The space

Upon arriving to this one-of-a-kind estate, guests drive up a paved, winding road through aspen and pine trees to find a remarkable log home with garage parking available for up to three vehicles and a separate guest house, perfect for those seeking extra privacy. A striking wood and copper door greets guests, opening into an impressive great room with Venetian Plaster walls, hardwood floors and flagstone floor detailing which continue throughout the home. At first sight, the massive picture windows, framed by vaulted, wood beam ceilings boast spectacular views of the San Sophia Ridgeline. In the foyer, a well-placed settee sits to the left for easy boot removal by visitors. Ahead, the living space offers a large sofa and four leather armchairs which surround the oversized gas fireplace with stone mantle and hearth. Just beyond lies a seating area consisting of a low table and four cozy armchairs. The home’s elevator is positioned on the west wall of the room, allowing for easy access to the lower levels below, while a single door off the east end of the room leads to the extensive patio system, which on this level is occupied by a bench, two high top tables for four and a dining table for six. Upstairs, a study overlooks the living area, and provides a quiet space in which to work with its large desk, Mac computer (available for guest use), flat screen TV, leather love seat and window seats.

Adjacent to the living room, the dining room features a large wooden table with seating for up to twelve guests, and the same incredible San Sophia views. Serving this area is the gourmet kitchen, fit for even the most discerning chef. Equipped with gorgeous granite countertops, breakfast bar for six, custom cabinetry, La Marzocco espresso machine, stainless steel appliances from Viking and SubZero, including dual refrigerators, dual dishwashers, dual ovens, a six burner stove with griddle and ice machine, the kitchen is everything a chef could desire. Enjoy brilliantly prepared meals at the breakfast table, to the west of the kitchen, with seating for up to six guests beneath the ornately detailed iron and antler chandelier. Access to the home’s patio and six burner grill is also available from this space, allowing for the perfect space from which to enjoy an aperitif with a view.

Opposite the great room and kitchen on the home’s main level is the grand Master Suite, a romantic hideaway with lovely details throughout. Through an intricate stone archway, guests walk past the intimate reading nook and into the Master Bedroom, a large room with king size bed, picturesque views of the San Sophias, flat screen TV, gas fireplace with rounded hearth, two wingback chairs and a private patio with two chairs from which to enjoy the ski run views, accessed through French Doors. The en suite Master Bathroom allows for total relaxation with its large steam shower, deep jetted soaking tub with a view and dual vanity sinks set in luxurious granite countertops like those throughout the rest of the home’s bathrooms. Beyond the master bedroom, an L-shaped hallway leads to a powder room as well as a home office and guest room, ideal nanny’s quarters with its queen size bed, flat screen TV, door to the front exterior and en suite bathroom with glass shower and bench.

Rounding out the main living level, guests will find another powder room, as well as a mud room with with bench seating, cabinets for storage and a coat closet with laundry shoot to the levels below.

Heading downstairs the flagstone staircase, the large den is the perfect place for entertaining with a game table for two as well as its sectional sofa and two armchairs surrounding a flat screen TV and gas fireplace. Positioned between this sitting area and the doors to the exterior patio is the home’s pool table, which also enjoys the San Sophia view! A full kitchen with mini fridge, ice maker, microwave, dishwasher and bar seating for three allows guests to enjoy a convenient snack whenever they like. Off the west wing of this lower level, two identical king guest suites each feature wood beam detailed ceilings, which are also present throughout this floor, as well as a single armchair, flat screen TV, French doors to the exterior, walk-in closet and en suite bathroom with glass shower and bench. The third and final king guest suite on this level serves as a second master bedroom with its four poster bed, settee, two armchairs with ottoman, flat screen TV, walk-in closet and French doors to a patio with a high top table for four. The second Master Bath is beautiful and inspires relaxation with its dual vanity sinks, steam shower with bench and jetted soaking tub. Opposite these bedrooms is a wine cellar, powder room and laundry room with two washers, three dryers and a sink with plenty of counter space. For those looking to sooth sore muscles, the end of the hall plays host to an in-home spa with a large in-ground hot tub with massaging waterfall feature, as well as a powder room and two massage rooms with in-room sinks.

This level’s east wing is ideal for the children in the group with two bunk rooms, each with four twin beds, flat screen TV, armchair and en suite bathroom with glass shower and dual vanity sinks. Across the hall is one of our favorite in-home theaters with traditional movie style seating for fifteen, as well as a popcorn machine, mini fridge and a plethora of movie watching options from which to choose.

The home’s lowest level is full of surprise as guests descend onto a virtual playground that the whole family is sure to enjoy. To the left, everyone will love the arcade with its free games including two racing games, two pinball machines, Miss Pacman, basketball, foosball and large flat screen TV. Continue through the arcade down a long, narrow hall to find the AMF Bowling Alley with scorekeeping system, bench seating and bowling shoes for guest use. The mud room is positioned at the bottom of the staircase and is equipped with boot heaters and coat hooks and is followed by an exercise room with treadmill, elliptical, resistance training machine and bench, as well as two TVs. The adjacent locker room allows guests to change into swimsuits for using the steam room or the 24-person hot tub, located just outside on the expansive lower level patio. The final three guest bedrooms are also located on this level of the home and boast two identical king guest bedrooms with French Doors to the patio, flat screen TVs, walk-in closets and en suite bathrooms with tub/shower combinations. The tenth and final bedroom in the main house has a full size bed in addition to a chair with ottoman, flat screen TV, walk-in closet and glass shower.

A separate guest house sits adjacent to the home at the far end of the driveway and offers the same great ski access as the Autumn Ridge Main House onto the Double Cabins ski run. The home’s ground level offers access to the garage, as well as a powder room and large mudroom with wrap around bench seating, cubby storage and plenty of coat hooks. Coming upstairs, guests enter into the kitchen with bar seating for four, stainless steel appliances, granite countertops and a closeted stacked washer/dryer. A small dining area with table for four adjoins this space to the living room with flat screen TV, leather sofa and cozy armchair which enjoy the warmth of the gas fireplace. A balcony off this sitting area overlooks the ski run, still enjoying San Sophia views. The guest bedroom features a flat screen TV, queen bed and surplus of windows including a Juliette balcony, allowing for plenty of light and outstanding views in this relaxed space. The en suite bath offers a glass shower.

CANCELLATIONS
Deposit refunds are available if a reservation is canceled in writing not less than sixty (60) days prior to arrival date. In the event of a timely cancellation, Guest's entire deposit shall be refundable, less the first night's rent and tax and the non-refundable service fee and tax. No refunds are available within 60 days or less of scheduled arrival time.
NUMBER OF OCCUPANTS
The number of nightly occupants cannot exceed the maximum number of occupants described for each property without prior arrangements.
DAMAGE INSURANCE
The damage waiver includes Damage Insurance for up to $3,000 in lieu of a security deposit. The Damage Insurance covers unintentional damages to the Property interior that occur during the Guest's occupancy of the Property, provided they are disclosed to the Rental Agent prior to check-out. The Damage Insurance will pay a maximum benefit of $3,000.
DAMAGE REPAIR
Guest is financially responsible for the costs of repairing any damage caused by Guest or Guest's guests that occurs while Guest is occupying the unit. Guest specifically acknowledges that Telluride Rentals has the right to charge Guest's credit card for any such damages not covered by Damage Insurance.
REPORTING DAMAGE
Upon first occupying unit, Guest is responsible to immediately report any damage found. Failure to do so will make Guest financially liable to pay for repair of said damage.
NO SMOKING ALLOWED IN ANY PROPERTY
Guest may be required to immediately leave the Property, or be removed, in which case the Guest forfeits all rights to the return of any unused Rental Fees. Guests violating this policy will be charged a minimum cleaning fee of $500 which shall be billed to the Guest's credit card.
NO PETS ALLOWED WITHOUT PRIOR ARRANGEMENTS
If an unauthorized pet is in the Property, the Guest shall be responsible for all damage caused by pet. Guest and the Guest's guests and invitees will be required to immediately leave the Property or be removed. If Guest is in breach of this no pet prohibition herein, Guest forfeits the right of the return of any unused Rental Fees. Guest violating this policy will also be charged a cleaning fee in the minimum amount of $500 and the Guest's credit card shall be charged for all costs incurred by Rental Agent to repair any damage to the Property caused by the pet. ALL PET STAYS NEED APPROVAL
All pet stays require owner approval and the addition of a pet cleaning fee as well as a refundable security deposit. Despite a property being “Pet Friendly” the amount, breed, and size of any pet stay needs to be approved before guest stay.
CLEANING
Guest is responsible for leaving unit reasonably clean and orderly at departure. At its sole discretion, Telluride Rentals reserves the right to charge Guest for cleaning services if this requirement is not reasonably met. If you wish to have a mid-stay cleaning/cleanings, you must make those arrangements through Telluride Rentals with at least thirty (30) days advance notice or we cannot guarantee that this service will be available. Any cleaning services not cancelled with at least 24 hours notice will be subject to a charge of one hour.
ADDITIONAL RENTAL TERMS AND CONDITIONS
These terms and conditions are in addition and are supplemental to the rental terms set forth above. The term "Rental Agent" refers to Telluride Rentals. The term "Property" refers to the property which is the subject of the rental agreement between Rental Agent and Guest.

The Damage Insurance plan protects Guest from accidental damage to or a theft within the Property up to $3,000 ("Damage Insurance"). The Damage Insurance covers unintentional damages to the Property interior that occur during the Guest's occupancy of the Property, provided they are disclosed to the Rental Agent prior to check-out. The Damage Insurance will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the Guest's credit card. If any damage to real or personal property of the Property occurs during the Guest's occupancy as a result of inadvertent acts or omissions of the Guest or the Guest's invitees, the Insurer will reimburse the either the Rental Agent or the owner of the Property for the cost of repair or replacement of such property up to a maximum benefit of $3,000. ANY COSTS OVER AND ABOVE $3,000 SHALL BE THE PERSONAL RESPONSIBILITY OF THE GUEST.
The Damage Insurance must be purchased at the time the reservation is placed and is included in the Initial Deposit. By submitting payment for the Damage Insurance with the Initial Deposit, the Guest authorizes and requests CSA Travel Protection and Insurance Services ("Insurer") to pay directly to Rental Agent and/or the Owner of the Property any amount payable under the terms and conditions of the Damage Insurance.

Lost Keys/Parking Passes/Garage Door Openers. Guest shall be responsible for a fee in the amount of $100 for each key, parking pass and/or garage door opener provided to the Guest for the Property that is not returned to the Rental Agent, plus the actual cost of replacement of the key, parking pass or garage door opener, which may include the costs of re-keying locks. The Guest's credit card will be charged for all replacement fees and costs.
Maintenance And Damage. Guest acknowledges that, unless the Rental Agent is notified immediately upon occupancy, the Property including the furniture, furnishings and appliances shall be deemed to be in good working order, condition and repair. Guest shall keep the Property in a clean and sanitary condition, and shall immediately notify Rental Agent of any damage to the Property or its contents, or any inoperable equipment or appliances. Guest shall surrender the Property, at termination, in as good condition as received, normal wear and tear excepted. Guest shall not commit any waste upon the Property or any nuisance or act which may disturb the quiet enjoyment of any neighboring occupants. Guest hereby acknowledges and agrees that insurance policies of the Rental Agent and the Owner of the Property do not cover the Guest's personal property.
Damage from Ski Boots and Ski, Snowboard or Other Recreational Equipment. Please be advised that ski boots and other ski, snowboard or other recreational equipment can cause substantial damage to the interior of the Property. Wearing ski boots or storing other equipment such as skis or snowboards inside of the Property is strictly prohibited, except in entryways, ski rooms and mudrooms. Any damage to the Property caused by ski boots or other improper footwear, or other ski or snowboard equipment to carpeting, hardwood, tile or stone floors or walls shall be the repaired at the cost of the Guest. Guests are also requested to refrain from wearing shoes inside the Property. Guests are encouraged to bring slippers or other appropriate indoor footwear for use during Guest's occupancy of the Property.
Damage from Bike Storage.
Please be advised that no bikes should be stored inside the home.
Laws And Rules And Regulations. Guest shall comply with all statutes, ordinances and requirements of all municipal, state and federal laws regarding the Property, including the use, possession, production or sale of illegal drugs. Guest further agrees to adhere to all rules and regulations set forth by the regulatory parties for the condominium complex or homeowners association in which the Property is located (if any), including rules with respect to smoking, noise, odors, disposal of refuse, pets, parking and use of common areas.
Hot Tubs and Other Amenities. If a Property contains a hot tubs, sauna, spas and steam rooms, the use of such amenities within the Property is at the Guest's own risk. The Property is located at a high elevation and Guests are urged to exercise caution when using these types of amenities. Proper precautions and acclimatization to altitude is recommended.
Construction Activities. Telluride and Mountain Village are growing resort communities. There are various construction projects that may be ongoing during Guest's stay that Rental Agent has no control over. Rental Agent shall use its best efforts to notify Guests of any construction projects in the vicinity of the Property that may impact the Property at the time of booking, however, Rental Agent makes no representations or warranties as to the future status of construction projects that may impact Guests during their occupancy of the Property.
Unavailability of a Desired Property. If for any reason beyond the control of Rental Agent, the Property is unavailable, Rental Agent may cancel this Agreement and refund in full to Guest all payments made hereunder by Guest. Rental Agent will make every effort to provide suitable equivalent lodging; however, Rental Agent makes no representations or warranties that it will be able to locate suitable equivalent lodging. Rental Agent shall not be responsible to Guest for any differences in costs between the Property and any other lodging found in the event that the Property has become unavailable. In the event that this Agreement is canceled due to the unavailability of the Property, Rental Agent shall not be responsible to Guest for any damages Guest might incur, including, but not limited to, lost deposits or fees for travel, ski tickets or lessons.
Indemnification And Waiver. Guest will indemnify, defend and hold harmless Owner of the Property and Rental Agent from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, Guest's guests or licensees or their personal property arising out of the Guest or the Guest's guests, invitees and licenses occupancy or use of the Property. Neither Rental Agent nor the Owner of the Property shall be liable for any damage or injury to Guest, or any other person, or to any property, occurring on the Property, unless such damage is the legal result of the gross negligence or willful misconduct of the Rental Agent or the Owner of the Property. Guest agrees to hold Rental Agent and the Owner of the Property harmless from any claims for damages, except for injury or damage caused by the gross negligence or willful misconduct of Rental Agent or the Owner of the Property. Guest agrees to waive and release the Owner of the Property and Rental Agent ("Released Parties") from any and all liability for costs, expenses or damages due to loss of property or for personal injuries or death ("Claims") which may occur to Guest and/or Guest's guests and licensees while on or about the Property, except for injury or damage caused by the gross negligence or willful misconduct of the Released Parties. Guest hereby assumes the risk of a Claim while using the Property. The waiver and release is intended to be a full and complete waiver and release of the Released Parties from any and all present or future Claims (known or unknown), except for injury or damage caused by the gross negligence or willful misconduct of the Released Parties.
Insurance. Guest acknowledges that neither Rental Agent nor the Owner of the Property's insurance covers any of Guest's or Guest's invitees' personal property, including vehicles, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause, except for injury or damage caused by the gross negligence or willful misconduct of the Rental Agent or the Owner of the Property. Rental Agent and the Owner of the Property recommend that Guest carry or obtain insurance to protect Guest, Guest's invitees and their personal property from any loss or damage.
Mediation And Dispute Resolution. Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, as a condition precedent to the institution of any litigation under this Agreement. Mediation fees, if any, shall be divided equally among the parties involved. In the event a dispute or claim cannot be successfully resolved through mediation, venue for any litigation shall be in San Miguel County, Colorado. The terms and provisions of the agreement between Telluride Rentals and Guest shall be construed under the laws of the State of Colorado. In any action or proceeding involving a dispute between Rental Agent and Guest arising out of this Agreement, the prevailing party will be entitled to reasonable attorneys' fees and any costs incurred in enforcing this Agreement.
Time. Time is of the essence of this Agreement.
No Waiver. Failure of Rental Agent to enforce any provision of this Agreement shall not be deemed to be a waiver. The acceptance of any fees or deposits by Rental Agent will not waive Rental Agent's right to enforce any provision of this Agreement.
Entire Agreement. The [insert name of page they shall receive (e.g. Reservation Confirmation), the foregoing plus any attachments or addendums hereto, constitutes the entire Rental Agreement between the parties and may be modified only in writing signed by all parties. Guest specifically acknowledges that by clicking the "Accept" box on the reservation confirmation page that the Guest is agreeing to be bound by all of the terms and provisions of Rental Agent's Terms and Conditions and any additions thereto. Clicking the "Accept" box on the reservation confirmation page constitutes entry by Guest into and acceptance by Rental Agent of the Rental Agreement for the Property without need for a signature by either party. If there is more than one Guest, all Guests are jointly and severally liable under this Rental Agreement.
NOTICES. Unless otherwise provided, any notice which either party may give or is required to give, may be given personally or by e-mailing Rental Agent at (EMAIL HIDDEN) or Guest at the address Guest has provided to Rental Agent in Guest's reservation request or at such other places as may be designated by the parties from time to time. Notice will be deemed effective immediately after mailing, or on personal delivery, or when receipt is acknowledged in writing.
CREDIT CARD AUTHORIZATION. Guest hereby authorizes Rental Agent to charge all deposits, fees, costs and charges arising under this Agreement to the Guest's credit card provided to Rental Agent. The reversal of any charges to Guest's credit card arising under this Agreement shall constitute a breach of this Agreement by Guest. In the case of any reversal of charge by Guest, this provision shall serve as express permission to Rental Agent to recharge the Guest's credit card for payment or to collect such fees, costs and charges by any other legal means. Guests shall be charged a 3.5% credit card processing fee for all amounts in excess of $5,000 that are paid by credit card.
NO ASSIGNMENT. This Agreement is not a "lease" of the Property, but rather a limited license to occupy the Property upon the terms and conditions set forth herein. Guest has no rights to assign or sublease, in any manner, the Property or any portion thereof. This Agreement may not be assigned by Guest without Owner's prior written consent. Guest shall be strictly prohibited from charging any third party for the use of the Property under any circumstances. In the event that Guest violates this provision, this Agreement shall be immediately and automatically terminated by Rental Agent and Guest shall be required to immediately vacate the Property and the Rental Agent shall be entitled to retain all funds paid by Guest.
