Situated in Kicking Horse Mountain Resort, Columbia Mountain Lodge is a bright and stylish 5 bedroom, 4 bathroom mountain home neatly laid out over three floors that comfortably sleeps up to 10 guests. Columbia Mountain Lodge is particularly suited for families and groups. Half-house (up to 4 guests) rentals are available at Owner's discretion.
Columbia Mountain Lodge
1. BOOKING CONFIRMATION AND PAYMENT
The booking is confirmed with a deposit of 25% of the total rent plus fees and taxes. Payment of the balance of the rent is due a minimum of 30 days prior to arrival. If the rental start date is within 30 days of the booking date then the full payment will be due immediately. If the payment is not received at this point, we reserve the right to cancel your booking and levy cancellation charges as detailed below.
A damage deposit of CAN$1000.00 is due with payment of the rental payment. We reserve the right to require a larger damage deposit for groups of young people (usually $2500).
Payment may be made by direct bank deposit, money order, , cashiers cheque or personal cheque (available for guest booking 14 days or more prior to arrival). The Guest(s) is responsible for any , bank and/or transaction charges. Guests are advised that payments made through are subject to a 3% surcharge.
Upon booking confirmation the primary renter shall scan and email to Owner a copy of either:
a) driver's license (For Canadian/US residents only)
b) passport (if resident outside Canada/US)
for the primary renter and one other member of the booking group.
At the same time the primary renter shall provide a list of each individual guest’s first and last name and age. This is for insurance and emergency purposes.
2. DAMAGE DEPOSIT
The damage deposit will be returned once the Owner's and/or the Owner's housekeeper(s) have deemed the house undamaged and satisfied themselves that nothing has been taken and that all conditions in these Booking Conditions have been met. This is typically within 14 days of Guest departure. Any reason for delay in refund will be supplied to the Guest(s) in writing via email in a timely manner. The Guest(s) deposit will be returned to them either by bank transfer or (transfer fees may apply to each of these). Any repair or replacement costs (plus taxes and delivery fees) for any damaged or broken item/s will be taken out of the guests damage deposit.
The Guest(s) will be liable for any breakages or damage to the property or adjacent properties which occur during the Guest's stay. These costs will be deducted from the damage deposit. Guest will indemnify and pay to the Owner any costs consequent on breakages or damage to the property that exceed the amount of the damage deposit.
3. ALTERATIONS AND CANCELLATION BY GUEST
All alterations and cancellations by the Guest shall be notified to the Owners in writing and will come into effect on the day they are received. The Guest hereby agrees to indemnify Owners for any reasonable expenses incurred as a consequence of any alteration of the booking. If a booking is cancelled, cancellation charges will be levied as follows:
- Prior to 30 days before your arrival (not less than 90 days for a booking over the Christmas and/or New Year holiday period(s)) the booking deposit shall be forfeited.
- Less than 30 days before arrival (not less than 60 days for a booking over the Christmas and/or New Year holiday period(s)) 100% of the rent payment shall be due and payable to Owners.
4. ALTERATIONS AND CANCELLATION BY OWNERS
The Owners may cancel any booking at their discretion at any time subject to refunding monies already paid by the Guest less any applicable administrative levy. In the unlikely event that any alteration is made by Owners which is deemed to be significant (for example, a change of booking date), the Guest may choose to cancel the holiday and receive a full refund of monies already paid. Owners shall not be liable for any refund for any cancellations or alternations to the booking due to circumstances amounting to Force Majeure. Such Force Majeure circumstances shall include, but are not limited to, war or threat of war, riot, civil strife, terrorism, industrial disruption, natural disasters, fire, technical problems, adverse weather, governmental action, government travel restrictions due to health reasons and similar events beyond our control(URL HIDDEN)
5. CHECK-IN AND CHECK-OUT TIMES
Check in time is 4:30pm (local time).
Check out time is 10am (local time).
Flexible times may be available upon request and at an additional charge. Even if the Owners agree to the Guest(s) request if subsequently the Owners receive a booking that coincides with the Guest(s) late check out or early check in then the Guests shall comply with the standard check in and/or check out times as set out in this clause.
Check in and check out times are strictly enforced and the house code assigned to the Guest(s) booking will not work if the Guest(s) try to enter the property before their check in time or after their check out time.
If the Guest(s) do not vacate the property by the appointed time stated in this agreement or by the Owners a fee of CAD$100 per hour after the checkout time will be deducted from the damage deposit.
6. HOUSEKEEPING AND SERVICES
The Guest(s) agree that this is a self-catered rental property and that dail(URL HIDDEN)housekeeping and/or meal service is not provided. Bedding, linens and bath towels are included in the rental rate along with a few basic items such as toilet paper, garbage bags and dish soap. The Owners do not permit towels, linens or bedding to be taken from the house. If the Guest(s) require a visit from the Owners housekeeping staff during Guest stay please let the Owners know with as much notice as possible and the Owners will try and arrange this. There will be an additional cost for this service to be determined by the Owners and/or housekeeper(s) if they are able to accommodate the Guest(s) request.
7. CONDITION OF PROPERTY
The property is provided in “as is” condition. The Owners shall not be held responsible for the failure of or damage to any appliances or amenities (such as internet access, satellite TV or hot tub) but will take reasonable steps to correct any reported failures or damage reported to the Owner. The Guest(s) agree to use the appliances and amenities supplied for their intended uses only and to take reasonable care in using such appliances and amenities. The Guest(s) acknowledges that use of amenities such as the hot tub, fireplaces, decks and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest(s)' own risk.
8. USE OF THE PROPERTY
The Guest(s) shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the property and keep the property in clean, tidy and sanitary condition at all times. The Guest(s) shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall the Guest(s) use the property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the property.
House Parties (or after-hours parties) are strictly prohibited
9. SHOES OF(URL HIDDEN) The Guest(s) agree to keep shoes off when inside the house and to keep shoes in the garage or cloakroom entrance area(URL HIDDEN)10. QUIET TIM(URL HIDDEN) Strata By-Law Quiet time is from 11pm (MST) to 7am. Any breach of thi(URL HIDDEN)quiet time and/or any excessive noise at any time of the day or night will result in a fine and administrative charge being imposed and/or deduction from the damage deposit. Any complaints filed with the police or the Strata Manager/Neighbors will result in a CAN$500/infraction fine per incident and immediate eviction from the property without refund of the rental payment(URL HIDDEN) 11. GUEST RESPONSIBILITIES
Guest(s) shall leave the property in a clean and tidy condition, including cleaning the BBQ and removing all trash and recycling items from the property. Guest (s) is referred to the Welcome Pack for Guest's pre-departure cleaning and tidying responsibilities and shall comply with the same.
Guest(s) shall lock all doors and windows upon check out .
Guest will indemnify Owners for all losses and/or damage arising from any act and/or default and/or breach of these booking conditions on the part of Guest or any member of the Guest's party.
It is the condition of every booking that the Guest and each member of the Guest's party is covered by personal holiday insurance, and that the policy covers Guest(s) adequately for winter sports, third party risks and costs incurred as a consequence of damage to property or adjacent properties during Guest stay caused by Guest(s) or any member of Guest group(URL HIDDEN)13. SPORTS AND ACTIVITIES
The Owners shall not be liable for any injuries, damage or loss to any person or property whatsoever and howsoever caused consequent upon or arising out of or in connection with Guest participation in or attendance at winter and/or summer sports and/or activities during Guest stay. Guest accepts that Guest and any member of the Guest's party skis and enjoy other winter and summer sports and/or activities at own risk within the restrictions imposed by the resort or other authorities.(URL HIDDEN)
No animals/pets are allowed in the property.
Smoking is strictly prohibited in or around the property (including the garage). The Owners reserve the right to evict from the property and cancel the remainder of the booking without refund any group breaking this condition.
If any smoking paraphernalia/odor is found in, or around the property the Guest(s) will forfeit their entire deposit plus any additional costs to replace damaged items caused by smoking.
The Guest(s) shall not throw any paper or other combustible materials in the fireplace(s). The Guest(s) shall use all fireplace(s) responsibly. No other fire is allowed anywhere on the property.
Due to the inherent fire hazards it is strictly forbidden for any Guest to remove ashes from the fire place. This task will be undertaken by the Owners or Owner's housekeeper(s) only(URL HIDDEN)
17. MINIMUM AGE REQUIREMENTS
At least one member of the party must be over 25 years old.
18. OCCUPANCY AND VISITORS
No additional persons other than those identified in the initial booking shall reside at, visit or make use of the property at any time. No parties or gatherings of any kind without the express advance written permission of Owners. The Guest(s) agree that all members of the booking group shall comply with these Booking Conditions
19. CLEANING AND EXCESSIVE CLEANING COSTS
Guest is responsible for paying excessive cleaning costs (above the stated cleaning charge ). Anything that results in additional cleaning or extra work of any kind for the Owners and/or housekeeper(s) will result in an extra charge over and above the Cleaning Charge such extra charge to be determined by the housekeeper(s) and/or Owners and shall be deducted from the damage deposit.
20. HOT TUB
Guest(s) must shower before entering the hot tub. The Guest(s) must adhere to the rules and guidelines posted on the exterior wall next to the patio door leading out of the living room. These rules must be strictly adhered to for health and safety as well as operational reasons. The Owners will not be liable for any illness, injury or damages incurred due to breach of the said rules.
Children are not permitted in the hot tub at any time without adult supervision.
When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.
DO NOT STAND ON THE HOT TUB COVER. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and the Guest(s) will be charged for a replacement.
Remember when not using the hot tub; please leave the cover on so the hot tub will stay warm.
A deduction may be made from the damage deposit if Guests leave items in the hot tub or in the surrounding area.
Blue towels are provided for guests when using the hot tub. White bathroom towels are not to be taken outside.
Breach of these rules shall result in deduction from the damage deposit.
The house has fee Wi-Fi up to an average of 3 GB per day. Additional use will be charged at cost plus a $25 administration fee. Downloading and/or streaming of You Tube, films, music and similar is strictly prohibited.
Guest(s) shall use the free internet service for legal purposes only and shall not or permit the use of the internet router/service either wired or wireless for any illegal activity. Such activities include but are not limited to: downloading pirated software and/or movies, running an illegal business, streaming pirated material. If any illegal activity is found to have taken place during the guest(s) occupancy they agree to take full responsibility for their actions and to indemnify the Owners of any wrongdoing that may arise as a result of such activity. This includes but is not limited to any legal recourse and/or financial penalty taken by authorities against the Owners
Campers, mobile homes, trailers, and tents are not allowed anywhere on the property.
Vehicles are to be parked in the garage or on the driveway.
The Guest(s) agree to use the parking area responsibly.
The Guest shall not park any vehicles outside the boundary of the driveway and shall not park any vehicle on the road. The Strata imposes a fine of minimum CAN $200 per incident for parking on the road and any fine imposed will be deducted from the damage deposit.
23. ITEMS LEFT BEHIND(URL HIDDEN)All personal property, furnishings, personal affects and other items brought into the Property by the Guest(s) shall be at the sole risk of the Guest(s) with regard to any theft, damage, destruction or other loss and the Owners shall not be responsible or liable for the same for any reason whatsoever. The Owners are not responsible for things that get left behind, however they will do their best to return items to Guest subject to a a minimum charge of CAD$35.00 plus postage. The Owners are not responsible if Guest(s) items are lost or damaged in the mail and Owners recommend that items are returned to Guest by registered post. The Owners and their agent(s) reserve the right to dispose of items left behind as they see fit if there is no claim after 30 days of Guest(s) checkout date
24. BREACH OF BOOKING CONDITIONS
Material breach of these Booking Conditions shall result in Guest(s) being immediately evicted from the property and forfeiting the rental payment plus damage deposit in whole along with any extra costs associated with each infraction.
25. INDEMNIFICATION AND HOLD HARMLESS; RIGHT OF ENTRY; ASSIGNMENT.
(URL HIDDEN)Guest(s) covenant and agree to indemnify and hold harmless the Owners and their agents, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by the Guest(s), permitted guests, visitors or agents, representatives or successors of the Guest(s) due to any claims relating to destruction of property or injury to persons or loss of life sustained by the Guest(s) or family, friends and visitors of the Guest(s) in or about the property(URL HIDDEN)Guest(s) expressly agrees to save and hold the Owners harmless in all such cases.
(URL HIDDEN) Guest(s) agrees that the Owners(s) and/or its respective representatives may enter the property during reasonable hours to clean, inspect the property, to carry out repairs, improvements or alternatives thereto, as the Owners may deem appropriate.
(URL HIDDEN) Guest(s) shall not assign the booking reservation or sublet the property in whole or part without written permission of the Owners.

Please be sure to adhere to these rules at all times
· The property is a non-smoking property, including the garage. Smoking is only permitted outside with the doors to the unit completely shut. Please properly dispose of cigarette butts and ash. A fee will be charged (and deducted from the security deposit) if there is evidence of smoking in the house, including the smell of smoke.
· No outdoor footwear is to be worn indoors. We specify this in order to avoid damaging the floors. Please note that the wood floor in the main floor is easily marked by outdoor footwear so it is in your interest to adhere to this rule as repairs to the flooring will be expensive!
· Please park in the garage and driveway. There is ample parking space here. Please keep the roadway clear for snow removal and emergency vehicles.
· Please respect your neighbours. Loud and rowdy behaviour will not be tolerated and will be reported by our neighbours to the police. Noise levels should be kept to an absolute minimum after 11pm. There are permanent residents in this neighbourhood, including the immediate houses on both sides of the property, who will not tolerate an abuse of this rule. If this rule is not adhered to this could lead to immediate expulsion. The Owners reserve the right to deduct sums from the damage deposit and/or not to refund the security deposit for any breach of this rule and/or any breach of noise bylaws or Strata Corporation terms.
· Please leave the property clean and tidy on your departure and comply with our check out procedure set out below.
Access to the house is through the side entrance door to the right of the main entrance door, via key pad. For security reasons we will not provide you with keys to any other door, including the main front door.
For security reasons the side entrance door should be locked during the night and at all times when the property is not occupied

The temperature and timer is pre-set to keep the house pleasantly warm. Individual room thermostats can be used to adjust specific room temperatures. From experience we have found that it is most comfortable if the bedroom wall thermostats are set at 5C to 8C otherwise the bedrooms can become too hot.
Cooker, Microwave and Dishwasher
Operating manuals to the above appliances can be found in the drawer to the right of the cooker. We would be grateful if you would wipe down the cooker and microwave after use. Ensure the cooktop is cool and use a soft cloth or paper towel to remove all cleaning cream residue. Please refer to the laminated instruction pages (in the kitchen) for further information for using and cleaning the oven and cooktop.
Please unplug the kettle, coffee maker and toaster when not in use.
Main Floor Half Wall
We request that you do not sit, lean or jump/vault over the half wall at the base of the staircase in the main (middle) floor or place drinks on top of it. The wall is not designed to be weight bearing and may be damaged as a result.
Contains TV, DVD player and IPOD/MP3 dock. There are DVDs in the TV cabinet and games/puzzles in the drawer next to the reading chair in the kitchen. Please return after use.
Please do not take apart or sleep on the sectional sofa. This is strictly forbidden in order to avoid damage to the sofa.
Sliding down or hanging off the bannisters is strictly forbidden for health and safety reasons and to prevent damage.
Washing Machine and Dryer
Operating instructions are located on the walls in the laundry room in the basement. The iron and ironing board are in the basement closet.
Cleaning products can be found under the kitchen and bathroom sinks and in the basement closet (under the stairs) and laundry room. Guests with young children – please remove sticky hand/finger prints from walls and windows!
The BBQ is fuelled by propane and is located on the patio. Guests are supplied with one tank of propane for their use. Refills are charged at cost (including delivery charge). When finished cooking please clean the grill (making sure all food stuff are burnt off) and ensure that the valve is shut. Please use a grease can to collect all fat: a standard food can, placed in the grease can holder, will suffice. Never leave the BBQ unattended when in use. If you are having trouble containing a fire, turn off the gas and close the lid. Ensure the propane is shut off after using the BBQ. Thoroughly clean the BBQ grilles and utensils after use. This is important so as to reduce the risk of attracting bears - bears really do love dirty BBQs but can damage BBQs beyond repair and also become a pest for the residents. Failure to properly clean the BBQ will incur an additional cleaning/replacement charge which will be deducted from the security deposit.
Safety rules are located on the exterior wall next to the patio door leading out of the sitting room. These must be strictly adhered to for health and safety as well as operational reasons. The Owners will not be liable for any illness, injury or damages incurred due to breach of the said rules. Please ensure that the hot tub is switched off and fully covered when not in use. Please note that the hot tub is serviced/inspected weekly throughout the whole year and any damage or misuse will be immediately reported to us. If you experience any problems when using the hot tub (e.g. low temperature, low water level) please telephone our hot tub service company on (PHONE NUMBER HIDDEN).
Blue towels are provided for guests when using the hot tub. White bathroom towels are not to be taken outside.
Skis and Snowboards
Please store all winter sports boots and equipment in/on the racks provided in the garage. These are not to be taken into the house at any time for any reason.
The boot warmers are operated by a switch at the base of each machine. For safety reasons, please do not leave the boot warmers on for prolonged periods of time or overnight. Please ensure that the boot warmers are switched off prior to your departure. From our own experience, we recommend that the boot warmers are turned on while you have breakfast or for an hour before going skiing/boarding. This is sufficient to dry and warm boots.
The garage is heated. During the winter we recommend setting the thermostat at 3C in winter and 0C in summer. Please set the thermostat to 3C on departure in winter and to 0C in summer
The garage door is operated by a switch on the wall near the entrance to the house or the remote control which is hanging on the emergency cord inside the garage. We recommend that you do not remove the remote control from the cord to avoid losing it. If the remote control is found to be missing following your departure this will result in a charge (for replacement cost plus administration charge) which will be deducted from the security deposit.
For safety reasons please ensure that all ash is cold before removing from the internal or external fireplaces. All ash must be disposed of properly in the communal garbage disposal unit (see below). If you prefer not to clean out the fireplaces this will be done by our cleaning staff at the end of your stay.
Wood is stored outside at the rear of the property. If it is necessary to cut any of the wood this must be done outside, not inside the property. We have provided a small axe for chopping wood plus a chopping block. Please do not use the large log seats for chopping wood. For security and safety reasons please ensure that the axe is stored in the house, by the fireplace, when not in use. In no circumstances should the axe be left outside when the property is unoccupied.
Satellite TV is provided in the sitting room on the middle floor. There are TVs in the ensuite bedrooms in the basement and on the upper floor which operate DVDs only. If signal is lost this may be due to snow on the garage roof adjacent to the satellite dish. There is a long reach roof rake in the garage which can be used to rake snow away from the roof and/or the satellite dish. Please be careful not to knock/move the satellite dish as this could affect signal. If there is snow on the satellite please only gently tap the bracket attaching the satellite dish to the roof. This should be sufficient to remove any snow from the dish.
The house has free WiFi (Telus 0543) up to an average of 3gb per day. Additional use will be charged at cost plus a $25 admin fee. The access code is (PHONE NUMBER HIDDEN).
Garbage and Recycling
Garbage cans are located under the kitchen sink and in the bathrooms. Extra garbage bags are located under the kitchen sink. Please place all garbage bags, securely tied, in the communal garbage disposal block (turn left out of the house and go to the end of the cul de sac). The key pad access code is 1188. If the communal garbage disposal block is locked you will find other garbage disposal blocks on the hill which you can use. Recycling items can also be left in the garbage disposal block.
Please record all breakages and damage in the “Honesty Book” that you will find in the drawer to the left of the cooker. Notification this way will minimise any deduction from the security deposit as our staff will not have to incur time charges in checking for damage. Where possible, please replace broken or damaged items on a “like for like” basis. Most items can be purchased in Golden. If a major item is damaged please inform us forthwith (contact details above) so that we can take steps for early repair or replacement.
All doors and windows must be properly secured and locked at all times when the property is not occupied.
The electric fuse box room is located in the small basement bedroom, clearly marked with a “Danger” sign. If the electrics trip you can try and reset the trip yourself or telephone Helen Kenyon (contact details above). Please note that children are not permitted to enter the fuse box room.
Mains Water Tap
The mains water tap is located in the small basement bedroom to the right of the electric trip board. The tap is identified by a laminated sign. In the event of a water leak please turn the mains water tap to the off position. Please report any water leak immediately to both Farah Fairclough and ourselves (contact details above).
Departure time is strictly 10am unless otherwise pre-arranged.
Overall, guests should leave the property in good order. Specifically,in order to ensure a smooth transition to the next guest please:
· leave all used bathroom towels on the floor of the bathrooms
· strip all sheets and shams from used beds and leave on bedroom floor
· load all dirty dishes into the dishwasher and turn on
· wipe all kitchen and bathroom surfaces clean hardwood floor (a vacuum cleaner or pan and brush is in the basement closet under the stairs) and sweep the granite hearth (but do not clean out the fireplace - our cleaners will do that).
· Unplug the toaster, kettle and coffee maker
· clean the BBQ, with any foodstuffs burnt off, and ensure the propane gas is turned off. This is important for health and safety reasons - bears love dirty BBQs and we the dangers or gas are well known
· leave used hot tub towels (the blue towels) on basement floor outside laundry
· ensure all garbage and recycling items are removed from the property and properly disposed of
· set all thermostats in the bedrooms to 5C
· set the thermostat in the garage to 3C
· report all broken/damaged items
· ensure that all doors and windows are closed securely and locked.
Failure to comply with the above may result in an additional charge which will be deducted from the damage deposit. Failure to ensure that all doors and windows are closed securely and locked on your departure may result in forfeiture of the damage deposit in full.
Minimum 5 nights booking at Christmas and New Year and minimum 4 nights booking at all other times unless otherwise agreed by Owner.
Photographic ID (driving licence for US and Canadian citizens; passport for other nationalities) and residential address for booking guest and one other adult member of the booking party to be provided with confirmation of booking.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
