities: I, and the rest of my party, in consideration of the use of the swimming facilities at the property (if applicable), hereby expressly assume all risks associated with our use of the swimming facilities and hereby release and hold harmless IPG Professional Management, Inc., IPG of America, Inc., and any and all parent companies, subsidiaries, directors, officers, agents, employees, successors, and assigns (the “Releasees”) from and against any and all claims, damages, liabilities, costs, expenses, including reasonable attorneys’ fees, arising out of our use of the swimming facilities, whether or not caused by the negligence or negligent omission of Releasees, or any of them, including, without limitation, any personal injuries or damages to our property, notwithstanding the foreseeability of such injuries or damages, which may occur as a result of our use of the swimming facilities. This Release and Waiver of Liability shall be governed by the law of the State of Florida without reference to its conflicts of law rules. I warrant I am at least 21 years of age and that I have read and fully understand the foregoing terms.

This home is amazing and everything was clean and organized. I will definitely recommend this place to anyone from those with kids to those without. Disney and Seaworld were just 25 mins away, and the supermarket (Publix) and restaurants ranged from 2-10 min drive. My family and I, will love to return to this home for our future vacation to Orlando.
