The Condo offers two bedrooms, one with a California King bed and the second with a Queen bed. High speed WiFi covers the entire house. Fun activities on the complex include: the swimming pool, BBQ, tennis courts, bike paths and spa. The Condo is about 10 minutes away driving to/from the center of Palm Springs, which offers stores, restaurants, theatres, museums, library and it's located nearby Vons, Target & Trader Joe's. Other things to note
Per City of Palm Springs the Statement of Rules and Regulations every guest must to sign our rental agreement and to pay Palm Springs TOT (11.5% that included to the rental price.) It's allowed by AIRBNB in addition to their terms to sign the rental agreement.

The disclose the actual contract terms are below:
CHECK-IN/CHECK-OUT: Check-in time is any time after 3:00 PM on the arrival date.
Check-out time is before or at 11:00 AM on the departure date. Exceptions must be cleared by management.
1. Please turn off all lights, TVs, stereo, oven, etc. Set A/C to 90 in warm or summer months. Turn off heater in winter or cold months. Do not turn off refrigerator, water heater or other major appliances.
2. Lock all doors and windows and draw all blinds.
3. All keys must be returned or penalties will be incurred at a minimum $35.00 recovery fee plus locksmith if applicable.
4. If the unit has been soiled beyond normal usage or if there is excessive laundry, including stains on the bedding, a minimum bookkeeping fee of $125.00 charge will be charged, along with any charge for damages.
5. No items (throw pillows, towels and etc) should be mistakenly taken from the property. Should this occur, you will be a subject for the charges in order to replace the missing items in the unit.
TRANSIENT OCCUPANCY TAX: Any rental of 28 days or less is subject to a city tax of 11.5% (that included to our rates.)
HOUSEKEEPING: The rental property will be cleaned with linens in place prior to your arrival. All properties have cleaning equipment and laundry facilities. A post-occupancy non-refundable cleaning charge of $125.00 must be paid.
PET POLICY – DOGS: We love our pets as much as you love yours; our homes welcome these members of your family. You must inform us if you wish to bring your dog. NO pet charge will apply; so be sure to tell us if you plan to bring your dog.
RESTRICTIONS: Maximum occupancy is two (2) persons per bedroom plus two (2) persons sleeping in living room. The number of daytime guests is limited to two (8 total) persons. All properties PROHIBIT SMOKING inside unit; however, outside smoking is permitted. Please respect the quite hours from 9PM till 8AM -- NO LOAD MUSIC or any noise should be at the property.
Violation of any of these restrictions will result in immediate termination of occupancy and forfeiture of all monies paid. Thank you for your cooperation.
TERMS OF OCCUPANCY: It is your responsibility to notify Chris or Iryna Pyle upon arrival to report any existing damage. You are required to leave the property in the same condition as it was upon your arrival, normal use expected. The property will be inspected after your departure. You agree to indemnify the owner for any damage or loss to the property or its contents that occurs during your stay. Chris & Iryna Pyle reserves the right to inspect the residence during your stay. Further, you agree to abide by the rules and regulations of the community and refrain from any activity which interferes with the quiet enjoyment of the community by its residents. Violation of any of these rules and regulations will result in immediate termination of occupancy and forfeiture of all monies paid.
Summary: following provisions should be met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
d. No Smoking in the home or property
e. All charges accrued during the stay are paid prior to departure.
f. No items are missing or mistakenly taken with you. Please be sure that NO items are removed from the home, there is a complete inspection count of all items.
g. No linens are lost or damaged, including stains on bedding etc.
h. No glass to be taken out by the pool area.

The homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
