My house is in Salcombe, with one guest parking space. 15 minute walk downhill to Main Street, quay, shops restaurants, and North Sands beach. Great access to the countryside and walking places (including the SW coastal path). National Trust walks and properties nearby. The house is brand new - warm and comfortable. Guests will have sole use of the ground floor (private entrance) including sitting room, bedroom and shower room and patio. Perfect for couples, and solo adventurers.

The space

Stunning, uninterrupted views of Batson Creek and countryside. Sole use of entire floor of the house so a self contained suite rather than just a room. Access to the private garden including the use of the terrace with table and chairs and summerhouse. Perfect for breakfast on a sunny morning! TV and DVD provided in the living room and TV in the snug, snug as well as an eclectic selection of DVDs and books, and a record player..

Guest access

Sole use of bedroom, en suite shower room, living room, TV 'snug' and dining room with kitchenette (fridge, freezer, microwave, kettle, coffee machine)

Interaction with guests

I will meet you on arrival, and provide a welcome pack with advice and instructions. Otherwise it is up to guests how much they want to interact with me. More than happy to chat if you wish, but equally happy to leave you in peace if you prefer. Fruit, fruit juice, cereals, tea and coffee making facilities and toast, butter and marmalade or jam are provided for breakfast for you to help yourself. A microwave is provided for guests' sole use

Other things to note

My two spaniels live in the house. They do not have access to the guest areas (though you may hear them upstairs). The guest accommodation is two floors from my living accommodation so there is no worry about disturbing us if you are coming back from a night out!

Lovely b&b- huge space for the money and wonderful having an entirely separate entrance so didn't feel like we were disturbing ever. Lovely view from the house. Pleasant walk into salcombe- although steep hill coming back up! Would stay here again

Karen's home is in a peaceful spot and has lovely views over the hills. It was comfortable and very clean. Karen was a brilliant host had provided all we needed and more. Karen is very thoughtful and helpful and we never felt we were in the way as her home is very well thought out with private access to the B&B part. Would definitely stay again if we are in the area.

We were in Salcombe for a wedding at 2pm. Karen was super accommodating and allowed us to check in early and gave us some tips on getting about. The place was wonderful. Although it is defined by AirBnB as a room, it’s essentially a private apartment with its own living spaces and entrance/exit. It’s new, clean and tidy and has everything you need for your stay. Close enough to walk into town and back again. We had a wonderful stay and would recommend to anyone wanting to stay in this beautiful town. Thank you Karen.
