The space

Location, location location! This spacious home is in the very heart of Austin - just a few blocks away from Zilker Park and 2 miles from downtown.

The home offers 4 bedrooms and three full baths to accommodate a family or large group. A swimming pool in the backyard, large screened-in porch, full size piano, flat screen tvs with Netflix and even a pinball machine are there for your entertainment.

The furniture and appliances are all new, and the home is in perfect condition.

Guest access

The home sits on over 1/4 acre with a gated backyard, and you will have access to it all. The swimming pool in the backyard is gated as well for safety. We provide you with the keys to the house and passwords to the wifi and then hope you enjoy your stay!

Interaction with guests

This is our primary residence, but we have a condo that is 5 minutes away where we stay when renting out our home. We will greet our guests when they arrive and provide keys and instructions. During your stay, we will be available if needed, but we respect your privacy.

Other things to note

We require guests to sign a waiver for the swimming pool prior to arrival. We can provide a copy of this prior to making a reservation.

This license agreement (“Reservation”) is between you, the Licensee of rental property (“Guest”), and Emerson Guest Properties, LLC (“EGP”), the Licensor authorized by the owner (“Owner”) of said rental property (“Property”), as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. License:
a. In consideration of the monies paid and promises contained herein, the Owner does hereby grant to the Guest, the license to use those premises during the period as indicated in the Reservation.
b. Guest acknowledges that he/she is occupying the premises only as a licensee of the Owner, and that this agreement does not create a landlord-tenant relationship, or any other interest in the Owner’s property.
c. Owner and/or EGP reserve the right to revoke the license agreement “at will”.
d. Owner and/or EGP retain absolute control over the premises.
e. Owner and/or EGP agree to supply the licensee of all the essential services required for the licensee’s permitted use of the premises.
f. The license described herein is non-transferrable.

Liability and Indemnification: The Property is privately owned. The Owner and/or Emerson Guest Properties, LLC is not responsible for any accidents, injuries or illnesses that occur while Guest, Rental Party and/or invitees (registered or not) are on the premises. Nor is the Owner responsible for the loss of personal belongings or valuables. It is understood that Guest, Rental Party and/or invitees (registered or not) are expressly assuming the risk of any harm arising from their use of the Property. Owner will not assume liability for 1) any personal property or equipment of Guest, Rental Party and/or invitees (registered or not), or 2) any injury to Guest, Rental Party and/or invitees (registered or not) brought to the Property. Guest, Rental Party or invitees (registered or not) hereby indemnify, defend, and hold harmless the Owner and/or Emerson Guest Properties, LLC, agents, or successors-in-interest from any claims, actions, damages, liabilities, costs and expenses arising out of the rental of the Property. Guest, Rental Party and/or invitees (registered or not) assume all risk and waive all claims they may have against the Owner and/or Emerson Guest Properties LLC, agents, or successors-in-interest for damage to or loss of property (including theft) or injury to persons within or about the Property arising out of 3) use of the Property, or 4) breach of obligations under this Agreement, except for such damage, loss, or injury caused by the gross negligence of Owner and/or Emerson Guest Properties LLC, agents or successors-in-interest. SUCH ASSUMPTION AND WAIVER SHALL INCLUDE AN OBLIGATION ON GUEST, RENTAL PARTY AND/OR INVITEES’ PART TO INDEMNIFY, DEFEND AND HOME HARMLESS THE HOMEOWNERS, EMERSON GUEST PROPERTIES LLC, AGENTS, AND SUCCESSORS-IN-INTEREST FROM AND AGAINST ALL COSTS AND EXPENSES, CLAIMS AND LIABILITIES ARISING FROM SUCH DAMAGE, LOSS OR INJURY, INCLUDING ATTORNEY’S FEES AND COST, WHICH OBLIGATION SHALL SURVIVE THE EXPIRATION OR EARLIER TERMINATION OF THIS AGREEMENT.


Rental Rules
1. Smoking and Vaping are NOT allowed inside.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners and/or Emerson Guest Properties LLC are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and/or Emerson Guest Properties LLC are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Please respect the homeowner and neighbors by refraining from making excessive noise, playing loud music, or having an excessive number of people at the house at any time.
a. Events and parties are not allowed. This home is located in residential neighborhood. Loud noise, especially outside, is always discouraged, and strictly prohibited after 9pm. If neighbors can hear you or music from inside, that is also a violation of the noise policy. The security deposit will be forfeited if noise violations occur, and management reserves the right to terminate the rental early if deemed appropriate. If you are coming/going for a night out on the town, please be mindful of car door noise, etc when you return home
b. Illegal substances and/or activities are strictly prohibited.
c. Owner or Owner’s Representative reserves the right to ask guest to depart the premises if these rules is ignored.
6. Only use appliances for their intended uses
7. PETS are NOT allowed at this property.
8. PARKING – Driveway parking is available. Street parking is also allowed.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
a. All dishes used should be run through the dishwasher or hand washed prior to departure.
b. Please place any used towels in the bathtub prior to departure. Sheets can remain on the beds. Thanks!
10. Check out Policies. Guest should be checked out of home by 11am of last day, unless another time is specifically agreed upon. After making sure the house is securely closed up, please place all keys in lockbox and relock. Missing keys will result in a rekey fee being deducted from the security deposit.

The place was absolutely perfect for our group! The open floor plan with the kitchen, dining area and living room was great for all of us to hang out. We absolutely loved the pool and grilling out for lunch was a perfect way to enjoy the screened in porch downstairs. Couldn't imagine a better place to spend our weekend in Austin!

Great location - close to the Zilker park (with a 1,000 foot swimming area and diving board) as well as a walking trail. Also very close to DTATX and SoCo areas. Common space is perfect for a big group. Chris + Vanessa were very communicative and it was an overall great stay.

This was definitely my best Airbnb experience yet. Chris and Vanessa's Austin home was perfect for our party of six's 4-day getaway. We arrived late at night to it being decked out with Halloween decorations and Trader Joe's snacks, which was a lifesaver after a long flight. The home itself is SO beautiful, super clean, comfortable, and really had anything we needed. The screened in porch and the pool were awesome bonuses to the fact that each couple had their own room AND bathroom. Chris was very easy to communicate with prior to and during the trip, and was very attentive to anything we needed. He came by every day to make sure the pool was clean for us and suggested some great places for us to visit. We had so much fun in Austin and the house was a big part of making it so wonderful. Chris and Vanessa have such a beautiful home in a wonderful part of Austin, and it truly made our ACL experience! Chris greeted me after arrival and gave a short but comprehensive tour--and the place is even better than the pictures. The screened porch was wonderful in the cool morning and evening air, the beds were comfortable, and the three full bathrooms were impossible to beat with our group of seven. The large windows and views from the living room made the house hard to leave in the mornings! Zilker Park and several restaurants were within easy walking distance through quiet neighborhood streets, and access to downtown Austin was very simple. Whether you are coming for ACL or just to visit Austin, you cannot go wrong if you stay at Chris and Vanessa's fantastic Austin home.

Chris was awesome! He was very easy to communicate with before we came, and once we arrived welcomed us in person to his beautiful home. We came for Austin City Limits and the 8 of us (4 couples) found the house very comfortable as well as very well positioned to the show which was just a 10 minute walk down the hill. We loved our stay and cannot wait to make it an annual tradition!

Chris was very friendly and a great host. He was incredibly helpful in giving us alternative options when we arrived to thunderstorms and some of our outdoor activities were unavailable. He had a handy folder with all the information and walked us through all of the amenities of the beautifully decorated home. The space has a lot of natural light, enough bathrooms for 8 women, a good sized pool to hang out/around/in, and a really cool pinball machine. Chris and Vanessa had prepared a lovely basket of organic snacks for us. We were really close to downtown and a lot of the activities that we had planned. Barton springs was close enough to walk to but we ended up not going due to the rain.

Eight of us came to Austin and this house was perfect. There were many areas worth seeing within walking distance or a short drive from us. We were easily able to hire a ride to downtown and other areas when we didn’t want to drive. Best of all we loved coming back to a quiet home and spending time around the pool. Kitchen was well stocked, house was exceptionally clean and Chris was very accommodating. It couldn’t have been better!
