The Blue Wave house is an oceanfront estate in the exclusive Kolea gated community. This custom built home is only feet from the protected Anaeho'omalu Bay where guests can snorkel, kayak, stand-up-paddle and swim right out the back door.

The space

The Grand master suite features a private hot tub with ocean views. It has a king bed with controls to lower a 50 inch flat screen TV that drops from the ceiling. It is decorated in calming ocean blues with a beautiful glass-blown chandelier. The huge master bathroom boasts a grand stone bathtub and a separate two person shower with a sauna. There is also a private oceanfront office located off of the bedroom to keep up with work while guests are away. The second master is called the Island Room and is constructed in tropical woods and bamboo finishes with a four post king bed, large flat screen TV and a private bathroom made of black river rock. The third bedroom or the Modern Room has a queen bed, 50 inch flat screen TV, and a private bathroom. The fourth bedroom is the Nippon Room done in a Japanese style. It also has a queen bed and a private bath. There is a bonus meditation room overlooking a zen garden. There is an extensive library of books that guests are welcome to use during their stay. Enjoy a state of the art home theater with seating for eleven and a Sony projector to play DVD's or satellite TV.
The gourmet kitchen features granite counter tops, a chef's stove and top of the line Wolf appliances. The great room overlooks the pool deck and features a wave sculpted bar, an area for entertaining and a 62 inch wall mounted flat screen TV. Outside is the infinity pool (unheated), spa and gazebo area. Special features of the lanai include surround sound speakers, gas bbq, tiki torches and a covered cabana. One of the two car garages has been converted into a home gym complete with free weights, weight machines, yoga mats and a range of motion machine. The garage doors of the gym can be opened to face an outdoor half-size basketball court.

Guest access

All guests who stay at Kolea at Waikoloa will have access to use private oceanfront recreation center with open-air cabana, tables, chairs and couches for lounging, pool towels, an infinity edge pool, lava rock hot tub and a children’s pool complete with sandy bottom and waterfall, exercise room & business desk for printing boarding passes and tickets only.

Interaction with guests

On-site check-in office is open daily from 9:00am - 5:00pm for guests who need assistance, have questions or would like recommendations for activities, beaches, restaurants, services, etc. We are also available after-hours to assist in case of an emergency.

South Kohala Management (SKM) manages residential vacation rental properties that are privately owned by individuals. By reserving a property you are entering into a rental contract with SKM that is governed by the laws of the state of Hawaii and the Hawaii Landlord Tenant Code (HRS 467).

STAY RULES
-Guests are required to register at our designated Resort Check-­in Office, open daily from 9:00am – 5:00pm. You will be asked to present your drivers license or other form of ID. A photocopy will be taken at registration.
-Maximum Occupants: Each of our properties has a strict maximum sleeps capacity. Guests are required to provide the accurate number of people who will be staying in the unit at the time of booking. If the occupants exceeds the limit, you may be required to rent an additional unit or to pay a per person daily surcharge. In some cases you may not be allowed to stay in the unit if the maximum capacity is exceeded. Violation of this policy may also result in the forfeiture of the security deposit.
-Parking: Parking is limited to one vehicle per unit unless you were informed otherwise, in writing, prior to arrival.
-Events: Parties, events and social gatherings are strictly prohibited due to the rules of the resort and homeowners associations (HOA). Guests who violate this policy may be evicted from the premises and charged the fines imposed by the HOA.
-Smoking: Smoking is strictly prohibited in all properties, including the lanai, balcony and common areas.
ADDITIONAL TERMS AND CONDITIONS
-Special requests are not guaranteed and guests are not entitled to a refund or unit move if a special request is unable to be granted.
-Unit Amenities: All units are equipped with a washer & dryer, beach towels & hotel linens. An initial supply of toilet paper, paper towels, laundry detergent, dishwashing liquid, dishwasher detergent and trash bags are provided. Beach toys and gear vary by unit and are not guaranteed, but may be rented at various locations within the resorts.
-Pests: All properties have regular pest control services; however, pests are a natural part of Hawaii’s tropical environment and cannot be 100% eradicated. Guests can help to minimize the problems by not leaving food items or dirty dishes out on counters and by keeping screen doors closed at all times. The presence of an occasional pest does not justify a unit move or a refund.
-Maintenance: SKM is a rental agent only and is not responsible for the maintenance and upkeep of communal areas and facilities. SKM will make every effort to inform guests of common area maintenance if possible. SKM is not responsible for any ongoing construction projects nearby or in other units on property.
-Private Pools: Homes with private pools are not heated at any property but may be heated for an additional daily surcharge. Child protective fences are not provided so children must be supervised at all times.
