Nice place, very close to The Shore at Leith. Nice old building. Quiet area, a little noisy with traffic in the morning, but generally pretty good.

Definitely recommend staying here. We were first time visitors to Edinburgh and I'm not sure we would have spent time in Leith had we not stayed here. Great area and very comfortable, safe place. Very easy to get downtown (bus stop is right in front of the building).
