Welcome to Philadelphia! Large room directly across the street from Tioga EL Station. This convenient train can whisk you to Center City Philadelphia and to most Universities such as Drexel University, University Of Pennsylvania, and Temple U.

The space

Located in Harrowgate neighborhood and across the street from Tioga EL train station, are budget accommodations in comfortable antique home. This is a narrow, deep row home typical of Philadelphia with mine being a more deeper type. There are 3-4 guest rooms available depending on season. You are welcome to share living room, large shared kitchen,and two full size bathrooms with showers,with one bathroom being Japanese style with deep soaking tub.
Home is across from Harrowgate Park if you are a jogger or want to sit in park.

Guest access

No dragging luggage multiple blocks,metro train station (The L) is directly across the street. This location gives you convenient, fast, safe access to the house. You won't find a host with a home closer to a train station at this price. If you choose to, you will have access to shared living room with netflix on flat screen. Large eat in kitchen and two full bathrooms. Clawfoot tub with shower in upstairs bathroom. Japanese style bathroom with separate toilet room, and separate shower /deep soaking tub on first floor. If you want to use deep soaking tub you can reserve a time with 3 hours advance notice. The fee is $5. This is to offset the use of water and gas. I ask that you notify me in advance to reserve use of time. This gives me time to fill up tub for you. There is a yard with small deck and view of garden. Yard access is through downstairs bathroom. Don't worry, bathroom locks from inside and yard can not be accessed from outside.
Breakfast is free and includes any combination of cereal, Thomas English muffin, or frozen waffles for toaster. Orange juice, and milk for cereal.

Interaction with guests

I am social person but also give people their space. If guest want to hang in their room or downstairs it's no worries either way.

Other things to note

Your room has air conditioning and extra pillow and blanket in closet. Towels and washcloth are also supplied.
Netflix is on flat screen TV downstairs. Use large remote for tv to turn on power only pressing red button. Small silver remote is for apple tv and access to netflix.
Please use toaster for frozen waffles setting no higher than #5 setting.
For frozen breakfast sandwich first set time at 110 seconds then set power level at 4. I have 2 cats so you should be pet friendly.

Welcome! I will usually be here to meet with you then show the house and room. If not, I will leave key for you in lockbox and will supply code. For short term guest 3 days or less breakfast is continental style. Help yourself ! Cat may sit on chair next to you while you eat just pull out chair and he will jump up.

Please lock front door when exiting and entering.
Don't allow cats outside. Do not feed cats table food.
No overnight guest please unless approved in advance.
Clean bathroom tub of hair after showering and remove toiletries.

Do not use extension cords or power strip for hair dryer or clothes iron.
Hair dryer can be used in bathroom where we have GFCI outlet.
One power strip is allowed per room. Do not use extension cord with power strip. Do not daisy chain power strips.
Turn off lights behind you.
Turn off a/c before leaving room.
Cooking oily foods at high temperatures or that create smoke is prohibited.
We allow baking foods, cooking at normal frying temps on range, or steaming of foods. DO NOT leave kitchen unattended while cooking.
Fire extinguisher is on kitchen counter. Do not attempt to extinguish grease fire with water.

The apartment was nice and clean, and was just steps away from the metro station which would have you in central Philly in 15 minutes or so. The neighbourhood itself is interesting, and at times may get the adrenaline pumping - I enjoyed exploring but would certainly understand if others didn't. Nonetheless, this place is all about value and transport proximity, for which I'd strongly recommend it.

This is toughest neighbourhood that I have even seen in my life. According to Road Snak published on July 9-2016 this is number 1 dangerous neighbourhood in Philadelphia (URL HIDDEN) When I arrived people on the street were using crack, heroin and were fighting. Lots of homeless and women that were soliciting on the street. There was 6 cats at home and one of them was pooping at sink, where you want to brush your teeth. The host had asked us to remove our shoes and you have to watch your foot when you step outside the room. Extremely noisy as train was passing close by.I paid for a week, but i did not feel safe and decided to check out, reached for host on his phone, texed him, used air bnb,.. and he answered in evening which i had to pay one day extra for late check out and one day for penallty. To make long story short i stayed in Tioga but was charged more than 200 CAD for only two nights. The host promised to refund the one of two extra days but i have not received it yet. Although it was very close to Metro and a very good internet, honestly I don’t recommend this place to any Air BNB members.

Omid has left a review regarding the neighborhood that is an exaggeration to say the least. As a host I have no control over what occurs outside my door, the neighborhood is in fact a typical Philadelphia neighborhood. That is to say its not gentrified and its not Center City, just born and raised blue collar working class Philadelphians. To say its the worst neighborhood in Philadelphia in my opinion is a complete lie, and an arrogant statment full of contempt for the residents. You will see homeless people in Center City and in the nicest neighborhoods such as Rittenhouse Square. You will even see homeless camps within site of the Mayor's office. Hey its a Democrat city so it comes with the territory. My feeling is Omid was not comfortable with people not in his economic or social background. Omid also could have done a (SENSITIVE CONTENTS HIDDEN) street view before he made his selection. Please see my other reviews as unlike Omid's, those are a more level headed, accurate descriptions of my house and the outside environment. Regarding the Elevated train being "extremely noisy" well that's extremely exaggerating. It clearly states that the Metro station is conveniently located across the street from the house. If it did not occur to him that he may hear the train then that's his fault, not the train and certainly not the host. You can't really hear the train when windows are closed and A/C is on, but if windows are open you will hear the train when one passes by and for a a few seconds. If your outside you will naturally hear the train,again for about 6 seconds until it has passed. Perhaps he can call SEPTA and request the train be made quieter on his behalf. I have 3 adult cats and there is no cat hair in beds since cats are not allowed in guest rooms unless guest lets a cat in the room. I vacuum 3 days a week and clean the bathrooms. The linen on his bed was clean and fresh, stored in a closet in a plastic bag, coming directly from my laundry service. I gave Omid a refund for the days he did not stay here, no more, no less. There was no difficulty in communication. I received his message that he would leave key in outside mailbox. This was poor judgment on his part, when he could have placed key in the safety of the lockbox outside. One thing I do agree with, I think 4 star Hotel would be a better fit for Omid as I feel he had unrealistic expectations from airbnb,especially from a budget listing. If your staying in an airbnb just remember its not a hotel,its a private home hosted by people who work, who may have pets, where things are not perfect but a lived in feeling. As a host regardless of my budget fee, I will do my best to make sure the room is clean, bathrooms are clean, and common areas are clean. That there are fresh linen on beds and clean towels. If there are complaints I am happy to address them when I can. I can't fill the streets with actors that fit someone's ideal of what neighbors should look and behave like, a la the Truman Show. Or stop the train from making noise while your my guest.

A very nice room in an excellent location. Literally 15 seconds away from metro exit, but noise level was acceptable from the room. Room was as advertised. Glenn was very helpful and there were waffles and drinks every morning. The cats were super cute as well! Definitely recommend.

Glenn & Xin were very accommodating. We had our private room and shared bathroom. If you are looking for convenience and value, this is the place. However, if you are looking for comfort & security, I suggest looking into a nicer neighborhood. The room was not very sound proof; I could hear people talking pretty easily, though it did not bother me too much.

Glenn and Xin were wonderful hosts, very welcoming and kind. My wife and I truly enjoyed our time there. Their home is located directly across from a train station which provides easy access to the city. If you don't feel comfortable riding public transportation, an Uber is another viable and economical option. I would definitely recommend staying at Glenn's and Xin's for anyone looking for a place to stay very close to the center of the city. Oh, I almost forgot... Comfy bed, nice sized bedroom and well equipped kitchen!

This place was just as advertised, and Glenn was a great host- very helpful. Great location, right across from the train station makes it super convenient for getting around the city.

Xin is a talented graphic designer and has designed graphics for various companies in China. She is currently pursuing a master's degree in Art Education.

When traveling we always use airbnb. We recently had memorable time at a charming hutong in Beijing China and a high rise in the heart of Hong Kong.

We love great food, and travel. We relax with a picnic in a park with a book, or in bed with a movie on a Sunday evening.

I can't live without my camera,and must have it with me at all times when traveling.
Xin loves to read and games and will usually have a book on her iPad.
