Self cater in a charming, beautifully restored, 160 year old dwelling that is warm and bright with modern facilities, comfortable beds & lovely private gardens. The perfect location just minutes from the various penguin, albatross & wildlife colonies, famous Larnach Castle & all other attractions on the stunning Otago Peninsula. A good 30 mins drive from Dunedin city and 50 mins from the airport.

The space
A charming 1860s genuine early settlers cottage, recently restored to a high standard, providing unique accommodation. Enjoy the modern facilities and fantastic coastal location, central for all travel and tourist visits.

This is special and memorable accommodation for lovers of life and lovers of nature.
Come and try an original tiny home! It’s not super tiny, it is small but perfectly formed.

Downstairs has a cosy living/kitchen room, enclosed back porch, hallways, a good size bedroom and a generous bathroom.

There are three bedrooms all with very comfortable beds suitable for adults or children. Downstairs is the main bedroom with a queen sized bed, bedside tables, heater, sunny couch, luggage stand and set of drawers for your clothes and bits and pieces.

Up the attic stairs and under the steeply pitched original roof are two picturesque loft rooms. One has a double bed, bedside tables, shelving and blanket box. The other room has two single beds, small seat looking out the Rapunzel window and a little cabinet and drawer. Both these rooms give a sense of what living in the olden days used to be like! There are even some slates and chalk if anyone fancies writing as it used to be done.

The attic bedrooms are accessed by a fold-up loft ladder which is new and safe but narrower than a full staircase. This can be left down or folded up as needed, note this is fairly steep and so may not suit some guests and not everyone will choose to climb to the loft. There is also a stair gate at the top for safety.

The cottage is super warm. It lies beautifully to the sun and even in winter it heats up in minutes with it's small footprint, new cladding and insulation. Extra bed covers, electric heaters, hot water bottles and electric blankets are all available in case you need them and want to be extra toasty.

There is a genuine old table and kitchen bench/counter. The timber floorboards and walls are mostly original and beautiful. Kitchen facilities include microwave, induction plate, electric frypan, toaster, electric kettle and a large fridge freezer. It is an opportunity to live as previous generations did, there is not room for mammoth ovens or dishwashers!

All you need is here, just bring your food. The largest food shops are in Dunedin although Portobello has a small store. So when you come, please think about stocking up in town first. Depending on the time of your stay, there is a good chance you will be able to eat your greens from the large organic garden at your front door.

The modern newly built bathroom has a shower, toilet and basin and beautiful stained glass inserts in the ceiling. You will be drinking and also bathing in lovely soft rainwater, so good for your skin.

There are many conservation, wildlife, gardening and art books, also novels, magazines, cards, games, TV and free wifi.

Tea, coffee and detergent is supplied. As are linen, shampoo, conditioner, body wash, soaps, cleaning supplies, iron and hairdryer.

The cottage boasts a private, pretty cottage garden with tables, chairs and sun umbrella. There are several charming, sunny seating spots which are perfect for breakfast or a cuppa and a good book. It is an enclosed garden so perfectly safe for children, but also designed to keep rabbits out!

The garden is bountiful and changes through the seasons. We love to share its joys and beauty with you. Organic seasonal vegetables as well as hen and duck eggs may be available depending when you visit. You are likely to find lettuces, kale, silver beet, carrots, potatoes, beans, peas, rosemary, coriander, parsley, mint, sage, oregano, chives, fennel and plenty more! There are beds of cottage flowers which give constantly changing colours, for example deep red gladioli, red Anzac poppies, beautiful mignonette, lupins, roses, irises and cosmos. It is a well loved garden and all watered by hand. As nature planned, it thrives or perishes depending on whether we get enough water to it.

We collect our own rain water which is excellent to drink, how much we have depends on the rain gods! We aim to conserve water where possible. The cottage has its own rain water supply which is wonderful to drink and bathe in. Although we must ask that you take care and not waste the water if we are in a dry season - thank you for being considerate.

This property is unique due to its age and history and the fact it was one of the first cottages built in one of the first areas in NZ to be settled by Pakeha (non Maori). The building is quaint and unspoiled, retaining its original features, old timbers, beautiful wooden crooked floors and antique fittings so that you get the feel of living as it used to be. The cottage is very old so guests are asked to treat it gently.

Come and experience a taste of how the early settlers lived with the comforts that we all expect nowadays. You'll see an early photo of the cottage, some old bottles, hob-nail boots and other nicnacs found when we renovated it. Step back in time and ponder the lifestyles, daily routines and building methods of the settler families.

Guest access
Parking is at the front of the cottage and you have your own entrance.  Just walk up the garden path to the welcoming front door. This is where you will find the lockbox. Come from your car into another world of rustic, old worldly and romantic charm. The cottage is yours to enjoy, along with the garden in front.

On booking you will be provided with lockbox code and access arrangements to let yourself into the cottage should we be unable to meet you on arrival.

Other things to note
You are free to enjoy as much privacy as you choose or to make arrangements for our help to show you around or even select a breakfast option. Water is safe to drink. Some home seasonal grown vegetables and eggs may be available. There are some games and books in the cottage. Be advised that the house can accommodate 6 people, but some people may find that a little cramped.

We are a couple who love to share their fabulous property with others. We are fortunate enough to live in one of the clearest and cleanest spots in the world. We both like to garden and potter about the property. Robin is a tour guide at Larnach Castle, a volunteer announcer on local radio and loves to tinker about in his shed at home. Jane is a certified health coach and has worked in community based health for many years. Our adult daughters live in the UK and we get back there when we can. Recently we owned and ran a Bed and Breakfast establishment in the Isle of Skye, Scotland. You'll find a snap of Robin in his 'pinny' after cooking up yet another set of brekkies from our superb seven course breakfast menu.
