The space

Set in a secluded location in the 'Ancient Woodland' of Hoath Wood and within a designated 'Area of Outstanding Natural Beauty' on the outskirts of the village. This is the perfect place for a tranquil and relaxing break, yet if you are staying with children, there are plenty of things to keep them entertained.

With far reaching views overlooking fields and woodland, it is situated on a wooded single track lane surrounded by enclosed lawned gardens and parking for 2 cars.

The apartment is on the first floor and accessed by it's own staircase up to the large private balcony and seating area where views on a clear day of up to 50 miles stretch out in front of you.

We have 8 acres of enclosed garden, woodland and paddock so there is more than enough outside space for you to use and enjoy. We also have a campfire area with BBQ complete with log seats and a totem pole!

Well behaved, cleaned dogs are welcolme to stay in the apartment, these will be charged at an additional £10 each per night please count them as an extra person when booking.

Guest access

The whole of the apartment is yours and has it's own private access which enables you to come and go as you please. The Gym beneath is also used from time to time by our family, however not when guests are using it.

Our children have grown up now so they no longer use the treehouse and adventure playground so this area would be for your exclusive enjoyment.

Interaction with guests

We can provide you with all the local knowledge to help you enjoy your stay. Anything from helping you arrange trips to the many local attractions, organising; bike rides, pony trekking, local walks, boat rides or kayaking on the river.

We are surrounded by so many local country pubs serving fantastic food or the quaint 'Cinque Port' towns of both Tenterden and Rye are in easy reach.

Other things to note

Fantastic cycling and horse riding is available all through Bixley Wood with it's network of managed paths and bridleways all of which are managed by the Forestry Commission.

Lovely walks are available across fields and bluebell woodland which are accessed directly from the property.

River cruises to Bodiam, rowing boats and kayaks are all available on the river Rother only 5 minutes away, where you are also able to take a steam train with the Kent and East Sussex Railway.

The hosts were really lovely, friendly and helpful and we enjoyed our stay there. My 3 year old loved the accommodation and huge garden, and she enjoyed playing with the hosts' dogs too. The kitchen was quite tiny and not hugely well equipped compared to some other places we have stayed at, but the flat was generally nice and comfortable and had a fantastic rural location. Thank you Nigel!

We stayed for 2 nights and wished we had booked for longer. The accommodation is lovely and is based in a gorgeous setting. The hosts were extremely helpful and welcoming. We visited the local town of Rye, visited Camber sands and Sissington Castle. There is so much to do in the local area we couldn't fit it all in. On our last night we enjoyed a BBQ and bonfire which was the perfect end to our perfect stay.

We had a very enjoyable couple of nights here; you really are surrounded by nature (great to hear owls) and there's plenty of room to explore. It's convenient too, not far from town and coast; highlight for us (the adults in our party) was probably the wonderfully atmospheric Dungeness.

Lovely hosts. Clean, organised, professional! APPARTMENT IS ATTATCHED TO THE MAIN HOUSE. Minimal noise after 10:30pm. Gets VERY hot in the sun. Low ceiling in a few rooms. But really nice! Stunning views and walks and great fun to play with the bonfire and also all the dogs :) we had a great time
