This apartment home is designed for the beach and being able to just walk around. We are only a few steps from the actual beach with no busy street to cross. Located right in the "sweet spot" between A street & the Pier - meaning no cars on beach or large parking lots. *Note: Anything South of the "A" Street Car Ramp has Cars Parked on the Beach. Anything West of Beach Blvd. A1A is not considered on the beach*
The master bedroom has a King size bed, the other 3 main bedrooms have Queens, and there is a 5th small bonus room with a Full sized bed . The sofa in the main living room has a pull out bed for 2 people as well.
There are 2 bathrooms, one also has a tub.
We have washer/dry & dishwasher + supplies, plenty of towels and extra toiletries, dishes, microwave, toaster oven and other typical kitchen supplies (fridge/freezer of course).
The freezer has an ice maker.
Extra linens are also supplied.
43" Flatscreen Smart TV, Wifi, Roku, Chromecast w/Sling & HBO Now, Hair Dryer, Iron + Ironing board, rolling cooler and mesh bags for toting beach things.
You'll find a key to the outside shed with bikes, folding beach chairs, surfboards, kayaks, kites, boogie boards and nerf balls.
The home is pet friendly contingent upon being housebroken, and up to date with all vaccinations and flea/tick prevention. Also barking while away or loud enough disturb upstairs tenants also not permitted. The county also has a leash law.
We have an available dog sitting and dog walking service on request for a minimal fee.
There is a small grill outside, but it is up to you if you want to refill the propane or use charcoal to grill (although it may have gas or charcoal already there.)
Plenty of parking. Outdoor heated shower and hose-off area.
Large RV and trailer (or boat) parking available. RV hookup also available. Plenty of parking for groups or events if needed (arrange for larger groups in advance)
Walk to many restaurants, bars, ice cream and coffee shops, breakfast joints and the pier.
Interaction with guests
Only if there is an issue, or an emergency, or you need clarification with anything, will you possibly meet one of us (Ken or Katie).
Self check in makes it easy to just go right in, check in is at 3pm or anytime after, check out is at 12pm at latest.
Although we are an unconnected above floor apartment, our entrance/parking is on the opposite side and we essentially will often not see each other unless there was a need. We respect and value your privacy (we are also out of town a lot ourselves). But we aim to be available as much as possible via cell phone/email/Airbnb app to ensure you have an excellent experience otherwise!
Other things to note
We have several bicycles (6 as of this posting), kayaks (two ocean sit-on-top kayaks), surfboards (longboards for newbies or small waves), boogie boards, a few spare wetsuits for the colder months, beach chairs, pop-up canopy for shade, and kites in a locked shed on house (key is inside home labeled with instructions).
There is also a grill outside (filling is responsibility of guest, or just use charcoal).
Beach tote bags, beach towels and rolling cooler also inside house.
Please feel free to use but do so at your own risk!
- Although parties are allowed, just like any house the neighbors must be considered and it must be kept reasonably under control. Please ask if unsure. Must be 100% restored to "clean".
- Pets welcome but must be current on all vaccinations/parasite meds, flea/tick free, and thoroughly housebroken.
-Assume all risks when using water sports/beach equipment/bikes including injury or damage.
-Leave the house in reasonably clean conditions (we do not charge a cleaning fee).
-Due to this house often hosting larger groups, please understand the guest booking through Airbnb is fully responsible for all guests. Please inform your party guest(s) of the rules & require them read safety cards for toys (i.e. Surf Boards)
Although Ken is the actual account holder, Katie has just as strong of a role in making sure your stay exceeds expectations. As a couple, we work as a team=0)

I've been a Cast Member working as a Divemaster for Walt Disney World Resorts, going on 11 years.
(Epcot Seas - Dive Quest)
Roles include taking certified guests exploring through the 2nd largest aquarium in the world, shooting video, animal care, and even doing the Lockout Chamber show.
In 2009, I created iDive Florida, a successful full-service scuba dive shop from the ground up.
From hiring and developing staff, designing and building the store out, to web and app development seen today and still used, it was an epic journey. iDive was passed along to others in October 2016 when I sold the business to explore other adventures in life!
Still an active Course Director (NAUI #47487) I conduct leadership training (train divers to become Divemasters and Instructors).
Two times a year, I take trained divers to international locations such as Cozumel & The Bahamas to conduct Instructor Training Courses, as well as Scuba certification courses.
However, my "day-to-day" is graphic design with focus on brand refinement, social media and web integration. My personal niche is 3D model design visualizations (for digital compositing or 3D printing).
This allows me to take my work while traveling, or work form home here in St Augustine Beach.
While diving for Disney and traveling in the Caribbean is fun, I've learned it's absolutely crucial in life to enjoy your home base. I truly look forward to coming home from each trip!
I still consider St. Augustine a paradise, and am thankful for the awesome (and unique) opportunity to host Guests here in the extra apartment!

"Katie was born a mermaid"
Katie first fell in love with the water when she became a swim instructor and lifeguard at age 15. She not only taught and got to know the locals, but she also began conducting lessons for children with special needs.
Her diving career began in the Bahamas, hosting for Club Med in 2012. She moved back to her home town of Montreal, Canada, where she continued on to become a dive shop manager.
Eager to escape the cold, she applied for a position at iDive in early 2015. Hired (and imported:) by then-owner Kenneth Dyal, she became store manager for iDive Florida in Saint Augustine. This is her current formal role today.
She fell so deeply in love with St. Augustine Florida, warm water diving, and her job at iDive that she decided to get her permanent residency. She's now a fully employed, driving and tax-paying permanent resident (not to mention AirBNB host) and plans on calling this home base for good. However, Katie loves traveling, seeing the world, and especially showing others the world below the surface.
The AirBNB hosting comes easy as she always was in an organizational and guest-centered, hands-on role. From keeping dive shops and pools clean and organized, to changing over the apartment home below, this is all in a day's work for Katie.
Additionally, Katie can speak French for those Canadian and French visitors we love to welcome!
You'll likely bump into both of us at some point, often enjoying a sunset on the beach or just going down for a "quick dunk".
