Your new favourite home away from home is located at the rear of the exclusive Bora Blue townhouses (there are just 4) in the heart of Noosaville's River precinct. Free WIFI and Netflix.

This beautiful two bedroom villa is the ultimate escape for one or two couples, or small family (accommodates 4 adults).

Enjoy the luxury of a private plunge pool and 2 alfresco areas on the ground floor, along with enclosed loggia-style balcony off the master bedroom.

The space

A wall of bi-fold doors opens the spacious living room to the covered deck and private pool, which is just enough to cool off on a hot day.

The living room enjoys views to pool, large flat screen LCD TV, Netflix, Soundbar, lounge suite with chaise. The dining room is located in front of the kitchen where you will find another intimate outdoor area with BBQ.

The kitchen has dishwasher, wall oven, pantry and fridge, and comes fully equipped for you to enjoy dining in, if you can resist the multitude of restaurants and cafes within 200 metres of the property.

Upstairs are 2 bedrooms each with their own ensuite bathroom. The master bedroom has Queen bed, ensuite, and large enclosed balcony that invites lounging around reading books and sleeping in the breeze.

Although second bedroom is small it has 2 single beds that can be joined to make a king-size double bed configuration.

A cot for baby or toddler is available to hire. Just ask. Both bedrooms haveprivate bathrooms, and there is a third bathroom within the laundry on the ground floor.

A very comfortable and stylishly appointed villa, it is ideally located an easy stroll to everything you could want for.

Other things to note

All linen provided including beach towels for 4. For stays of a week or more we provide a free service clean at appropriate intervals with fresh linen. Travel size toiletries and small tea/coffee also provided.

Car not essential as the property is 200m to Gympie Terrace and you can walk to everything Noosaville has to offer, bus stop nearby.

There is a garage on site but it is tiny. We recommend street parking but you can drive down to townhouse to unload.

- These House Rules govern your permission to enter and occupy this property. Breach of these House Rules is a breach of the Terms and Conditions of occupancy. 1. General requirements: Strictly NO MORE THAN 4 ADULTS, or 2 adults and 2 children, or 2 adults and 3 children under 12. Cot can be arranged at additional fee of between $60 and $100 depending on the type of cot. Guests and Visitors must comply with all House Rules, By-Laws and instructions from the Property Manager (Noosa4Sale Pty Ltd T/A Noosa4Holidays) and/or security services during their stay; Guests are reminded to turn off all fans, lights and the air-conditioning every time they leave the property for any period of time, and to shut all doors and windows when using the air-conditioning; and b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable. 2. Parking: a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and b) Parking arrangements at the Property are as follows: There is strictly NO Visitor parking on site. All Visitors must park in the street; While there is a single lock up garage at the rear of townhouse with internal access that may be available for Guests, it is a very, very small garage and getting in and out is extremely tight. Smallest garage ever built. If have anything bigger than a fiat, or you are going to be using the car a lot, going in and out, we ask that you park on the street. You are free to drive to the townhouse and unload travel bags and groceries before parking on the street but please do so as soon as you have unloaded. Please drive slowly and quietly down the driveway - as it passes a permanent resident’s home. 3. Garbage and recycling: a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and b) Garbage and recycling arrangements at the Property are as follows: All council waste bins are located at the very back of the complex. Please do NOT use bins belonging to other units. Use only the bins marked for unit 4. Please place all food and general rubbish within tied garbage bags (supplied), in the green bin with RED lid labeled Unit 4. Place all glass, newspapers, magazines, plastic bottles (not plastic bags) and cardboard in the green bin with YELLOW lid for recycling. 4. Noise and Residential amenity: a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy; b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community. 5. Children: All children must be under the control of parents at all times; They are not to be left unattended at the premises; They are not permitted to run inside the property, or jump on beds; They are not to be left unattended in the swimming pool; They are not to be allowed upstairs to the roof terrace without being accompanied by a responsible adult; and They are not to scream or yell or make noise that would impact upon the residential amenity of neighbours and local community. 6. Visitors: Functions and parties are STRICTLY prohibited; Any gathering of Guests and/or Guests and Visitors must not conflict with residential amenity and must comply with all the other requirements; Any type of function or gathering of people in excess of the number of people specified in the booking of the property, may incur a function fee of between $1000 and $5000. This fee will be determined at the absolute discretion of the property manager, is non-negotiable and will be debited from your credit card, or recovered by other means; In addition to this fee, additional cleaning and repair/replacement costs may be charged; and b) Guests are responsible for ensuring that Visitors comply with these House Rules. 7. Security: Whenever you are absent from the Property, close windows and lock doors to maintain security of the property and your personal items, and to prevent rain and water damage. 8. Swimming pool/spa: Children under 14 are not allowed in the swimming pool without the supervision of a responsible adult; No glassware or glass bottles are permitted in the pool or pool area at any time; Plastic wine glasses and cups are provided for your safe enjoyment; and There is a spa on the balcony but it is OUT OF ORDER and must not be used or attempted to be used under any circumstances. 9. Smoking: Smoking is NOT permitted indoors at any time. If you must smoke, please do so in the rear courtyard only; and Dispose of your butts properly - not in pot plants, not on the ground. Ensure the cigarette butt is fully out and place in bin. 10. BBQ: A gas BBQ is located in the rear courtyard. Please do not move it from this position. Please ensure it is cleaned after every single use. BBQ wipes are provided for your convenience. If the BBQ is left in an unclean state on your departure, a charge of $25 will be deducted from your security deposit to cover cleaning fees. 11. Damages and breakages: We know accidents can sometimes happen. Please report all breakages or damage to Noosa4Holidays. However, if the property is not left to our satisfaction, Noosa4Holidays will retain the full security bond amount until all additional costs associated with your stay have been finalised. The remainder of your security bond will be transferred back into your nominated bank account or refunded against your credit card. Wilful or malicious damage that exceeds the security bond will be charged to your credit card and such charge does not preclude legal action to recover funds should that be necessary. 12. Departure arrangements: Arrangements for keys, security, dishwashing, rubbish, etc are: Please place all dishes, glassware, bowls, saucepans and cutlery in the dishwasher and put it on an appropriate wash cycle as you leave. Dishwasher soap is provided, located in the cupboard under the sink. Please place all rubbish in a plastic garbage bag, tie it off and place in the general waste bin (green with red lid) labeled unit 4, located at rear of complex. Please dispose of all glass, cardboard and newspapers in the recycling bin (green bin, yellow lid) labelled unit 4, located at rear of complex. Please lock the premises and place the key in the key safe at front gate. Use the code provided for entry to unlock the key safe to return key. Departure is no later than 10:00am. 13. Compliance: a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Accommodation was in a great location, walking distant to the river and many cafes. It is a great space for a couple but can easily accommodate 4. Private plunge pool is an added bonus. Alex is an excellent host. An awesome place to stay and escape the Melbourne winter

We loved our stay here, didn't want to leave. What a fabulous place to call our own for a week, it was impeccably furnished, with Netflix, wifi, all your kitchen utensils, and towels etc. Loved the plunge pool. Having really only ever stayed off Hasting's Street, we found that Noosaville is really a hidden gem, love the river lifestyle, the activities on your doorstep and cocktails watching the sunset at the Boathouse. Alex was the perfect host. Will stay again, 5 stars!

What a fantastic stay in a fantastic home. The whole family were extremely comfortable in Bora Blue from start to finish and we were only too sad to move onto our next destination. The location works extremely well for local restaurants, shops and activities. A short ride to Noosa beach and the National Park made for a superb time all round in this home away from home. Alex was a great host, always available in terms of communication and advice.

We stayed for five days and really loved it. Great house with lots of space downstairs social area and BBQ. We didn't have a car most of the days so walked everywhere which was perfect. I hope many get to enjoy this place as much as we did.
