Lovingly restored 1803 farmhouse on six acres nestled between the Ashokan Reservoir and High Point Mountain in the lower Catskills. A true nooks and crannies house, full of rustic charm and warmth yet abounding with modern comforts.

Conveniently located within easy driving distance of popular Catskill towns, ski resorts, and an abundance of great outdoor activities.

The space

Step back in time with this storybook farmhouse on a quiet country road. It was one the very first houses built in the area, and its original occupants owned and farmed over 200 acres. The stone core of the house was built in 1803, and the wood-framed portions were added on in the 1840s.

It has been restored with many of its special historic features intact: hand-hewn beams across the ceiling, wide plank floors, antique furniture, original windows with wavy glass, and laid stone walls.

The house has four bedrooms, two full baths, and a fully equipped kitchen. There is a fireplace in the living room and a wood stove off the kitchen that provides an amazing amount of heat during the chilly months.

The large stone patio in the rear overlooks an expansive and open two-acre yard. Beyond that, we have four additional private acres of woodland if you want to take a stroll among the trees.

This house is in the center of it all. It is close to the Ashokan Reservoir, Mohonk Preserve, Minnewaska State Park, the Ulster County Rail Trail, and hiking trails such as Ashokan High Point and Giant Ledge. For those looking to cool off in the summer, Peekamoose Blue Hole swimming hole is a short drive away. Skiers will find it's the ideal hub for hitting the slopes at Belleayre Ski Center or Hunter Mountain.

- Our home is a very old and carefully restored structure. We ask that guests treat it with respect and care.
- Smoking only allowed outdoors on the back patio.
- While this is a country house, we do have neighbors. We ask that you keep noise levels respectful during the evening/night hours.
- We have two great fireplaces and hope you enjoy them. Please read the instructions before using. Be mindful of children around the wood stove as it gets very hot. Feel free to contact us if you have any questions.
- The house is on a septic system. Please help us maintain it by not flushing feminine products or wipes. Please refrain from pouring oil/grease in the sink.

Superbly amazing & amazingly superb! We had the right time in the right place and loved it. Everything from the little details (the former owner/artist's book), to the amenities (utensils, records, beach towels, grill) to the basic beauty of the house to the communication were sooo appreciated and made the whole w/e heaven! Would love to see a microwave added and mind some poison ivy in the back. Spend some time in heaven! Thank you!

My group and I loved our stay. Ben and Susan were fantastic hosts. Minimal communication was needed because their home was thoughtfully prepared for guests and all needs were anticipated. As many other reviews stated, the photos did not do the home justice. It was magical in its own right and had beautiful homey touches that brought about so much joy from each of us. Each of us appreciated something different about the home. For me, I loved the view of the yard and walkway from the kitchen window and the thoughtful placement of towels. My fiancé loved the library collection and found a couple of books that he owned as well as one he was currently reading. The beds were comfortable and linens very clean. The outdoor fire pit was the perfect touch for us to sit around and spend time together underneath the beautiful stars. We did make a visit to the boiceville supermarket and found incredible apple cider donuts (I don't like donuts and this was the first one I ever liked). The surrounding area and back roads were incredibly scenic and beautiful. Coming from the city, it was literally and figuratively a breath of fresh air. Another favorite feature is the rustic patio out back. It was great for having a meal outdoors and it was a pretty sight at night time while sitting by the fire pit. Also, I can't forget the record player in the den. We retired there after hours outside by the fire and it was extremely peaceful. We loved this place and hope to be back in the near future!

What a gorgeous house (as one would expect from seeing the photos) with great facilities. We loved the big patch of grass around the house. And the bbq and fire pit were very nice as well. As the house is a bit old it has some lovely quirks (squeking floor here and there, windows stay open with a stick :) Really recommandable for whom wants to experience some peace and quiet with amenities like you would have at your own home. Ben was a great host with some welcome tips and good communication when needed.

I wish there were more stars to give! The house was perfect for the getaway I had in mind with my best friend and our spouses. A weekend filled with relaxation and nature. The house was stunning and the kitchen was well equipped for cooking at home, which we did tons of. When we felt the itch to leave the house (which was rare) we just took the quick drive over to Woodstock. We also enjoyed an intense but incredibly rewarding hike on Overlook Mountain just outside of the town (highly recommend). I love the flexible check-in and check-out, it added an extra level of relaxation to the weekend and the instructions were easy to follow. Even though Ben and Susan had an exciting weekend welcoming their daughter, they still made themselves extremely available to us incase we needed anything!! If that isnt being an amazing Airbnb host that I dont know what is! Luckily the weekend went perfectly! I would 100% stay here again!
