Complete studio apartment on the ground floor corner of the owners' home barn conversion. Offering a comfortable stay in beautiful countryside. Private entrance. Large, cosy room with feature king-size bed, sofa, entrance via french doors and sunny patio garden. Plenty of light and a great view to the Clwydian Hills. Own kitchen and dining room with view and door to fenced lawn. Feature stone walls. Separate wet room. Convenient for Snowdonia and other North Wales attractions.

The space

The studio apartment is part of the ground floor of a converted stone barn. It is self-contained and has its own entrance. It is part of the owners' home and therefore not detached. The studio comprises a king-size double bedroom with sofa, wardrobe, dressing table and 32" TV. There is a small separate kitchenette with small oven/ring cooker. This leads onto the dining room. Separate wetroom. Outside the french doors to the bedroom is a pleasant, private, sheltered patio garden and on the farmyard side is an area of lawned garden, both for guest use exclusively. Please note as this studio is underneath and next to the owners' accommodation it is not completely soundproofed to 'next door'. The barn shares a farmyard with our other completely self contained one bedroom cottage and our neighbours' farmhouse therefore it is not on its own.
We have many different birds visiting the feeders right outside the studio windows eg woodpeckers, goldfinches, siskins to name a few.

Guest access

The farmyard is a communal area for all properties. Please note there are uneven surfaces around the property. There is direct access onto the bridleway for open countryside and public footpaths, following the guidance of the Countryside Code, of course!

Interaction with guests

If we are around, we are happy to advise or give recommendations. In case of any problems with the place, please notify us immediately either in person or by text. After 9pm, please only knock for emergencies. Otherwise, text anytime and we will reply when convenient. We tend to leave guests in peace and create as little disturbance as possible for their stay.

Other things to note

We provide a welcome pack of tea, coffee, milk and biscuits; toilet paper, kitchen towel, tea towels. The bed is fully made up, towels are provided.
The studio is in the corner of the owners' barn. It is private, however, you may be aware of other occupants in the rest of the building.
Sorry we don't accept any pets in this accommodation. Please see our second listing on Airbnb under 'Stylish Rural Retreat' in the same location where we do accept pets.

Honesty policy: Guests are expected to inform us about any breakages/damage as soon as it occurs to enable earliest replacement/repairs. Breakages and damage must be paid for on departure. Guests are asked to leave the premises in a clean and tidy condition (ie washing up done and things put away, bed stripped). We do not expect guests to thoroughly clean the place, just leave it in a decent state. Recycling and waste must be separated into the three categories for which bins and instructions are provided: organic waste, recyclable waste and non-recyclable waste, and placed in the corresponding outside bins on departure. The waste collection service will refuse to take the waste if it is not correctly sorted. Please keep any noise below levels where it would disturb any other guests or residents, this is a very quiet place especially at night and sound carries. Complaints: every effort has been made to ensure a pleasant stay, but if something is wrong please inform us immediately so we can put it right.

We got to Jan and Robins place late (due to an accident on the M25) and because of the remoteness of their studio you do need a sat nav to find the location but in the morning when we woke up, wow what a place! The view of the rolling hills, the wind turbine in the distance and the lovely soft chirping of the assortment of different birds made you realise that you were in the countryside. That was exactly what we were after. The studio itself was great. Had everything and more that you needed. We only ate breakfast there but if you wanted to do lunch or dinner, they have all the facilities you would need. The studio was exceptionally clean and the bathroom always had hot water no matter what time we used it. The location too of the studio is idea for peace and quiet and not to far away from Snowdon, the local town of Ruthin for some great eating establishments and trying to get home if heading east. Finally, Jan and Robin as hosts were amazing. Incredible friendly and I would highly recommend going to stay there. Thanks guys for having us!

Great place to kick back and relax and watch the bird life ...many feeders about and outstanding number of birds ....parking is good with easy access for luggage. Even with a rainy day it was a lovely two day break for us.

Jan and Robin's property is so special! We loved everything about it. The country side greets you when you wake and the peace and quiet is delightful. There isn't very much mobile reception which is perfect if you're like us and trying to get away for some R&R! They've thought of everything, it's extremely comfortable, cosy and well equipped. You'll love staying here too

Jan and Robins studio was perfect for a weekend break. It was well equipped with all the little kitchen implements that you would need. The coffee was a nice touch on arrival too. The shower room was compact but the perfecly functional and the shower was hot and there was plenty of pressure which was great after a hard day scaling Snowdon!! We will certainly return in future.

Jan and Robins place will appeal to a certain type or someone looking for a certain kind of holiday. We aren't outdoors people or walkers. We like facilities on hand and some restaurants in walking distance. An odd choice it would seem then for us to come here. Not at all. What we needed was seclusion peace and the chance to recuperate after a hectic 6 months and this place delivered in spades. It is so peaceful and restful. The views are glorious and the property itself is lovely inside with all you could need for two people to "hole up" and let the rat race become a bit of a memory. Robin and Jan let you get on with doing your own thing but are there if you need them. We really couldn't praise this property highly enough. We are really grateful to have been able to stay. Thank you Jan and Robin.

We had a lovely two night stay in Melin-y-wig staying in the studio property. Jan and Robin provided excellent instructions on how to get to the property and it was very easy to find. On arrival, we were stunned by the beautiful and tranquil surroundings and couldn't wait to have a look inside the studio. The studio itself did not disappoint with excellent facilities, everything we needed and more, and on top of that, everything was so clean! Jan and Robin were fantastic hosts and let us settle in before greeting us in the studio. They were both very welcoming and made us feel right at home. They assured us that if we needed anything, we could contact them which was reassuring, especially being in an unknown place. Despite its rural location, supermarkets, restaurants and bars were only a 20-30 minute drive away in Ruthin which was easy to access and park. Jan and Robin also provided a guide detailing various restaurants and we had dinner at two of those listed, which did not disappoint. This being our first air bnb experience, we would definitely recommend anyone looking to stay in North Wales to book in with Jan amd Robin.

We moved here in 2003 from London and set about converting the barns. Robin did a lot of the work himself with local help. We have run 2 holiday cottages from this hamlet. We've had a variety of jobs from boat building to film pr and both used to live on boats on the Thames.
