Mixed. It was very clean and a nice place with good internet (31 Mbps download/11 Mbps upload), a handy washing machine, a nice "rain" shower, and awesome location a few minutes walk to a fancy mall. Expensive area of Chiang Mai - coffee/food is half the price in the Old City, but if you want upscale, Nimman is the area.
The noise was a big problem. A big pit sits just outside with a building being constructed. Not even on the first floor yet in July 2017, I guess it will take a year or more. Hammering, drilling, sawing most of the time from 7AM to 7PM. I can sleep through most anything but this was too much even for me.
Major problems with checkin. I did call late and say I needed an early 12:15 PM checkin and was told it was fine. I wish I was told no, could have parked my bags at the Maya mall for free and hung out. Instead I went early, trying to get some work in. I got to the place late because there are 3 "Palm Springs". This one is "Palm Springs Parlor". Nearby is Palm Springs Areca, which is as close as you get when using Grab or Uber or (SENSITIVE CONTENTS HIDDEN) Maps. The very nice attendant at Palm Springs Areca helped me to get to Palm Springs Tower, even taking some of my bags, insisting.
However, the staff at the Palm Spring Parlor, who are exceptionally nice and helpful, did not have a key. I contacted the host via Airbnb, and she replied fairly quickly saying she'd contact the condo. The condo staff was a little embarrassed since she didn't contact them so we had to wait (in the very nice lobby with wifi). A few more messages to the host and we were told to wait more. We even went to get food and coffee and came back and still no go. Finally, about 3 hours late (at what would be 30 minutes after the normal checkin time) she called and the staff gave us the room card.
The gym was small and almost everything was broken - it was more like a home gym than a shared gym. Things that could not break work - freeweights and bars to hang on.
All the details typical in an Airbnb were missing - no soap, no toilet paper, no kitchen towel (paper or cloth) in the kitchen, no trash bin in the kitchen, no broom or dustpan.
The bed was very comfortable, some drawers and closets. Overall not bad, just a lot of hiccups. Without the noise and with a more experienced host, I'd recommend.
