Fireworks are not permitted to be used or brought onto the premises.
The guest agrees not to act in any way that would cause disturbance to the residents in neighbouring properties. Between 10pm and 10am noise must be kept to a minimum to not cause disturbance to local residents. Please ensure not to disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes.
Should a complaint be received you may be asked to leave. All monies paid will then be forfeited.

Strictly no smoking allowed anywhere in the house. Smoking is allowed in the garden - please place all cigarette butts in ashtrays provided. Please note that if a guest smokes in the house, we will need to have the property professionally super cleaned at the expense of the guest.

No pets:
No pets allowed anywhere in the house or in the garden.

No casual visitors:
We would request that you do not bring casual visitors to the premises unless they have booked to stay with us.

Parking:

Décor and finishings in the house:
As stated in our ad House Viola was built approx. 1905 and has been restored to blend traditional features with modern comforts. Please note that many original features, incl in some places the original paint has been preserved as they belong to the history of the house. Parts of the house (kitchen and bathroom) are completely new, and other parts of the house are more rustic in keeping with Swedish houses built around that time. Some windows and door frames have the original paint as this is the design we have chosen for our house.

Waste management, recycling and minimization:
Recycling in Sweden is done by bringing your glass bottles, plastics, metal cans, cardboard and paper to a local recycling site. There is a recycling (Atervinning) site located in Karsasvagen, Bodafors (below the bridge crossing the railway).
Your co-operation to minimize and manage waste is most appreciated.
Our bin is only emptied by the council every 14 days so we ask all guests not to overfill the bin or leave us with any waste bags which do not fit into the bin.
Also -never leave waste bags inside the house or anywhere in our garden as foxes in our area will pull the bags open and strew your rubbish all over.

Arrival, departure and keys:
Check-in time: after 4pm
Check-out time: before 10 am
All keys must be left where they were collected (in keysafe or under mat) on departure. Failure to do so will incur a charge for replacements.
No shoes in the house, please bring and wear slippers.

Children:
Children are always welcome and the property is family friendly. However, children should be closely monitored and not left alone in the property, especially near windows and stairs on the upper floor of the property. Please ensure that proper control is exercised over children and never allow them to jump in beds or sofas. If children are likely to wet the bed, please bring and place a water repellant mat or special mattress protector.

Fire safety:
No candles or burning matters may be used in the house.
No disconnecting / removing / tampering with the smoke alarms please - they are there for your safety.

Cutlery and inventory:
If you move items (cutlery, plates, pots, pans etc), please return them to their original position at the end of your stay to make inventory taking easy for our property manager so we can return your security deposit in a timely manner.
(Inventory sheets are available in all kitchen cupboards and drawers to make it easy for our guests to return kitchen items where they belong.)

No moving of furniture:
All rooms are carefully furnished to ensure our guests enjoy their stay with us - please refrain from moving large furniture to avoid unnecessary damage to floors, walls and furniture.

Oven / Cooker:
Please clean the oven / cooker after each use to avoid the build up of burnt food. Our cleaner has a lot to do in a short time and just can't physically manage a full professional oven clean between changeovers.

BBQ:
A BBQ is provided for your use during the summer months only. If you wish to use this could you please empty the ash and leave the grill tray in a reasonably clean condition before you leave for the benefit of the next guests. Apologies if the previous guests have not extended this courtesy to you but as our cleaner has a lot to do in a short time and just can't physically manage this as well between changeovers this is one job we respectfully ask guests to undertake themselves.

Complaints procedure:
Any problems, please contact us as soon as possible in order to give the us the opportunity to remedy the cause of the complaint. If you fail to notify us of a complaint immediately or do not notify us until after your departure, then no liability for any subsequent claim will be accepted.

Response from Simone:
Thank you for taking the time to review your stay. We value your feedback and are keen to have happy guests who enjoy their stay in our beloved house. We take cleaning very seriously and have employed a new cleaner and reviewed cleaning procedures. We are happy to hear that you enjoyed the beautiful location with the view of the lake and our large garden with BBQ area but it is a shame you missed the opportunity to have a BBQ considering the weather was lovely during your stay. But we are happy that you enjoyed the free unlimited wifi and cable TV (71 channels). We are also happy to hear that you enjoyed our 3 good-sized bedrooms with comfy beds and the top quality bed linen and towels. As you noticed, our kitchen is fully equipped with plenty of crockery and cutlery and with new kitchen appliances (the coffee maker, washing machine, tumble dryer, top quality cooker and fridges are all less than 12 months old). And our bathroom is brand new with great supply and pressure of hot water. Most of our guests are content with their stay with us. We are sad to hear that you disapprove of our choice of interior design but as you noticed when making the booking - our ad states that we are proud to have restored our holiday home (built approx. 1905) to blend original features with the modern comforts mentioned above. As you noticed during your stay - the original paint has been preserved in some places while other parts of the house such as the living room, kitchen and bathroom have been recently decorated in traditional Swedish 1900s style but with modern functionality and comfy sofas. The restoration of the house continues to be even better 2018 to ensure our future guests also have a great stay. Once again - thank you for taking the time to review our house.
