The space

Beautiful studio apartment in the heart of Imperial Rome, in one of the most beautiful Roman neighborhoods, which thanks to its central location, with regards to the tourist attractions, it will make for a wonderful stay in Rome.

A few steps away from Campidoglio, Capitolini Museums, Altare della Patria, Colosseum, Fori Romani, Palatino, Circus Maximus, etc.

The apartment has every comfort, it is made up of one space with a mezzanine that can sleep 3, one area has a sofa, a kitchenette with a 2 burner electric stove, large fridge, and all the plates and dishes that you may need, bathroom with a large jet solutions shower.

Two large French doors, with balustrade facing the old street, make this studio very bright and cozy.

The apartment is equipped with: Satellite TV, Wi-Fi, washing machine, oven (regular and microwave) and several large wardrobes.

The apartment is located on the 4th floor without an elevator. It is accessed by a large stone staircase dating back to the 16th century.
The place safeguards the historic architecture, making it impossible to add an elevator to this vintage building, but being able to admire the stone of the staircase and the walls, make it easy and effortless to climb up the stairs.

N.B. The apartment does not have AC

NOTE: The prices vary according to high/mid/low season. High season prices are 20% higher, during holidays (Christmas, New Years, Epiphany - Jan 6th- Easter, etc) and also during long weekends.

Low Season:
from January 8th to February 12th and from December 11th to 21st.
Mid Season:
From February 13th to March 12th, from July 17th to August 31st and from November 7th to December 10th.
High Season:
from March 13th to July 16th, from September 1st to November 6th and from December 22nd to January 7th.

For stays longer than 6 nights, you will have a 5% discount or even 10% discount, depending on the season.
During the weekend, one-night stays (if accepted) are 10% higher.

In the price, initial and final cleaning service is included, utilities, linen and towels for each guest is also included.

The price does not include the tourist tax, which is €3.50 per person per day, imposed by the city of Rome, payable in cash upon arrival.

Generally, in the weekend, we ask stays to be for a minimum of 2 nights, during the holidays, we prefer minimum stays of 3/4 nights.
Stays of less than 3 nights, during holidays, will be considered but not less than 7 days before the scheduled arrival.

Offered Services:
- If you need us to, we are glad to provide a luxury car with a driver that can pick you up at the airport, right out the gate, with a sign that will have your name on it. The price is fixed (fee imposed by the city of Rome).

-We can also provide a perfect expert tour guide, that will go with you to the ruins and the points of interest of the Eternal City.

-If you wish to see Rome by segway, you can just let us know and we will arrange an unforgettable tour!

How to get to the apartment using public transport:
Take the train from Fiumicino Airport to Termini Station (€14).
From Termini Station, take bus 40 (€1.50) and get off the bus after two stops in BORGO Sant'Angelo. The apartment will be 0.12 miles away from the bus stop.

Edward's place is great! I was amazed by its location, which is so close to the Forum and Piazza Venezia, but on the other side, is located in a very quiet alley. The apartment is exactly what you see in the pictures, very clean and tidy. Although it can be a little hot in the room during an August night, everything is great. Highly recommend.

My wife and I stayed at this apartment and had a great time. We walked everywhere and the apartment is centrally located so it was very easy to get around. The apartment had air conditioning but it is a smaller unit and the air was not able to cool the lofted bed above, so my wife and I slept on the floor. I'd recommend to stay here for the convenience but be aware of not being in a cool environment in the lofted bed during the summer.

Positives- Great location for walkability and able to walk to and from the Roma Termini train station (20 min walk). Nice loft style apartment. Why I would not stay again: Multiple hosts made the experience hectic and poorly organized. Confirmed with the original host we would arrive at 4 pm. We took an earlier train to arrive even earlier. Also, I let the host know we did not have access to wifi because we were from out of the country. She asked us to message another host on an app upon arrival. I told the original host I was unable to locate the second host on the app and was told to "try again". Waited an hour for the host to arrive. Since my husband and I did not have an international data plan, walked to a tourist information office and a wonderful person called our host, who did not seem to recognize our name and then said she would contact the person who would be meeting us. After a total of approx 1 1/2 hours we were in our airbnb. We required multiple keys to get into the airbnb but eventually you get the hang of the routine of keys. Raw sewage odor was constant from the bathroom. Sometimes, it was stronger than usual and made getting ready in the bathroom unbearable. Attempted to use the laundry machine in the bathroom and it was disaster, so we pulled our soaking clothes out and hung them around the apt and balcony. There were no instructions for use and the internet did. It have any instructions available for the model. There were no instructions printed for the washing machine. The look of the apt was beautiful but as an international guest the check in was frustrating and sewage smell made the stay unpleasant.

The location couldn't be any better for this apartment. It was located right behind the Venetian palace. The apartment is tiny but perfect for 3 people. I would recommend this place!

Alright, to keep it short, we were rather disappointed by this pick. The positive things: the apartment is amazingly well located. At the center of the city, close to the tramway, or even metro B line. Also, for a small apartment, it is very pretty and rather well organized. Now, the not-so-great. Basically, we found the description and some comments a bit misleading. Our main issue was that the apartment was labeled as having two separate beds, pictures were a bit unclear, so we expected one bed and a sofa bed. I was sharing the place with my 67yo mother, so sofa bed sounded easier than mezzanine for her. Turns out the sofa bed was broken, and we were told to use a second, small and hard-to-reach mattress at 40cm from the ceiling. Not only is it almost impossible to use this mattress when the first mattress is occupied, but it is hardly reachable, even for me (I'm 34, average size): you need to crawl on a wooden canvas that really hurts the knees. I guess young kids can reach that mattress, but none of us could. Because we insisted, we were given a camping mattress, so thin and uncomfortable my mother ended up sleeping on the folded sofa. But it's not really what I wanted for her long awaited trip to Rome. To sum it up, it is probably fine if you're young, plan to use only one bed and don't want to spend too much. Otherwise, it might not be the appropriate choice. One last thing: we never met the owners, nor the "concierge", only one of their employee, very kind and all, but obviously he couldn't do miracles. Also, not a big fan of daily emails to propose me tours & other costly activities, despite me telling them right away I was not looking for this kind of things (I already know the city and have friends there). To put it bluntly, we felt we were dealing with some sort of travel agency (and a not very well organized one - nobody to welcome us when we arrived, we had to wait 20 minutes!) rather than with the type of owners I was used to, from other AirBnB travels. But I guess it was expectable, for a city as touristic as Rome. Still, again, rather misleading.

Sorry about Sofa bed: it was broken the day before your arrival by others guests, and we helped you immediately with a substitution But regarding our concierge service who provide suggestions how to live the best of Rome, in a free and sometimes not (do you think that OPERA, Virtual Show about Ancient Rome are free of charge? ) way I will reply with the words oaf another guest, just to give you a different point of view ! “Susanna made our trip to Rome incredibly special and memorable trip! Susanna set up a driver to get us from the airport to the apartment. This was great, as I was trying to decide how to get my family of five (three teenagers) to the apartment with minimal groans! Susanna met us at the apartment, went over a few things (our location, where the Metro and bus locations were, etc) and let us get settled. Our first night, we had a cooking class conducted by a warm and friendly Roman and a self proclaimed food enthusiast! Preparing an authentic Italian meal ended up being a precious family memory! BTW, we saw our cooking instructor on the street, the next day. Honestly, it was like seeing an old friend!! The guided tour of the Colosseo and Vatican were superb! The guides were very knowledgable and knew the ins and outs of getting into each location quickly. After seeing the lines waiting for admittance, I was relieved we had seasoned professionals with us! It is also worth noting, both guides were able to connect with my twin (14 year old) boys! A tough feat, indeed! I cannot say enough nice things about our stay with Susanna and her Airbnb apartment!
