My place is at a great location in side gated community. Walking distance to University of California in Irvine (UCI), and can walk to University Town Center with all kinds of restaurants, shops, Trader Joe's super market, Inn and Out Hamburgers, and Edward Movie Theater. Close access to freeway 405 and short drive to Disneyland, Newport Beach and Laguna Beach. Irvine Spectrum and Fashion Island shopping centers and Golf course.
I love the comfy couch in the living room, looking out to the patio and green patch of green outside my patio. I also love looking in my upgraded kitchen and enjoy a nice home cooked meal with my family and friends!
2 bedroom and 2 full baths provides great living spaces, perfect for visiting professionals and families. Large L-shape couch in the living room can also accommodate up to 2 people.
My guests will have access to the entire condo and patio, and 1 car attached garage. Community Pool, jacuzzi and everything!

Other things to note
1. Trash service is every Friday. So please pull the trash cans out of the garage on Thursday night and pull them in after trash service. At latest by Saturday morning, the trash cans should be pulled inside the garage. Any trash cans left outside after Saturday or any other days will be fined by HOA and will automatically be deducted from the guest's deposit.
2. Please park your car inside the garage or use the parking permit provided if you choose to park outside. Any car parked outside without the parking permit will be towed at the renter's expense.
Check-In/Check-Out. The accommodations will be available for occupancy beginning at 4:00pm on the Check-In Date, and must be vacated by 11:00am on the Check-Out Date. A fee equal to 100% of one night’s stay will be charged if unit is not vacated by above specified time.
Security Deposits . There is a refundable security deposit of $500 for this property. The Guest authorizes the Manager to use the security deposit to cover damages not associated with normal wear and tear. The Manager is also authorized to use the damage deposit to apply to unpaid charges and fees at the time of check-out. If a credit card is used for payment, the Guest authorizes the Manager to use the credit card for these damage deposit charges. The guest understands that this damage deposit in no way limits their liability and accepts responsibility for any damages in excess of the deposit. Unused damage deposits are mailed out within 15 days of check-out. There is also a $200 one time check out cleaning fee.
To avoid Security Deposit Charges, please make sure :
1. No damage is done to the property or its contents;
2. No linens or household items are missing or damaged;
3. No early check-in or late check-out (without prior consent from the property
4. No smoking anywhere in the house or garage;
5. No oil spots inside the garage or driveway;
6. Lints are removed from Dryer after every use to prevent fire hazards;
Maximum Occupancy . The property will not accommodate more than the maximum occupancy of 6 people. There are 2 beds provided and comfortable for 4 people. Extra 2 people can sleep on the couch in the living room. Extra beddings will not be provided. You are welcome to bring your own sleeping bags, etc. The guest agrees to pay $100 per night for each additional occupant more than 6 people.
Payment Terms . A non-refundable deposit of 50% of total rental charge is required at the time of booking on credit card. The balance including damage deposit is due 45 days prior to arrival. If the booking is within 45 days of arrival, then the entire balance including damage deposit is due at booking. If a credit card is used for payment, then the Guest authorizes the Manager to charge any sums due under this Agreement to any credit card account held and provided by the Guest at the time of booking. The Guest also authorizes the Manager to charge the balance due 45 days prior to arrival with no notification to the Guest.
Advance Deposits . A deposit is required at the time of booking by credit card.
Cancellation and Refunds . All advance deposits are non-refundable. If total payment has been received and cancellation is made 60 days prior to arrival in writing, we will refund you the total amount less 15% cancellation fee. Should notification be made less than 60 days prior to arrival, the entire amount paid will be subject to forfeiture.
House Rules. The Guest agrees to follow all house rules posted in the Accommodations or provided to the Guest prior to check-in. While using the Accommodations, the Guest will abide by all applicable governmental laws and HOA regulations and will be responsible for all damage to the Accommodations beyond ordinary wear and tear. The Guest agrees to indemnify and hold the Manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the Accommodations by the Guest’s tenants, the Guests, or from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting the Accommodations. Please be respectful of the neighbors and quiet after 10:00pm. Any activity involving booked guests or others invited to the home, that results in the police being called to the property may result in an automatic $500 from your deposit.
Please follow the following specific House Rules:
Trash Removal . The Guest agrees to deposit accumulated household trash in the garage trash containers. Trash day is every Friday morning. Please remove all the trashes from the house in trash bags and place them in the big trash container in the garage. Please pull out the trash containers, both trash and recycle container to the outside of garage on Thursday night for Friday morning pick up . Then move the trash containers back into the garage at the end of Friday.
Utilities . The rent includes utilities (water, heat, electricity,, cable TV) within normal range of usage. However, if there is wasteful and excessive usage of the utilities, the Property Management reserve the right to increase the rent charge.
Pets and Smoking . No pets are allowed anywhere in the property. No smoking is permitted anywhere inside the house or garage. Violator will forfeit the deposit automatically.
Property Keys and Garage Remotes . Each property is keyed individually. If there is any missing house key, we will re-key the house for the safety of the house and there will be a $150 charge. Should new locks needed to be installed, renter shall be responsible for all charges and additional keys required in this unlikely event. Garage remotes to be left on kitchen counter or returned to the manager upon vacating the property. Missing garage door openers, will be charged $100. Missing pool key will be charged $200 for replacement. Missing parking permit will be charged $300.
Right of Entry/Showing . The property manager reserve the right to enter the premises for any repair needed on the property with 24 hour notice to the guest. The property manager also reserve the right to show the property for future renters and buyers with 24 hours notice to the guest.
Pools and SPA . The community pools and spas are secured with it’s own gates. However all guests that use the pool and spa or hot tub at their own risk. Parents or guardians of small children under the age of 18 acknowledge this fact and take full responsibility for minors and hold harmless the owners or managers of the property in case of accidental drowning or injury.
Holdovers . If the Guest does not vacate in a timely fashion, the Guest will be subject to eviction and the rental amount due for any full or partial day following the specified check-out time in the amount of 120% of the daily rental fee.
UnforeseenCircumstances. Althoughproblemsarerarelyencountered,wemustreservethe right to cancel reservations. In the unlikely event that we are not able to provide accomodation, the reservation will be cancelled and all the fund charged will be refunded to the guest 100% with no further rights or obligations between the owner/property manager and guests.
