Amazing new apartment located in the historic area of San John close to the Appia Antica park (the biggest park in Rome)

In the neighborhood there are lots of restaurants, bar, pizerias, shop, markets (not for tourists)

IF YOU TRAVEL WITH CHILDREN, don't consider them as extra guests, just tell me so I can arrange the beds, I am a father and I know how can be expansive travelling with children

The space

The apartment, completely renovated in 2016, is located in a small flat built in 1930.

The Cozy and Bright Apartment is perfect for a big family or two couples/groups or families travelling together.
You share a big apartment, but, just shutting a door, you can have your privacy, the big apartment becomes a double apartment, each apartment having his bathroom, bedroom, living with kitchenette.

The apartment has 2 different areas (BRIGHT AND COZY ):
-bright living room with sofa bed (bed 140 x200) Kitchenette, table and chairs
-Bright Bed room with two windows, double bed(160x200) .
-Small Bed room with single bed (80x200)

Other things to note

Welcome, you are in the right place, you are not in the center but in a nice district close to the metro so it is very easy reach all the attractions, you are close to Basilica di S. Giovanni and Parco della Caffarella/Appia Antica, in the neighborhood there are lot of restaurants, pizzerias, shops (not for tourists) , I am a superhost it means that more that 80% of guests gave me 5 stars (remember 4 stars means a negative experience in air b n b)

Rome could be very hot in summer especially during the day, not too much in the night, around midnight blow a fresh wind called “Ponentino”, the house is well insulated and in few minutes opening the air co it becomes immediately fresh, you don’t need leave the AC on when you are not at home. These are some tips to maintain fresh the apartment, when you are outside visiting Rome close the windows (including the green windows) , coming back open the windows, if you desire a colder temperature close the windows and open the AC (set the temperature you desire - you don’t need to set a very low temperature (the machine works exactly in the same way if you put 16 ore 21 degrees) 21-23 is a comfortable temperature - consider that if the temperature became lower than 21 celsius degree the AC can stop and go in protection mode)
In the night open the windows and close the green windows (use the fan this is safe and really comfortable) .

Remember that in Airbnb 5 stars means a good experience, 4 stars is negative. I tell this because some people don’t know. If I provide you what is described in Airbnb and you felt fine, please, give me 5 stars. I try to do my best for your stay, if you think that something is not good tell me, I’ll try to fix it.

Even though we didn't get to meet Nicola, he was a perfect host. Very helpful right from the start, sending us detailed messages on everything from how to reach the apartment and to locate the keys, to where to find one of the best tiramisu cakes around nearby (it was my daughter's birthday) and where to go shopping like the locals. We were 2 families ( Family of 4 each) and he provided us with 2 flats side by side. Both flats were cozy, clean and felt like home. The air conditioning is perfect and the terrace is lovely. I highly recommend this place, especially in the summer. Would definitely stay there again on our next visit.
