This petite post and beam barn was for many years a studio for artist Judson Smith. There is a photo hanging in the Teahouse of Mr Smith in the studio circa 1935. It is now renovated and preserved as a sweet one room cottage with a sleeping loft. The Teahouse is part of an estate 1/2 mile from the village of Woodstock, overlooking the Sawkill Creek.

The space

Originally built in the 1870's as a small barn on the estate. The cottage was fully renovated, new bath, new kitchen, refinished hardwood floors, pillow top mattress in the sleeping loft, and a full size Murphy bed if you prefer not to use the sleeping loft.
This is a petite one room studio cottage with ladder to the sleeping loft which has the queen size pillow top mattress. It is about 300 square feet, with a cathedral ceiling, plus the sleeping loft. It has wifi and a TV with DVD player. There is a CD music player. There is a propane gas grill on the deck.

We recently built an outdoor fireplace by the stream for the use of guests of the Schoolhouse and Teahouse Cottages. Next to it is a maul [splitting ax] and a chopping block. On the western border [upstream side] of the estate is a supply of seasoned firewood, some of which may need splitting. We include a "Campfire Primer" in our attachments in case you don't have experience with building fires. If you plan to build a fire, we recommend you bring some newspaper to ignite kindling.

Pets: Your dog is OK if you let us know before booking. Some dogs shed, which makes a lot more work for the housekeeper – if your dog sheds, leaving a tip for the housekeeper is welcome. [We don’t charge a pet fee.] After a couple of guests could not stay due to allergies to cats, we decided it necessary not to accept cats.

Check in 2:00 PM, check out 11 AM. If there is no guest right before or right after your visit, then check in or check out time is usually flexible – we ask that you confirm ahead of time so we can let the housekeeper know. The occasional issue of sulfur smell in the water [mentioned in a couple of reviews] has been eliminated by installation of a new water treatment system November 2016.

While the Teahouse can sleep 4, for more than 2 adults, we recommend our Schoolhouse Cottage on the same estate, since is it larger.

When you book we will send a map of the estate showing the location of the Teahouse, and a map of the 75 acre Comeau Park on the other side of the river and its 2 miles of walking trails.

The Teahouse is 1/2 mile from the center of the Village of Woodstock and the bus stop.

Caveat:
Mice are a fact of life in the country.
We have had a couple of guests at our cottages in the past 8 years who were upset at seeing a mouse. When we learn that mice have gotten in, we trap them and that takes care of it for a few weeks or months, but sooner or later another finds a way in. If a mouse would trouble you, please do not book the Teahouse.

Cozy, romantic, rustic, quiet, wonderful cottage. The bed was very comfortable and the ladder was a cinch to climb. I can imagine it would be easy to stay here for a longer period of time - the furniture is very comfortable and, even though it's a small space, there is a full kitchen with a good size refrigerator. Nice deck with a grill, and a short distance to the village of Woodstock. I would say that the photos are pretty accurate with the exception of the ones of the Sawkill Stream - it is substantially more beautiful than the photos show! This is a great place and the only downside (for us) was that we had to leave. But ... we hope to return someday!

Such a beautiful, peaceful spot! We so enjoyed sitting on the rock ledges in the creek and listening to the waterfall. Convenient to Woodstock, nice easy trails right across the water. We enjoyed the serenity!

This was a really nice stay. Very easy to find and check in and property is right on a creek that you can walk along. Very close to downtown Woodstock, short drive to lots of great hikes and towns as well. Highly recommend this place!

We visited the Teahouse for our wedding anniversary in mid-September. The house itself and the grounds were perfect -- all the glowing reviews here speak for themselves and are right on. As invaders from NYC without a car, we'll note that things worked out great for us on foot. The woods across the creek have easy (and lovely) trails that get you into town for provisions and such reasonably quickly and offer plenty of nature-based diversions along the way (and if you're a dog, good for you -- your life here is pretty tough to beat). One other thing: Given the season, we'd wondered in advance if we'd be chilly at night, but NO! Many others have used the word "cozy" for the Teahouse, and that's exactly what it is. Besides the option to build a fire down by the creek, there's also heat in the house (which we didn't use) and it maintains its daytime warmth quite well. Seriously: would highly recommend, and would love to come back! Thanks Andrew!

Andrew's place was magical. Situated right on the stream and super close to the main drag in town. Andrew was very responsive but also left us totally alone to ourselves. We enjoyed the deck, the fire pit and the fact that my small dog could run around near the house. We even saw a number of deer! I definitely would stay again and plan to go back. It was definitely rustic but true to everything described in the original post.
