Only one hour from Philadelphia, Ventnor Happy Ours Cottage is in the middle of everything! A hidden gem nestled between Atlantic City (2 miles to the nearest casino entertainment) and Margate (less than a mile to Margate’s shops and restaurants) the Cottage allows you to enjoy all of the entertainment and activities of the Jersey shore along with the peace and quiet of your home-away-from-home. Our neighborhood is very family oriented. Guests can easily bike or walk on the boardwalk to AC or Margate.
Ventnor Happy Ours Cottage is walking distance from two great playgrounds and the public library, which offers beachfront wi-fi access! Visitors will also find a new playground next to the tennis courts and basketball courts. The Ventnor City Library & Cultural Arts Center offers fun classes for children on Saturday mornings throughout the summer in addition to art exhibits and music concerts.

We take immense pride in our Cottage, soft surfaces are steam cleaned between each guest, mattresses are encased in allergy and pest proof coverings. We are sticklers for cleanliness, and keep the Cottage as immaculate as possible, as we know our guests appreciate our diligence. As such, we are strictly NON SMOKING.
Every year during the off season we search for ways to improve and replenish before anything gets "tired" looking.

*** If bringing a PRE-APPROVED pet, IT MUST BE CRATED (we need a photo) when left alone, a pet fee ($150 per week) and pet agreement. Ask about our extensive pet policy, we love dogs, but realize many owners view their pets through rose-colored lenses and have had to impose these guidelines to protect our Cottage and our neighbors peace of mind.

Other things to note
Please read House Rules here (which we ALSO send to you to be signed after booking) THOROUGHLY before sending your deposit, in order to ensure that we are a good fit for your needs. Also, a MONTH rental fee is charged anytime after 3 weeks. The MONTHLY rental fee is ALREADY highly discounted, Airbnb does not make this distinction, so we must manually change the rate when you inquire. We take great pride in our Cottage, and know that you will appreciate our attention to detail and agree to inhabit the space accordingly. You MUST supply verification of your ID, by signing and complying with our Rental Agreement to confirm your reservation completely.
Off Season Monthly stays are charged a $200 utility deposit fee. This goes directly towards the utility bill and if it is over $200 you are responsible for the difference, if you are energy savvy and it is less, you will receive a refund within 14 days of check out :)
No Smoking anywhere on the property, including porch and patio. One small CRATE TRAINED dog if approved, with signed pet agreement and pet fee of $150 per week. Extensive rental agreement along with check in and check out procedures which detail leaving the Cottage as you found it, in order to keep your security deposit intact. These documents are sent to you as soon as permissible by Airbnb, upon receipt of deposit. The following offers the general details of these documents. Please read thoroughly before sending a deposit.
SHORT TERM VACATION RENTAL AGREEMENT
This Short Term Vacation Rental Agreement (the “Agreement") is made by and between Stephen and Deborah Richter (“Homeowner") and GUEST as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: (for Airbnb guests, by making payment on this site you agree to the Rental Agreement, please send me the additional info requested, to complete the Agreement and CONFIRM booking, you may send the information by email, or add to this Agreement and send it back)
1.Property. The property is located at:

The property is furnished and includes a fully furnished 3 bedroom, 2 bath Cottage, including kitchen, living room, bed linens, towels, beach chairs, and more as per inventory list provided at the Cottage. Furnished porch and patio, including BBQ grill.
2.Rental Party: The rental party shall consist of Guest and the following persons:

3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. Guests are 0-100 years of age.

5. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits into the property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7. Rental Rate and Fees
A Security Deposit of $1000 is collected and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
Damage to the property or furnishings
Excessive Energy use (20% over average normal usage)
Dirt or other mess requiring excessive cleaning, $30/hour if over the 4 hours allotted for changeover
(Detailed on Check Out Procedures); or
Any other cost incurred by Homeowner due to Guest's stay.
Smoking on the Property or other violations of the Rental Agreement and Pet addendum
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. .

Exhibit A: RENTAL RULES
(Rules & Check In/Out Procedures are present in the Ventnor Happy Ours Cottage (VHOC) at all times)
1.SMOKING: Smoking is PROHIBITED at VHOC, on front porch or back patio. Violation of this rule may lead to eviction and a loss of the security deposit. Owners are allergic and care deeply about the comfort of guests.
2.GUEST OCCUPANCY: People other than those in the Guest party set forth above may not stay overnight in the property, unless approved in writing by Owners and payment of guest fee. Any other person in the property is the sole responsibility of Guest. VHOC may not be sublet.
3.LIABILITY: VHOC is privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.APPLIANCES: Read directions for electronics, appliances, and fireplace; only use for their intended purposes. Small appliances and the grill are there for the guest's convenience. If damaged, they will be replaced as soon as it is convenient for the owner. Cleaning the grill is the responsibility of the guest, owners will reimburse the cost of filling the tank when provided with the receipt.
5.FIREPLACE: The fireplace is non-operational throughout the warm months. Use ONLY gel fuel provided
6.COTTAGE WI-FI: While using the Wi-Fi you agree to refrain from illegal use of the internet or copyrighted material.
7.PETS: (crate trained) are permitted ONLY with prior approval; Signed Pet Addendum and Pet Fee.
8.PARKING: On street parking is available, municipal lot nearby for overflow. Ventnor City has street cleaning rules, make note of the signs on the street for THURSDAY Street Cleaning Regulations, to avoid fines.
9.HOUSEKEEPING: There is no daily housekeeping service. Linens, bath towels and some beach towels are included at VHOC. We suggest you bring extra beach towels. Please do not remove bath towels or linens from the cottage. Guests are responsible for normal housekeeping tasks as well as the check out tasks listed. VHOC to be returned by Guest in clean, sanitary rentable condition or pay costs of same. (See Check Out)
10.FURNITURE: Please do not move furniture, it may scratch the floor and you would be responsible for the damages
11.ENERGY: Turn off lights, appliances, air conditioners, etc. when leaving the house, we try to be as energy efficient as possible and greatly appreciate your cooperation on this.
(URL HIDDEN) Single stream, place all recycling in blue cans outside (remove from plastic bags!), trash in the other can. Remove outdoors as soon as possible to avoid insects. Trash must be put out for collection each week.
13.LAUNDRY: Towels, bathing suits, etc., should be hung on the outdoor clothesline provided in back patio.
14.CANDLE USE: Candles are prohibited, electronic ones are provided for use on the patio and porch or living areas.
15.PARTIES: Any activity that disturbs the peace may be reported and dealt with according to Ventnor City ordinances and may result in eviction.
If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
Winter Guests are responsible for snow removal; shovels and ice melt provided.
17.STORM WARNING REFUNDS: The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted;
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
PET ADDENDUM (If Applicable)
It is hereby agreed by and between Deborah and Stephen Richter (Homeowners) and GUEST that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.
The permission granted herein shall be limited to a certain pet as described below: (include photo)

1. Guest to pay additional pet fee, in the amount invoiced on (SENSITIVE CONTENTS HIDDEN) or Airbnb.
2. All pets must comply with the following specifications
a. May not exceed 60 lbs.
b. Must be at least 1 year of age or older.
c. Must be spayed or neutered.
d. Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.
e. Must be crate trained/kennel trained. Send photo of pet comfortably inhabiting their crate/kennel.
3. While out of doors, pets must be leashed at all times. Neither the porch nor the patio are to be used as a pet run or for pet refuse!
4. Guest is responsible for cleaning up any/all pet refuse.
5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. . Please initial here:______
6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. If evidence of fleas/ticks are found, you will be charged for remediation. 7. Pet must not cause damage to premises or furnishings. Damages will be deducted the from security deposit.
8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9. Pet will not be left unattended for an undue length of time. Pet will not be left unattended on patio, or porch. When left unattended short term, pet/crate is to be “kenneled" in the ground floor hallway. Checking in with your pet periodically provides for their security as well as yours. You must provide your own crate/kennel.
10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
11. The Guest shall be solely responsible for the pet and its actions while on the property.
Our Owner's Unit is one half of the Ground Floor, we are in residence sporadically, but will usually check you in and are always available by phone for recommendations and advice. We have separate entrances and do not use the porch or patio when we have guests.
We are Debi and Steve Richter, we live in Philadelphia, and own the newly renovated, Ventnor Happy Ours Cottage in Ventnor, NJ, as well as the newly updated Hoopers Island Bayside Haven, in Fishing Creek (Hoopers Island), MD. In 2016, we also added our home, "Philly Bed and Bagel" to our vacation listings. We love to travel and meet those people who share that passion.
We have always wanted to have a hospitality based business as I am a retired bridal /special occasion floral designer and coordinator. We love meeting new and old friends and hosting them in our home in Philly, and truly enjoy meeting our Guests from our Vacation Rentals as well.
We try to be as eco friendly as possible, and constantly think of ways to incorporate this in the Cottage and the Haven and have solar energy in Philly. Cleanliness and comfort are extremely important to us when we travel, and we make sure our properties are up to our strict standards in every way. The decor of the Cottage is Shabby Chic Vintage coupled with modern efficiency. We fell in love with the furnishings and style of the Cottage when we purchased it and renovated it to be true to its history.
The Haven is decorated simply but with warm color combinations and natural elements. We had a great 2013 Grand Opening Season at the Cottage, hosting wonderful and considerate guests. We look forward to a fabulous future with our new Airbnb membership as we add our Chesapeake Bay, Hoopers Island Bayside Haven and our newest Philly Bed and Bagel locations, as we incorporate suggestions and ideas that will make your stay even more comfortable. Hoopers Island Bayside Haven has 360 Degree views of both the Chesapeake Bay and the Honga River. Both waterfront and waterback, the Haven is the perfect location for a total "getaway" from it all.
Ventnor Happy Ours Cottage is 200 steps from the beach, with a wonderful fully furnished porch to people watch from, and enjoy the breeze from the outdoor ceiling fans. Minutes from AC and Ocean City, while being on a very family friendly block close to everything!
Our spacious Philly Bed and Bagel is in the Pennsport neighborhood (recently named, Philly's Best Neighborhood" by Curbed.) We offer up to THREE bedrooms, for up to SIX guests. Conveniently located to all major attractions, tourism, restaurants, etc. With separate Guest Quarters to relax in, cook a meal or watch TV as well as two Guest Only Bathrooms.
