Our rooms are on our ranch in a converted horse barn. You’ll love our place because of the location and the atmospere of the rooms, rustic and relaxed. Our place is good for couples, business travelers, and families (with kids). We also have a RV site and tent sites.

The space

This room is next to our Relaxed room in converted horse barn. It is decorated with old barn wood and metal. It has concrete countertop and table. It is about 500 ft. from our house. So you have privacy, but we are close enough for help. It has an awesome view of our ranch, ponds, and recreation area.

Guest access

Room rental includes access to picnic pavilion, horshoe pits, pond, volleyball and other games, and firepit.

Interaction with guests

We are available day or night, or we can be invisible.

SHORT TERM RENTAL AGREEMENT

The parties agree as follows:

PREMISES: Owners, in consideration of the Rental payments provided in this Agreement, leases to Gues(URL HIDDEN) (the "Premises") located at
(PHONE NUMBER HIDDEN) Rd Okemah, Ok.74859 _________________________ __________.
These Premises are furnished and include; beds and bedding, sofas and chairs, tables and chairs, bathroom with shower, kitchen with sink, 2 burner hotplate, microwave, refrigerator, cookware, tableware, bath and kitchen linens, TV/DVD combo , heat and air.

TERM: The Rental term will begin o(URL HIDDEN) and will terminate on __(URL HIDDEN)___________

CHECK IN: Check-in time is 3:00 p.m. CST and check out time is 11:00 a.m. CST

RENTAL RATES: Rates are found at www.backtobackjranchgetaway or various listing sites.

RENTAL PAYMENTS: Guests shall pay to Owners; a non-refundable deposit of 50% of Total rental fee if booked at least 14 days in advance of scheduled stay, within 7- 14 days full non re-fundable amount is due .Cancellations 7 days or less will be billed full amount. Weather is no reason for cancellation.

MINIMUM STAY: 1 night minimum stay on week-ends, 2 night minimum stay on holidays, 1 night throughout week.

SECURITY DEPOSI: No security deposit is required. However, additional charges will be processed on your card for messy rooms, damages, or items found missing after checkout.

USE OF PREMISES/ABSENCES: The use of the premises is to be for lodging and family recreation only.

PETS: No pets shall be allowed on the Premise, except by written or oral consent from Owners.

PROPERTY INSURANCE: Owners and Guests (Travelers Insurance) shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises.

MAINTENANCE: Landlord shall have the responsibility to maintain the Premises in good repair at all times and perform all repairs necessary to satisfy any implied warranty of habitability. _____________________________________________

UTILITIES AND SERVICES: Landlord shall be responsible for all utilities and services in connection with the Premises.

HABITABILITY: Guest shall inspect the Premises and fixtures, and acknowledge that the Premises are in a reasonable and acceptable condition of habitability for their intended use, if not guest should inform Owners immediately.

CUMULATIVE RIGHTS: The rights of the parties under this Lease are cumulative, and shall not be construed as exclusive unless otherwise required by law.

NON-SUFFICIENT FUNDS: Tenant shall be charged the maximum amount allowable under applicable law for each check that is returned to Owners for lack of sufficient funds.

ACCESS BY OWNERS TO PREMISES: Guest shall allow Homeowner access to the property for purpose of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

DANGEROUS MATERIALS: Guest shall not keep or have on the Premises any article or thing of a dangerous, flammable, or explosive character that might substantially increase the danger of fire on the Premises, or that might be considered hazardous by a responsible insurance company, unless the prior written consent of Landlord is obtained and proof of adequate insurance protection is provided by the guest to owner.

ASSIGNABILITY/SUBLETTING: Tenant may not assign or sublease any interest in the Premises, nor assign, mortgage or pledge this Lease, without the prior written consent of Landlord, which shall not be unreasonably withheld.

LIABILITY: It is expressly understood that owners will not be responsible for damages or injuries to guest or their property while occupying lodging rooms or while using recreation activities at pond and pavilion.

HOUSEKEEPING: Guests are responsible for basic cleaning of rooms during their stay. Please have all food removed that you brought, trash gathered, dishes washed, laundry gathered, and leaving room as you found it, when checking out.

RANCH SAFETY POLICIES: Quiet hours: 11 p.m. to 7 a.m. Pets, alcohol, fireworks, and firearms are not allowed, unless under special circumstances approved by owners. Rooms are non-smoking, Must use proper outside receptacles for fire safety. Please no littering. Use proper covered receptacles at rooms and pond. Fires are only allowed in fire pit. Do not leave unattended. Turn gas to grills off when not in use. Must wear supplied life jackets when in paddleboat. Never leave children unattended. Thank you for respecting our property and other guests.

This ranch is a gem of R&R rarity just off 1-40, tucked away in these rolling meadows dotted with little lakes and forest nooks. The property is perfectly situated on a little ridge and overlooks the land where this family has lived and worked hard but knows how to have fun too We showed up late and after a long day of driving, the apartment we stayed in was clean and comfortable. The renovation is simple and quite impressive, the space is well supplied with clean extra bedding, towels, the kitchen well stocked. They left us milk and fresh eggs from their coop. The beds are comfortable So we slept well. In the morning we stepped out to a gorgeous view of the property, had breakfast on the porch then walked down to the beautiful little lake. The day was perfect: one of those dreamy early fall days where you are glad to be where you are, enjoying this little slice of heaven I'm glad I could share it with my little boy: he loved all the tractors and animals. Jerry gave him a royal Introduction to his farm toys. Also with my father, who could so appreciate this labor of love. My head spun to imagine a family reunion here: Plenty of beds in styley apartments in a giant barn with a lakeside fire pit below and giant BBQ spit, playground, tire swing, paddle boat-You could literally see all the incredible memories shared by family and friends here with more to be had. This couple has spent their time making this place special. I felt privileged for the opportunity to stay here one short day and night and would go out of my way to stay here longer

Jerry &a Judy's place was awesome! Very clean and homey. Fresh eggs and milk were provided, as well as a few breakfast selections and bottled water. The property is beautiful! We were pleasantly surprised with the view we woke up to, as we arrived at night. Jerry was very nice and hospitable, even though we arrived between 10 and 11 pm. Will definitely stay again in the future.

LRiii Guest 2: Seriously, enjoyed relaxing in the nice, comfortable, nostalgic, farmhouse. The scenery, lake, paddle boats, creatures and animals not scene in the city, made our outdoor experience unforgettable and fun. Thank you for your hospitality. MT guest 3: It's a good place to relax and enjoy nature of all kinds.' A place with just enough comforts of hm so you are not totally roughing it. :-) would like a washer/dryer to pack less clothes. Over all... a great place to hang out w/ another couple. A place you have to visit more than once! GT guest 4: This was the perfect place for a quiet, intimate setting. The pavilion area was complete with all the necessary amenities (Cooking, Games, and other activities). I would highly recommend this place. NOW GUEST 1: D RANGE, seeing hubby and bff's walk in with joyful smiles after a 5 hour trip at Midnight, was priceless. Topped off by watching and hearing laughter forgetting all from our city life, AWESOMENESS!! YES, WE WILL VISIT AGAIN!!!

That was probably the best place we have ever stayed at! The barn converted unit is exceptionally comfortable, everything works perfectly! It is also very secluded and peaceful. We had a wonderful jog, said hi to very well trained horses, had an awesome swim in the pond, and ate some fresh eggs. Couldn't be better! Plus it is just a short drive from Okemah where Woody Guthrie legacy is. Oh and they have a pedalo on the pond, and a bunch of board games, including rummikub (for true geeks!) Jerry is super nice, too.
