CHECK-IN IS AT 3PM AND CHECK-OUT IS AT 10AM (please note that NO exceptions can be made)

Infos & Rules:
1. This reservation is for quiet residential vacation accommodations only. Therefore, parties, receptions, weddings, luaus, events, and gatherings of any kind are strictly prohibited. No additional people beyond the maximum occupancy of the house are allowed on the rental property at any one time.
2. Smoking is NOT allowed.
3. People other than those in the Guest party set forth may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. If more people than stated at reservation, we will terminate the rental and guest will be fined.
4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order. A fee of $250 will be charged as an excessive cleaning fee if the Property is not left in the condition found. (Examples: All trash disposed of; furniture is in same order; all dishes in dishwasher etc.)
6. Pets are NOT allowed.
7. Parking: PARKING is limited to 1 vehicle(s) in the garage. Vehicles are to be parked in designated parking areas around the complex only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Absolutely NO Parking at any time in the drive court, in front of garage or in front of gate.
8. Housekeeping: There is no daily housekeeping service included. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If needed, please let us know and it can be provided with extra fees.
9. Pool: No children under the age of 14 years old permitted in the pool area at any time, without adult supervision. When using the pool, remember there is a certain risk associated with this facility. Use at your own risk. Absolutely No Glass Outside-Plastic or Cans Only- The Pool is CLOSED at 10PM. Please follow all pool rules posted in pool area. Remove all trash from pool area, including cans and cigarette butts. Washrooms at pool house are available for guest use. Pool Clubhouse is NOT for guest use except for the restrooms. PLEASE BE NEAT and clean up after yourselves as if you were at your own home.
10. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.
11. Garbage Schedule: Monday and Thursday mornings= MUST be put out before 5:30AM or on Sunday and Wednesday evening; Recycling only on Thursday and must be put out before 5:30AM. A minimum fee of $280 will be charged to the security deposit if there is excessive garbage at check-out. Garbage cans cannot be left out all day, please bring back in the garage after garbage collection.
12. Remotes: Gate Remote (clicker)-$150 Ea. Garage Door Remote-$150 Ea. ACCESS to the Property is via the driveway gate.
13. Camera: A camera is installed facing the front door of the property for security issues, PLEASE DO NOT unplug from power outlet at any time or a $250 fine will be taken from your security deposit.
14. Elevator: You must call the elevator on the floor you are at by pressing the button; when the elevator arrives, the light will light-up on the calling button. When entering or exiting, it is VERY important that BOTH doors (inside and outside) are closed, otherwise it will not work. It is MANDATORY that every time you take the elevator that you bring the wireless phone of the townhome with you or bring your cellular in case of emergency.
15. Noise Control: As a courtesy to neighbors, we ask that by 10PM that all noise outside the Unit and at the Property is kept to a minimum. Complaints from neighbors or Police will result in a minimum of a $1,000 fine (at our Discretion), and we reserve the right to ask guest(s) to leave the Property and the Unit if a problem persists. Your Neighbors are Good People! Please Respect Them, as You Would Your Own Neighbors at Home!
16. Outdoor cushions: EVERY night you MUST enter cushions of the outdoor sofa and put them inside beside the elevator
