The space

Fully remodeled in 2014/2015, this 5 bedroom/4.5 bath won the Best of Art & Architecture award in the same year. Originally built in 1890 and past home of the Munchiando family, immigrants from Italy whose daughter hosted her wedding within this beautiful home, the current structure keeps this history alive with the impressive detailing that pays homage to its past charm.

Walk up to the light blue porch which extends the entire length of the home, where red lamps accent the quaint red bench that sits atop overlooking the home's box garden made from the past’s window trim. The peaks of Ajax, Ballard and Bear Creek offer a picture perfect vista from this amazing vantage point.

The history of this home has many chapters. The two charming navy blue doors at the front were maintained as a nod to a time when this property served as a boarding home for local miners. The door to the right serves as this home’s access point - notice the rope detailing that perfectly matches the molding throughout the open living and dining rooms upon entering. Hardwood wide plank floors stretch across the entire main floor, with pristine white walls and impressive furnishings. The open main level is home to the living room to the left of the entrance, and the kitchen and dining room to the right. A large oak table with handcrafted blue seating for up to 12 is lit by two Simon Pierce hand blown glass chandeliers, making this space perfect for a casual family dinner or a formal event.

The kitchen’s expansive granite countertops and custom made white wood cabinets slightly separate these two rooms as the home opens up into high-vaulted ceilings, exposed antique wood beams and skylights throughout. The large island made from the home’s original floor joists offers even more workspace for the family chef and a breakfast bar for three! If the British farmhouse sink, stainless steal appliances including a 6-burner gas stove and wine cooler don’t impress, the custom made wallpaper made from an 1896 photo of the past homestead and the beginnings of Telluride will amaze! The kitchen ends at the back door which opens to a small yard with grill and proof that the traditions of Telluride are still alive with the historic barn continued to be used today as town employee housing.

In the east corner, near the back door, is a sitting nook with armchairs and an adjustable coffee table. Enjoy a cup of tea and discuss the adventures of the day as you enjoy the aromas from the kitchen where breakfast is being prepared. A mudroom can be utilized in the back west corner with ample hooks and bench seating creating an easy space to gear up for the day.

The living room is furnished with a plush sectional couch, two leather chairs and two additional iron and leather stools, all centered around a modern chamcha tree slice coffee table with acrylic leg detailing and a warming fireplace set in stone and unfinished wood with flat screen TV above. The natural scattered light throughout this entire open space creates bright and inviting spaces to relax with friends and family.

Walking toward the north wing will lead to a well positioned powder room with porcelain pedestal sink and a British influence shown through the with white bead board and English bird wallpaper. Continuing down this hall is the first guest bedroom with hardwood oak floors, queen bed and an en-suite bathroom. The natural sunlight fills this room by skylight giving shine to the quartz countertops and glass shower.

The modern detail of oak handrails and glass banister staircase impress as guests reach the top level, home to two additional guest rooms and the Master Suite, all fully carpeted with queen beds, vaulted ceilings and exposed unfinished wood beams complimented by the flawless white walls. The Master is found in the east wing of the home with a beautiful view of the dramatic Ajax peak. The bathroom is equipped with white stone tiling, quartz countertops, heated towel racks and steam glass shower with bench and waterfall shower head.

The west wing accommodates the final queen guest rooms, both with picture windows and mountain views and skylights through which you can see the stars. The shared bathroom is found between the two guest bedrooms with oversized skylight above the quartz countertops, glass shower with waterfall shower head, and heated towel racks.

The grand stairway wraps down to the lowest level of the home, where guests will find an area perfect for family fun! Immediately enter into the game room with cubbies stocked full of puzzles, blocks and board games as well as a card table for adults and teenagers and small kid’s table – perfect game night. The downstairs sitting room in the west wing shares this open space, separated by a pocket door and equipped with flat screen TV, plush couch and 2 velvet chairs.

A bunk room is found in the north wing of the lower level, fully carpeted, with two captain bunks (full beds on bottom and twins on top) each finished with reading lights and outlets. A crib is placed in-between, providing sleeping options for children of any age. The neighboring bathroom is perfected with an oversized trough sink allowing all to brush their teeth in unison! A matching claw foot tub, original to the home, and shower combo and heated towel rack finish out this space. Neighboring this bathroom is the laundry room with full washer/dryer and utility sink.

CANCELLATIONS
Deposit refunds are available if a reservation is canceled in writing not less than sixty (60) days prior to arrival date. In the event of a timely cancellation, Guest's entire deposit shall be refundable, less the first night's rent and tax and the non-refundable service fee and tax. No refunds are available within 60 days or less of scheduled arrival time.
NUMBER OF OCCUPANTS
The number of nightly occupants cannot exceed the maximum number of occupants described for each property without prior arrangements.
DAMAGE INSURANCE
The damage waiver includes Damage Insurance for up to $3,000 in lieu of a security deposit. The Damage Insurance covers unintentional damages to the Property interior that occur during the Guest's occupancy of the Property, provided they are disclosed to the Rental Agent prior to check-out. The Damage Insurance will pay a maximum benefit of $3,000.
DAMAGE REPAIR
Guest is financially responsible for the costs of repairing any damage caused by Guest or Guest's guests that occurs while Guest is occupying the unit. Guest specifically acknowledges that Telluride Rentals has the right to charge Guest's credit card for any such damages not covered by Damage Insurance.
REPORTING DAMAGE
Upon first occupying unit, Guest is responsible to immediately report any damage found. Failure to do so will make Guest financially liable to pay for repair of said damage.
NO SMOKING ALLOWED IN ANY PROPERTY
Guest may be required to immediately leave the Property, or be removed, in which case the Guest forfeits all rights to the return of any unused Rental Fees. Guests violating this policy will be charged a minimum cleaning fee of $500 which shall be billed to the Guest's credit card.
NO PETS ALLOWED WITHOUT PRIOR ARRANGEMENTS
If an unauthorized pet is in the Property, the Guest shall be responsible for all damage caused by pet. Guest and the Guest's guests and invitees will be required to immediately leave the Property or be removed. If Guest is in breach of this no pet prohibition herein, Guest forfeits the right of the return of any unused Rental Fees. Guest violating this policy will also be charged a cleaning fee in the minimum amount of $500 and the Guest's credit card shall be charged for all costs incurred by Rental Agent to repair any damage to the Property caused by the pet.
CLEANING
Guest is responsible for leaving unit reasonably clean and orderly at departure. At its sole discretion, Telluride Rentals reserves the right to charge Guest for cleaning services if this requirement is not reasonably met. If you wish to have a mid-stay cleaning/cleanings, you must make those arrangements through Telluride Rentals with at least thirty (30) days advance notice or we cannot guarantee that this service will be available. Any cleaning services not cancelled with at least 24 hours notice will be subject to a charge of one hour.
ADDITIONAL RENTAL TERMS AND CONDITIONS
These terms and conditions are in addition and are supplemental to the rental terms set forth above. The term "Rental Agent" refers to Telluride Rentals. The term "Property" refers to the property which is the subject of the rental agreement between Rental Agent and Guest.

The Damage Insurance plan protects Guest from accidental damage to or a theft within the Property up to $3,000 ("Damage Insurance"). The Damage Insurance covers unintentional damages to the Property interior that occur during the Guest's occupancy of the Property, provided they are disclosed to the Rental Agent prior to check-out. The Damage Insurance will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the Guest's credit card. If any damage to real or personal property of the Property occurs during the Guest's occupancy as a result of inadvertent acts or omissions of the Guest or the Guest's invitees, the Insurer will reimburse the either the Rental Agent or the owner of the Property for the cost of repair or replacement of such property up to a maximum benefit of $3,000. ANY COSTS OVER AND ABOVE $3,000 SHALL BE THE PERSONAL RESPONSIBILITY OF THE GUEST.
The Damage Insurance must be purchased at the time the reservation is placed and is included in the Initial Deposit. By submitting payment for the Damage Insurance with the Initial Deposit, the Guest authorizes and requests CSA Travel Protection and Insurance Services ("Insurer") to pay directly to Rental Agent and/or the Owner of the Property any amount payable under the terms and conditions of the Damage Insurance.

Lost Keys/Parking Passes/Garage Door Openers. Guest shall be responsible for a fee in the amount of $100 for each key, parking pass and/or garage door opener provided to the Guest for the Property that is not returned to the Rental Agent, plus the actual cost of replacement of the key, parking pass or garage door opener, which may include the costs of re-keying locks. The Guest's credit card will be charged for all replacement fees and costs.
Maintenance And Damage. Guest acknowledges that, unless the Rental Agent is notified immediately upon occupancy, the Property including the furniture, furnishings and appliances shall be deemed to be in good working order, condition and repair. Guest shall keep the Property in a clean and sanitary condition, and shall immediately notify Rental Agent of any damage to the Property or its contents, or any inoperable equipment or appliances. Guest shall surrender the Property, at termination, in as good condition as received, normal wear and tear excepted. Guest shall not commit any waste upon the Property or any nuisance or act which may disturb the quiet enjoyment of any neighboring occupants. Guest hereby acknowledges and agrees that insurance policies of the Rental Agent and the Owner of the Property do not cover the Guest's personal property.
Damage from Ski Boots and Ski, Snowboard or Other Recreational Equipment. Please be advised that ski boots and other ski, snowboard or other recreational equipment can cause substantial damage to the interior of the Property. Wearing ski boots or storing other equipment such as skis or snowboards inside of the Property is strictly prohibited, except in entryways, ski rooms and mudrooms. Any damage to the Property caused by ski boots or other improper footwear, or other ski or snowboard equipment to carpeting, hardwood, tile or stone floors or walls shall be the repaired at the cost of the Guest. Guests are also requested to refrain from wearing shoes inside the Property. Guests are encouraged to bring slippers or other appropriate indoor footwear for use during Guest's occupancy of the Property.
Laws And Rules And Regulations. Guest shall comply with all statutes, ordinances and requirements of all municipal, state and federal laws regarding the Property, including the use, possession, production or sale of illegal drugs. Guest further agrees to adhere to all rules and regulations set forth by the regulatory parties for the condominium complex or homeowners association in which the Property is located (if any), including rules with respect to smoking, noise, odors, disposal of refuse, pets, parking and use of common areas.
Hot Tubs and Other Amenities. If a Property contains a hot tubs, sauna, spas and steam rooms, the use of such amenities within the Property is at the Guest's own risk. The Property is located at a high elevation and Guests are urged to exercise caution when using these types of amenities. Proper precautions and acclimatization to altitude is recommended.
Construction Activities. Telluride and Mountain Village are growing resort communities. There are various construction projects that may be ongoing during Guest's stay that Rental Agent has no control over. Rental Agent shall use its best efforts to notify Guests of any construction projects in the vicinity of the Property that may impact the Property at the time of booking, however, Rental Agent makes no representations or warranties as to the future status of construction projects that may impact Guests during their occupancy of the Property.
Unavailability of a Desired Property. If for any reason beyond the control of Rental Agent, the Property is unavailable, Rental Agent may cancel this Agreement and refund in full to Guest all payments made hereunder by Guest. Rental Agent will make every effort to provide suitable equivalent lodging; however, Rental Agent makes no representations or warranties that it will be able to locate suitable equivalent lodging. Rental Agent shall not be responsible to Guest for any differences in costs between the Property and any other lodging found in the event that the Property has become unavailable. In the event that this Agreement is canceled due to the unavailability of the Property, Rental Agent shall not be responsible to Guest for any damages Guest might incur, including, but not limited to, lost deposits or fees for travel, ski tickets or lessons.
Indemnification And Waiver. Guest will indemnify, defend and hold harmless Owner of the Property and Rental Agent from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, Guest's guests or licensees or their personal property arising out of the Guest or the Guest's guests, invitees and licenses occupancy or use of the Property. Neither Rental Agent nor the Owner of the Property shall be liable for any damage or injury to Guest, or any other person, or to any property, occurring on the Property, unless such damage is the legal result of the gross negligence or willful misconduct of the Rental Agent or the Owner of the Property. Guest agrees to hold Rental Agent and the Owner of the Property harmless from any claims for damages, except for injury or damage caused by the gross negligence or willful misconduct of Rental Agent or the Owner of the Property. Guest agrees to waive and release the Owner of the Property and Rental Agent ("Released Parties") from any and all liability for costs, expenses or damages due to loss of property or for personal injuries or death ("Claims") which may occur to Guest and/or Guest's guests and licensees while on or about the Property, except for injury or damage caused by the gross negligence or willful misconduct of the Released Parties. Guest hereby assumes the risk of a Claim while using the Property. The waiver and release is intended to be a full and complete waiver and release of the Released Parties from any and all present or future Claims (known or unknown), except for injury or damage caused by the gross negligence or willful misconduct of the Released Parties.
Insurance. Guest acknowledges that neither Rental Agent nor the Owner of the Property's insurance covers any of Guest's or Guest's invitees' personal property, including vehicles, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause, except for injury or damage caused by the gross negligence or willful misconduct of the Rental Agent or the Owner of the Property. Rental Agent and the Owner of the Property recommend that Guest carry or obtain insurance to protect Guest, Guest's invitees and their personal property from any loss or damage.
Mediation And Dispute Resolution. Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, as a condition precedent to the institution of any litigation under this Agreement. Mediation fees, if any, shall be divided equally among the parties involved. In the event a dispute or claim cannot be successfully resolved through mediation, venue for any litigation shall be in San Miguel County, Colorado. The terms and provisions of the agreement between Telluride Rentals and Guest shall be construed under the laws of the State of Colorado. In any action or proceeding involving a dispute between Rental Agent and Guest arising out of this Agreement, the prevailing party will be entitled to reasonable attorneys' fees and any costs incurred in enforcing this Agreement.
Time. Time is of the essence of this Agreement.
No Waiver. Failure of Rental Agent to enforce any provision of this Agreement shall not be deemed to be a waiver. The acceptance of any fees or deposits by Rental Agent will not waive Rental Agent's right to enforce any provision of this Agreement.
Entire Agreement. The [insert name of page they shall receive (e.g. Reservation Confirmation), the foregoing plus any attachments or addendums hereto, constitutes the entire Rental Agreement between the parties and may be modified only in writing signed by all parties. Guest specifically acknowledges that by clicking the "Accept" box on the reservation confirmation page that the Guest is agreeing to be bound by all of the terms and provisions of Rental Agent's Terms and Conditions and any additions thereto. Clicking the "Accept" box on the reservation confirmation page constitutes entry by Guest into and acceptance by Rental Agent of the Rental Agreement for the Property without need for a signature by either party. If there is more than one Guest, all Guests are jointly and severally liable under this Rental Agreement.
NOTICES. Unless otherwise provided, any notice which either party may give or is required to give, may be given personally or by e-mailing Rental Agent at (EMAIL HIDDEN) or Guest at the address Guest has provided to Rental Agent in Guest's reservation request or at such other places as may be designated by the parties from time to time. Notice will be deemed effective immediately after mailing, or on personal delivery, or when receipt is acknowledged in writing.
CREDIT CARD AUTHORIZATION. Guest hereby authorizes Rental Agent to charge all deposits, fees, costs and charges arising under this Agreement to the Guest's credit card provided to Rental Agent. The reversal of any charges to Guest's credit card arising under this Agreement shall constitute a breach of this Agreement by Guest. In the case of any reversal of charge by Guest, this provision shall serve as express permission to Rental Agent to recharge the Guest's credit card for payment or to collect such fees, costs and charges by any other legal means. Guests shall be charged a 3.5% credit card processing fee for all amounts in excess of $5,000 that are paid by credit card.
NO ASSIGNMENT. This Agreement is not a "lease" of the Property, but rather a limited license to occupy the Property upon the terms and conditions set forth herein. Guest has no rights to assign or sublease, in any manner, the Property or any portion thereof. This Agreement may not be assigned by Guest without Owner's prior written consent. Guest shall be strictly prohibited from charging any third party for the use of the Property under any circumstances. In the event that Guest violates this provision, this Agreement shall be immediately and automatically terminated by Rental Agent and Guest shall be required to immediately vacate the Property and the Rental Agent shall be entitled to retain all funds paid by Guest.
