House Rules

This is very much our house -- we use it a lot -- and we want guests to feel at home. We also want them to treat it as if they're our guests, even if we're not there.

There are plenty of party houses around Hunter, but this isn't one of them. Families are strongly preferred.

No smoking and -- for the most part -- no pets, but we're reasonable people, so we'll at least entertain emphatic pleas on the latter.

Josh was such a warm and welcoming host. Communication about arrival and departure were clear and the house was beautiful - spacious AND cozy! It's a perfect for a private getaway or time with friends - highly recommend and would stay again!

We rented Josh's house as a New Years Eve getaway for six friends. We wanted a cozy, rustic cabin and that's exactly what we got! It had ample sleeping space for three couples. The kitchen was perfectly equipped and the living/dining area's open floor plan was perfect for a group. We loved using the wood-burning stove. The location is secluded but wasn't too far of a drive to skiing at Hunter Mountain (definitely recommend having four-wheel drive if snow is in the forecast!). It's also fully equipped with cable, wifi, etc. And Josh was a courteous host who gave us all the information we needed. All in all, we had a delightful experience and would recommend it highly!

We had a very nice stay. We thought the location of the house was great, and it was perfect for our needs of getting out of the city, cooking, and hanging with friends/family. We enjoyed having the game room with the pool table and darts. We also grilled one evening. They had most everything we needed for cooking meals. We were also traveling with small children/babies so it was nice that the house was well equipped with a crib and a pack and play, in addition to the bunk beds. Since it was cold when we were there you sometimes had to wait 10 minutes or so between flushes of the toilet due to the house having a septic system but it was fine.

This was our first Airbnb rental and it was everything we wanted and more. The house was exactly as described and more beautiful in person than the photos do justice. Private and tucked away at the base of the Catskill Mountains yet 10 minutes from a quaint small town with antiques, country store shopping and restaurants. The owner Josh provided all the information we needed to make our visit seamless and stress free. We were able to hike, explore and enjoy the peace and quiet surrounding this home. We can't wait to book our next weekend!
