Our rooms are on our ranch in a converted horse barn. You’ll love our place because of the location and the atmospere of the rooms, rustic and relaxed. Our place is good for couples, business travelers, and families (with kids). We also have a RV site and tent sites.
This room is next to our Relaxed room in converted horse barn. It is decorated with old barn wood and metal. It has concrete countertop and table. It is about 500 ft. from our house. So you have privacy, but we are close enough for help. It has an awesome view of our ranch, ponds, and recreation area.
Room rental includes access to picnic pavilion, horshoe pits, pond, volleyball and other games, and firepit.
Interaction with guests
We are available day or night, or we can be invisible.
SHORT TERM RENTAL AGREEMENT

The parties agree as follows:
PREMISES: Owners, in consideration of the Rental payments provided in this Agreement, leases to Gues(URL HIDDEN) (the "Premises") located at

These Premises are furnished and include; beds and bedding, sofas and chairs, tables and chairs, bathroom with shower, kitchen with sink, 2 burner hotplate, microwave, refrigerator, cookware, tableware, bath and kitchen linens, TV/DVD combo , heat and air.
TERM: The Rental term will begin o(URL HIDDEN) and will terminate on __(URL HIDDEN)___________
CHECK IN: Check-in time is 3:00 p.m. CST and check out time is 11:00 a.m. CST
RENTAL RATES: Rates are found at www.backtobackjranchgetaway or various listing sites.
RENTAL PAYMENTS: Guests shall pay to Owners; a non-refundable deposit of 50% of Total rental fee if booked at least 14 days in advance of scheduled stay, within 7- 14 days full non re-fundable amount is due .Cancellations 7 days or less will be billed full amount. Weather is no reason for cancellation.
MINIMUM STAY: 1 night minimum stay on week-ends, 2 night minimum stay on holidays, 1 night throughout week.
SECURITY DEPOSI: No security deposit is required. However, additional charges will be processed on your card for messy rooms, damages, or items found missing after checkout.
USE OF PREMISES/ABSENCES: The use of the premises is to be for lodging and family recreation only.
PETS: No pets shall be allowed on the Premise, except by written or oral consent from Owners.
PROPERTY INSURANCE: Owners and Guests (Travelers Insurance) shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises.
MAINTENANCE: Landlord shall have the responsibility to maintain the Premises in good repair at all times and perform all repairs necessary to satisfy any implied warranty of habitability. _____________________________________________
UTILITIES AND SERVICES: Landlord shall be responsible for all utilities and services in connection with the Premises.
HABITABILITY: Guest shall inspect the Premises and fixtures, and acknowledge that the Premises are in a reasonable and acceptable condition of habitability for their intended use, if not guest should inform Owners immediately.
CUMULATIVE RIGHTS: The rights of the parties under this Lease are cumulative, and shall not be construed as exclusive unless otherwise required by law.
NON-SUFFICIENT FUNDS: Tenant shall be charged the maximum amount allowable under applicable law for each check that is returned to Owners for lack of sufficient funds.
ACCESS BY OWNERS TO PREMISES: Guest shall allow Homeowner access to the property for purpose of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
DANGEROUS MATERIALS: Guest shall not keep or have on the Premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the Premises, or that might be considered hazardous by a responsible insurance company, unless the prior written consent of Landlord is obtained and proof of adequate insurance protection is provided by the guest to owner.
ASSIGNABILITY/SUBLETTING: Tenant may not assign or sublease any interest in the Premises, nor assign, mortgage or pledge this Lease, without the prior written consent of Landlord, which shall not be unreasonably withheld.
LIABILITY: It is expressly understood that owners will not be responsible for damages or injuries to guest or their property while occupying lodging rooms or while using recreation activities at pond and pavilion.
HOUSEKEEPING: Guests are responsible for basic cleaning of rooms during their stay. Please have all food removed that you brought, trash gathered, dishes washed, laundry gathered, and leaving room as you found it, when checking out.
RANCH SAFETY POLICIES: Quiet hours: 11 p.m. to 7 a.m. Pets, alcohol, fireworks, and firearms are not allowed, unless under special circumstances approved by owners. Rooms are non-smoking, Must use proper outside receptacles for fire safety. Please no littering. Use proper covered receptacles at rooms and pond. Fires are only allowed in fire pit. Do not leave unattended. Turn gas to grills off when not in use. Must wear supplied life jackets when in paddleboat. Never leave children unattended.
