Our home is located in beautiful Ormond Beach walking distance to the ocean and the river. How perfect to be able to enjoy a nice stroll to see the sunrise and the sunset! We have great amenities at the house for you to enjoy. A private pool, with ping pong, bicycles, fitness equipment, chairs, coolers, and bicycles are available for a nice ride through the quiet streets of Ormond. There are flat screen TV's in each of the bedrooms and the den.

The space

Our home has a formal dining room, living room, fully stocked kithcen w/ seating for 3 (snack/breakfast, etc) and a den. The floor plan is spotless, open and very airy. Relax in the den and over look the the enclosed patio, with a clear view of the backyard (new white PVC fence) and the pool. The house has new ceramic tile floors, new window treatments, and newly remodeled bathrooms (one tub). There is a separate laundry room with a washer/dryer, and shelves containing games, sports equipment, towels, coolers and chairs (separate chairs beach and pool) , beach toys, pool floats, etc. The garage is equipped w/a gym area - weights, bench and even a spin bike (adult use). There are 4 bicycles, helmets, ping pong table and darts for children and adults. We even have music for your enjoyment!

Guest access

Guests have access to the entire house, private parking in the driveway. A private back yard with a gas grill and additional outdoor seating. If the gas tank empties during your stay, we ask that you refill for the next guest.

Interaction with guests

I am always available for my guests needs. I also have a manager who greets the guests upon their arrival, tours the home, and answers any and all questions. The manager will also provide information about the area during your stay (events, etc.)

Please remove wet clothing prior to sitting on inside furniture
RINSE OFF WITH BACKYARD HOSE ANY SAND FROM THE BEACH PRIOR TO POOL/HOUSE ENTRY

Observe Quite Time 10pm weekdays 11pm weekends - 8am mornings (house is in very residential neighborhood)
Park in the driveway - not on the grass (sprinkler system)
Safe in Master bedroom - leave open upon departure to avoid loss of deposit
Enjoy all of the amenities, but please return all items used back to the original place
Rinse off any beach supplies used - bicycles chairs/coolers, etc. with backyard hose for sand removal

Use only beach towels and sheets provided in laundry room for pool/beach
NO INSIDE LINENS TO BE USED FOR POOL OR BEACH

ENTRY AND INSPECTION
Owner/Manager has the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Owner/Manager has a reasonable belief that there is imminent danger to any person or property, owner/Manager may enter the Property without advance notice.
CANCELLATIONS - see cancellation policy and in addition,
As always.....If I rebook the dates you cancel....100% refund, less booking fee charged by the agency
A forty five (45) day notice is required for cancellation. Cancellations that are made more than forty five (45) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 14 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.
MONTHLY RESERVATION CANCELLATIONS
Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least sixty (60) days prior to check-in.
MAXIMUM OCCUPANCY
The maximum number of guests is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed - must have prior approval and be noted on the reservation request

MINIMUM STAY
This property requires a five (5) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the guest will be charged the five night rate.
INCLUSIVE FEES
Rates include a one-time linen & towel setup. Start up amenities include - paper towel, toilet paper, laundry detergent, dish washer tablets, dish soap, bathroom soap, and inside/outside garbage bags. These items are start up supplies, not enough for your entire stay. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – Daily housekeeping can be arranged for an additional fee
CHECK IN TIME WILL BE 4:00 p.m. - On the day of arrival guest shall be greeted by the owner/manager and given a tour of the house and will answer any questions regarding the home, and the surrounding area. Guest will be asked to initial Welcome Form acknowledging the rules for the house.
CHECK OUT TIME WILL BY 10:00 a.m. unless requested to be later, owner will accommodate based on arrival of next guest
PETS
Are permitted in rental units only with prior approval. $100 per pet fee applies. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other
vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $300.00 is required. This deposit is included with your final payment. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, providing house rules and check out procedures are complied with.

All household items are returned to the original place (remotes for tv's, etc) and not broken/parts missing
All lights & fans are left in the off position
Safe in master bedroom is left open and the house is left locked.
The garage door opener is left on the kitchen counter. (for long-term renters)
All dirty linens are removed from the bed and bathroom and placed in the laundry room in the bin provided. (comforters shall remain on the beds for the cleaning lady to inspect)
No linens are lost or damaged.
Air Conditioning is positioned to 80 degrees in the summer, and off in the winter
sand rinsed off of beach items
NO early check-in or late checkout fees apply
The renter is not evicted by the owner (or representative of the owner), and the local law enforcement was not called to the house.
All trash shall be placed in a black garbage bag and brought to the curb.(during your stay adhere to garbage pick up days Mon/Thurs recycle day is Mon)
Dishwasher shall be loaded with all dirty dishes (except pots hand wash) and the cycle started All POOL Chairs/Umbrellas/Coolers shall be returned to original place in Laundry Rom....
All BEACH Chairs/Umbrellas/Boogie Boards shall also be returned to original place. RINSE OFF SAND BEFORE RETURNING TO GARAGE

PET ADDENDUM (to be signed for pet owners)

It is hereby agreed by and between ___________ (Homeowner) and _____________ (Guest) that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.
The permission granted herein shall be limited to a certain pet as described below:

10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.

Unfortunately due to Hurricane, we were unable to go on our trip to Anna's beautiful home. However, Anna was kind and gracious to us throughout and it was a wonderful experience. We will definitely be back to check the house out for real next time! Thanks so much Anna... you're awesome!

Anna was very helpful with everything from checking in to checking out of her place. There were enough beds for everyone and she even had additional amenities for us. The nightlife isn't far away and you can walk to the beach from her place. I would recommend this place to anyone.

Anna and Eileen were great to work with, pleasant and prompt. The house was clean and well stocked with anything you would need for a beach stay. Pet friendly as well, and it is hard to find someone who will let you bring a German Shepherd:) It is a short drive to the beach; it is walking distance or a short bike ride. Neighborhood is nice and very peaceful. Definitely would recommend.

This was a great vacation home for our family, the neighborhood is quiet, the pool was relaxing and the ping pong table added some competitive fun to the vacation, this was a great value for our family.

I purchased my home in Ormond Beach because the area and the beach are beautiful. The neighborhood is quite, and yet within minutes you are accessible to lots or restaurants, theaters, activities, etc. Over 17 miles of beach allows you to acess the private beach, drive friendly beach (certain areas), park and enjoy and you can even use one of our 6 bicylces for a beach ride. Yes you can ride your bicycle on the beach for miles!! After a long day, sit by the pool and enjoy a bbq dinner on our outside furniture, or our patio enclosed dining area. We want guests to enjoy our home on vacation as our family and friends have!
