READ CAREFULLY:

This is strictly a NON SMOKING property. Smoking is prohibited in the house, on exterior decks, and on adjacent property. No exceptions. Your entire deposit will be forfeited for smoking inside or outside the house. Thank you for honoring this request.

PETS are not permitted in rental units under any conditions.

DAMAGE DEPOSIT - A damage deposit of $600 is also required at check-in. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. You may lose all or part of your deposit if any of the following provisions are not met:

• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• No litter of any kind is left in yards or around the house interior, or on decks. All debris, rubbish and discards are placed in trash bins in storage area outside of kitchen, and soiled dishes are placed in the dishwasher and cleaned.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged and all towels / linens are placed in front of laundry machines.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by my community.
• Law enforcement is not called for loud music, neighborhood disturbances, blocking traffic, or in response to a crime committed by you, lessee.
• No evidence of smoking is discovered after your departure.
• No evidence of controlled substances is discovered after your departure.
• No window treatments, permanent or temporary, may be installed. Do not install window treatment of any kind.
• No evidence of guests having stayed in the house in excess of the number of guests stated in this rental agreement.
• No more than one automobiles have been parked at the house at any time.

Please note: Most provisions are listed above due to experience with a small number of previous guests. Use common sense. The house is very comfortable and you will enjoy your visit. However it is not a party house and guests in excess of those declared in this rental agreement are prohibited. The house has wonderful views and is very close to downtown. Neighbors are close by house has a narrow street.

PAYMENT – Please make payments via credit card. The advance payment is not a damage deposit. The BALANCE OF RENT is due at check-in days prior to check-in.

CANCELLATIONS - A twenty-eight day notice is required for cancellation. Cancellations that are made more than twenty-eight days prior to your arrival date will incur no penalty. Cancellations or changes made less than 28 days prior to your arrival date that result in a shortened stay forfeit the respective advance payment.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to four persons.

MINIMUM STAY – This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Parking is limited to one (1) vehicle. Vehicles are to be parked in designated parking areas only. Do not park in areas clearly flagged as no parking. Parking on the street such that traffic is obstructed is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Automobiles in excess of the two car limit are subject to towing. Any cars with license plates other than those designated in this rental agreement are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Your deposit will be forfeited for violation of the rules stipulated in this paragraph.

FURNISHINGS– The furnishings in the house are generally of very high quality. Be especially considerate not to damage them. Do not rearrange furniture, or move it from its location without approval.

STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms.

This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Its a perfect spot if you want to stay in a quiet neighborhood but still very close to downtown. Scott is a great host who responded promptly to all communication. The house is nicely appointed and has a deck with a view. There is Trader Joe's and Wegmans grocery stores close by. Downtown is easy short drive. So is Biltmore village. Be sure to spend an evening at Omni Grove Park Inn (5 mins drive) You can buy a drink and enjoy sweeping views of the mountains. Overall we had a smooth enjoyable stay at Scott's place.
