The space

I am in the middle of refurbishing this old post and beam. The house is by no means luxurious, and is definately a "work in progress", but has plenty of charm. Close to:great restaraunts/breweries, Cooperstown, Dreams Park,Howes Caverns, state parks etc. What really sets the place apart is the property. 144 acres of beautiful views on a private lake! Reset your buttons, gaze at the stars. Let the owls and crickets lull you to sleep. The Wild Turkeys and Geese can be your alarm clock ! Bring your canoe/kayak and fishing pole. (The bass are usually hungry !) Also, A great spot for the fitness enthusiast(running walking etc) just be careful as the trails aren't maintained with these purposes in mind..
Please note that there is not a washer dryer, and, as such, it is not feasible to provide linens /towels. (There is a 24 hr laundromat six minutes from the house , however)
Additionally, the house is old, and still has some work to be done. I can attest that it will be clean (sanitary...not necessarily pretty) functional, and safe. Have realistic expectations.Please dont expect a luxurious Adirondack Style (URL HIDDEN) this price,( much like the Tooth Fairy, Boogey Man ,and Easter Bunny, )they dont exist! Once you check in, there will be no refunds .. So.. Caveat Emptor !As long as you are ok with all that , I'm sure you will love it ,and appreciate the tremendous value for your dollar! Other things to note

Have a great time, but please be careful! As with many old farm properties ,there are some hazards that you have to be aware of. Like,
Open wells, Old barns/ structures ,shale pit, groundhog holes etc, and obviously an unguarded lake. Children should be watched extra carefully

Bring canoes, kayaks and fishing poles, and most importantly your common sense! The lake is unguarded and the land is unmaintained. There are: old farm buildings, wells, paths are not maintained. If you choose to roam, you do so at your own liability and risk.

We loved staying at William's house. It is located in a beautiful area. The house is very secluded. It has a private lake which was great for kayaking. William was a great host who accommodated us on a very short notice and made sure our stay went smoothly. The house definitely isn't luxurious but if you're more interested in the outdoors then it will be perfect.

This was the perfect spot for a relaxing long weekend with my wife and two sons. Bill was attentive, and was quick to answer all of our questions. Like he says, the house is rustic, but plenty comfortable. We had a wonderful time canoeing and fishing. The bass were quite cooperative , and the views magnifcient. ! One day, when the weather wasn't so gre,at we took a ride into Cooperstown. The ride wasn't bad ( about 30 minutes on beautiful back country roads). The boys had a great time at the Hall Of Fame, and we enjoyed the breweries,shops etc. We will definitely be staying here again.
