This freshly remodeled 1936 Folly Beach bungalow captures everything that's loved about the island. You will be captivated by the tranquility of the trees and the marsh river view. It's just a very short walk to the beach and an even shorter walk to Center Street.

Fall pricing. Prices are set for up to two people. After that it's an extra $10 per person. 4 ppl max.

Please, no kids, no pets.

The space

Unique is an understatement. We tried to save as much of the old house as possible. The Kings Tide is cozy and quaint and the view is spectacular!

We named this unit Kings Tide because once a month on a new moon the tide, known as the "king tide", reaches it's highest point in which the water comes up to the edge of the yard.

Guest access

Parking for two cars, the porch, outdoor shower & the yard. It's a little tricky when you pull in the driveway. Please leave space for the neighbor who lives in the beat up blue house "I call it the yet to be renovated house". He has a dirty green Saab. Please make sure he can get in and out.

Once you park, the path to The Kings Tide will be to the left around the house.

Interaction with guests

This unit is self contained. However, if you need me just let me know.

Other things to note

I do boat tours and kayak tours/rentals. I can give you a little discount if your willing to hop on a tour that already has people going on it. Business is called Flipper Finders.

Their is another unit upstairs. Also, we are remodeling the house directly across from The Kings Tide. Most all work done on this unit is done during weekday.

Great location is one block from the strip leading to Folly Beach and easily walk to the beach. The place is cozy with two beds and two bathrooms, plus the covered back porch is a nice place to enjoy the view of the marsh. This home has character and charm. Enjoy your stay!

Overall we wound up having a lovely time and I would recommend King's Tide, though it was a bit stressful. King's Tide flooded in Hurricane Irma a month before we were scheduled to stay there, but we only found out it flooded when I asked about it. We offered to reschedule our trip, knowing it would take a lot to repair everything, but we were promised the place would be ready. Some of my messages went unanswered, and we finally got word a week before our trip that the place wouldn't actually be ready until the day after we arrived. Richard assured us we had other places to stay, and we wound up staying in another of his rentals our first night and had to move in the middle of the second day. We tried very hard to be flexible, but we didn't officially know where we would be staying the day we left for Folly Beach. Communication was the biggest issue we had. In the end, when we moved to King's Tide on our second day, the Wifi didn't work, some TVs didn't work, and a sink didn't work. The saving grace was Mike, Richard's business partner, who made sure we were taken care of every step of the way, and even checked on us immediately after we arrived the first night. He was very friendly, and we saw him working hard to get King's Tide ready for us. Later, Richard kindly refunded some of our money due to the inconvenience of moving and the hassles with our trip. We really appreciated this. Overall I would definitely recommend staying here as our problems (hopefully) will not be common. King's Tide was adorable and, despite the problems we had, was mostly as described. The patio was relaxing and the view of the marsh was beautiful. The location was perfect, too. Walking distance to everything yet peaceful and isolated.

What's not to like? Stayed at Richard's place with a group of college friends for a mini-reunion of beach and surf right after Hurricane Irma. The lodging is great with a serene view of the river. The house is centrally located but quiet. Restaurants, bars, live music, and the beach are short walks, but if you don't feel like walking there is bike rental across the street. If you're active and feel like running the streets are low traffic in the mornings. Last but not least, Richard is a terrific host -- responsive, accommodating, and efficient -- even in unusual circumstances right after the hurricane.

Great Location on Folly Beach. Easy Access to the beach and the main strip of bars! Beds and couch are comfortable and internet works very well.

It's hard to find this apartment (especially if you arrive at night), but once you're settled in, you'll have great views of the marsh, including sunset. It's in a good location, an easy walk to the beach, market, and main drag. There's also a bike rental place just across the street.
