Although the communication went very well and fluently with Evin before arriving and that the room is very well located in Beijing, I would not totally recommend the room for western people used to a certain level/standard of cleanness. Also the common bathroom is very small and there is not a closed shower, but that is OK. Note there is no provided towels. The roof terrace is not usable (for breakfast for example) since it is full of old stuffs parked there. And we had slight troubles to get in the location (Evin gave us the code very late...not always easy if you dont have internet), and a woman stayed the 1st half hour in our room to phone...If you want to live the hutong experience there were also many small hotel in the surroundings and probably for the same price.

NOT AS ADVERTISED. Evin seems like a friendly person and had very good communication with us and was quick to respond to our messages. However, this home was not as advertised. It is not, as listed an 'entire home or apartment'. It is a private room with shared amenities. The bathroom is shared. We had to wait up to 40 minutes to use the bathroom as there were at least three other people staying there. The apartment was smaller than the photos suggest (but that's not the end of the world). It did not, as pictured, have a fridge. In 35C weather this was a huge disappointment. The air conditioner remote had no batteries, so we had to go out and buy some as soon as we arrived (again, in 30+C). Then when we did get it working, it said it was blowing 16C air, but the air coming out was warm so it was very difficult to sleep. We were locked out of the SHARED courtyard/entrance and so had to wake up the other guests to get in. We did not stay the full length of our trip here. Having said that the location is very good, close to the Yong Ge Hong temple, station and shops/restaurants. Evin was very good at communicating and he was apologetic about our discomfort, but ultimately it is not good value for money - we were paying for a private apartment and we felt we didn't get it
It has been a great experience staying at Evin's place. The location is very convenient, right next to the subway and to the Lama Temple, and just walking around the very lively Hutongs is fantastic. Although the accommodation itself is very quiet. If you have a local app for maps you can find many surprising places (forget about (SENSITIVE CONTENTS HIDDEN) map in China). If you are a foreigner, it might take some getting use to to use the shower (which is quite good once you do) and I have found the hard mattresses to be so much better for my back after a couple of days of adjustment. (Thinking of getting one now!) Again if you are a foreigner, I would recommend to get a chinese sim card with datas only (negotiate the price!!!) and get (SENSITIVE CONTENTS HIDDEN), use VPN and (SENSITIVE CONTENTS HIDDEN) translate, it will make things much easier for you. Communication with Evin has been very good, he is quick to reply. I would definitely recommend this place!
