Surround yourself, your friends and your family with nature and modern design. Located at the edge of a nature preserve with unobstructed panoramic views of the water. A unique place in the Hamptons where you can view both the ocean and the bay!

The space

This 2 storey 2 bedroom(can be converted to 3) 2 bath modernist retreat is designed by noted international architect David Ling and furnished with midcentury vintage furniture by Kjaerholm, Wegner and Wormley and Stark. Flooded with light, sea breezes and sounds of the ocean waves, you can experience nature from within the wraparound glass living areas or on the terrace, replete with hammock and outdoor dining.
My home is located at the edge of a nature preserve, overlooking dunes, the ocean AND the bay. The views are stunningly panoramic, the sounds of the ocean permeate the space. Walk to Cyrills, Clam Bar and the Lobster Roll or drive 5 minutes to the best restaurants and shops in the Hamptons. Montauk and Amagansett is a 5 minute drive away. Alternatively you can cook at home with local organic produce, fish and poultry. Swimming, tennis, golf, horseback riding, cycling, kayaking, SUPing, surfing, kiting, fishing, art instruction, children’s camp: the list is endless and it’s all within minutes of my home. Experience being surrounded by nature and design with the convenience and quality of the Hamptons.

Welcome to my home! I hope you enjoy the home as much as I do with its views of the surrounding ocean, bay and dunes. To maximize your enjoyment I thought I would share with you the following notes:

check-in-4pm/check-out 11am. You're welcome to park at the house after 12 PM if you arrive early and hang out at the beach

The price does not include a local 3% hotel tax which you can send me separately. Children and pets are permitted on a case by case review. Children over 2 count toward the number of guests.

The fresh air and breezes are one of the enjoyable aspects of living near the ocean. The most effective way to cool the second floor is by opening the skylights, terrace door and all the windows with screens. It's actually more effective than the A/C.
Please lock the doors, windows and skylight firmly any time you leave the house and in the evening. (The ocean mist at night collects over everything so it's important to keep the windows closed at night).
Please do not use the operable windows on the terrace railing, especially with children around.

No smoking/no frying (deposit will be forfeited) and no shoes

a/c+heat: there are 2 thermostats. the kitchen thermostat controls the upstairs. the master bedroom controls the downstairs.

Upstairs
living/dining:
There is an iPod player on the kitchen counter. You're welcome to bring your own music or use my iPod.
You're welcome to use the fireplace. The damper is on the shaft facing the window. Please bring your own firewood.
No eating or drinking on the beige sofa or on the flokati rug.
Kitchen:
There are two refrigerators, one undercounter refrigerator in the kitchen and one full-size refrigerator/freezer in the laundry room downstairs. This was to keep the clean, low line of the kitchen counter.
The feather lamp above the dining table is sensitive to oils and smoke in the air so when cooking please open the skylight above the stove. Kindly always use the pot lids and absolutely no frying.

Stair:
Please accompany children using the stair. (you will be required to sign a release re: the stair as a condition for use of the house).

Downstairs
Master bedroom:
If you crack it open at night you can hear the ocean waves if the wind direction is right. Just remember to close it any time you leave the house.
The TV has standard cable stations. There's a Blu-ray DVD player so you're welcome to bring your DVDs.
On clear nights I like to look through the skylight at the stars above. If the morning sun bothers you, you can always shift the pillows to the other end.
The master bedroom lights are controlled by two switches, one at the entrance and one at the bed. These lights also serve to light the master bathroom.
Guest bedroom: welcome to read any books from my library. The access to the crawlspace is through the hatch next to the sofa should you need to turn off the water main in an emergency. Rotate the yellow valve 90°

Departing:
close and lock all windows, skylights and doors.
leave the key in the designated place where you found it.
leave the garbage in the garbage can with the lid with something heavy on it and the recyclables (single stream so you can combine metal, glass, plastic and paper products) in the can without the lid. Both cans are located in the back yard
turn off the a/c and upstairs refrigerator (very important). During Cold weather turn down the thermostat to 55
run the dishwasher to clean any used dishes etc.
place used towels in the washing machine
please email or text me when departing and....
have a safe trip home

This is a unique and quirky piece of property. The clear advantages are that you are right next to one of the best beaches around, and that the wide open views to the dunes are wonderfully relaxing. While showing some age, the architecture remains fanciful and unlike anything in the otherwise standardized neighborhood. Think of it as a rustic minimalist beach-house. The house is great for a young (or young-minded) couple, or two that get along well, as the overall openness makes privacy somewhat limited.

Fantastic house! Architecturally unique; perfect location - great views and easy walk to the beach. David is a wonderfully helpful host. An unexpected extra: remarkable antique Chinese furniture.

Quiet and private gorgeous beach 3 minute from the house and you always feel like your outside because of the top floor view which is absolutely incredible. I'm not sure if the host mentioned this but you can hear the roar of the ocean on that top floor which was one of the most incredible features of the place. You can also walk to (10 minutes) The Lobster Roll and The Clam Bar for great food off hwy 27 if u don't feel like getting in a car for a few days. Plus I think the host didn't mention the amazing rustic outdoor shower!

Beautiful home, gorgeous location, host provided beach chairs which were great for lattes on the beach steps away, on a nature preserve. Amazing view of stars from the deck, and views of the water from the living room and deck.

This home is really fantastic. A perfect beach getaway. Stunning views of both the ocean and bay. The home is stylish and chic. The location could't be any better too. David is warm and friendly and he was available to answer any questions we had. There are no shades or curtains in the house which allows for amazing light inside. However if you feel like sleeping in --- definitely bring an eye mask because the light in the master bedroom is very bright. Also the A/C wasn't working properly while we were there. Luckily when the windows are open, the breeze coming off the water keeps the house fairly cool.

Simply stated, David's Amagansett House is the perfect home for a beach getaway. Design motifs, shared by the house's impeccable interior and exterior (such as a long metallic dining table extending out onto the balcony), have a way of calling you in while simultaneously drawing you out. If you're a book ogler, the lower level library is stacked so well it will provide new material to even the most expanded of minds. And for the sun seeker, a dune enveloped sand path, visible from any of the floor-to-ceiling windows, will lead you straight to your own quiet beach.

David was a fantastic host, he was there to walk us through the home, tell us all the necessary info, and got out of the way quickly to let us enjoy the home. He also made himself available via cell for any additional questions and got back to us immediately. A great host! The house is a true work of art. Its such a unique home in amagansett and I highly recommend others to check it out. With the views on the 2nd floor for sunrise or out on to the beach, you sometimes forget you are actually inside of a home. Its incredible. The proximity to the beach is unrivaled. Literally a 100 feet from the home is beach access which in itself it worth renting the home. Lastly, the neighborhood, in my opinion is the best in the Hamptons as its 5 miles to Montauk, 5 miles to East Hampton, and 2 miles to the town of Amagansett. And Lunch, the best Lobster Roll in the Hamptons, is only a couple hundred feet away. Enjoy!
