We love our home and hope you will too. We live here and rent it out while we travel. We welcome people that are looking to stay in a place that they can feel at home and treat it that way. Just a mile from the beach, our home is an architectural gem! An open 3-lvl floor plan, high ceilings, roof-deck and large sliding glass doors allow enjoyment of indoor-outdoor living. The area is very walkable, close to restaurants and shopping.

The space

Our 1,300 square foot (121 meters) home is ideal for those desiring a unique architectural experience in the vibrant Venice neighborhood featuring some of the best restaurants, shopping, and beaches in L.A. all within a short walk, bike, bus, or taxi/uber ride. The 3-level floor plan was designed by local Venice architect Bernardo Charca, who brought his experience in custom green residential, themed entertainment, and Burning Man projects to the unique design of our home. Solar studies informed placement of windows and doors to maximize abundant natural sunlight and airflow while subtly maintaining privacy from neighbors. This stand-alone single-family is the back house on a two-house lot with private alley access parking behind automatic security gate. The ground floor welcomes you into the open kitchen, bar, upright grand piano, and dining area with indoor/outdoor living room via large sliding doors and outside deck and garden. A back patio has a kids playhouse and artificial turf to play on, opening up to a parking space for larger play area if desired. Ground floor also features a 3/4 bath "surf-shower". The vaulted ceiling is open from ground through 3rd floors and features a large skylight opening for amazing natural AC. Second floor features living room with television/stereo with streaming video access, a full bath with separate shower and a large stand-alone bathtub, and the two bedrooms. The third floor features a small loft with a third bed and a 500 sq. ft. roof deck with fire pit, deck lounges, an outdoor living room with couches under a cabana with curtains for added privacy, and 360 views and epic sunsets. The home's location makes it a bit warmer and less foggy and windy than the beach, but still only a 15 minute walk to the sand (5 minutes by bike or car). Bus transport to/from airport, Santa Monica, and all of Westside is a breeze on the two Big Blue Bus lines (#1 & #3) with stops within a 2 to 5 minute walk. Enjoy restaurants and shopping on Abbott Kinney, Rose Ave., and the renaissance on Lincoln Blvd., all within 2 to 10 minute walks. Groceries, pharmacies, several restaurants, and a fine wine and spirits shop are all 2 minutes away by foot. Three parks with kids playgrounds are 10 minute walks away.

Guest access

Two private parking spaces are available, if needed, or to have more back yard space. Wireless internet access, including connection to ground floor stereo by AirPlay. Ethernet cable connections are also available on all 3 floors. We have a tv with Hulu and netflix. Indoor and outdoor toys are available for kids too (e.g., playhouse, trikes, play kitchen, etc.). 100 year old piano is free to use and will fill the house with sound due to amazing acoustics, but the keys do need a little TLC (too many kids have loved it over the years :).

Interaction with guests

We tend to rent out our home when we are traveling, so sometimes I will have the pleasure of welcoming you myself. The other times I will message detailed instructions on how to get to the house and the code for the lock box. I am readily available via email, text or by phone. My brother is a handyman and lives next door and can be available if any problems arise.

Well behaved pets are welcome at $20 a day. It is an urban setting and neighbors are close, so quieter time begins at 10pm (per city regulations). If you plan on having company besides the guests that are staying with you, please as a courtesy, let us know.

Erin's place is a treat in the center of hip Venice's Abbott Kinney and Rose districts. The rooftop deck has a great view, and the firepit made it super cozy at night, and the open breezes throughout the house were cool and pleasant when fighting the unusual LA heat during our trip. Erin was terrifically helpful getting us in and situated, and was immediately responsive when we had questions during our stay. A+++ would stay again - she has a very eclectic & homey, yet architectural and artistic home that reflects the true soul of Venice.

Family of 2 adults and 2 teenagers - loved everything gorgeous house quirky modern design very open plan but separate cosy areas - roof deck just lovely for sitting out in the shade or on an evening. Everything there beds comfy, showers great, massive fridge and clean with lots of little touches. Erin in touch immediately each time we had a query great host. Breakfast at superbas amazing though not cheap - suggest pick up pastries to take out. Baby blues BBQ great - v friendly and v quick service food all delicious. We did usual LA tourist stuff but definitely recommend the Griffith observatory - and do the planetarium show - Getty center - Six flags rollercoaster park if you have teenagers - and walk along Venice boardwalk to Santa Monica amazing people watching - and vv good bodysurfing waves. Universal much smaller than in Florida and v expensive for front of line pass just for a day but worth it as easy to do everything in a day and no queuing - do everything once with front of line pass then use single rider lines for second goes. If we ever came back I'd love to stay at Erin's again -great location easy walk to beach shops loads restaurants around the corner. Tip - Whole Foods extortionate prices - coming from the UK anyway with the exchange rate - Ralph's slightly better but plenty of other reasonable smaller shops around too. Thanks so much Erin

Erin and her family restored my faith in Airbnb. She was kind, her space was beautiful, and our vacation was incredible. She even went out of her way at 7am to call the cable company to fix an internet issue. If I could have Erin host my next Airbnb I would - without hesitation.

Wow. Erin really deserves the title of super host! We have stayed in Airbnb properties all around the world (Many in the USA, Germany, Sri Lanka, and Indonesia) and she was by far the most outstanding host we have had. She greeted us personally and showed us around the house. On the counter for us was a little gift basket with a bottle of wine and some snacks which were great because we were hungry after a long day of travel. The house style is quintessentially Venice CA. It's a modern house set in the back of the property. The outside spaces seamless blend with the inside spaces to create a relaxed yet hip vibe. The house is decorated with a charming mix of antiques and modern furniture. The layout of the house is really interesting. The downstairs has the kitchen, dining room, bathroom and a small seating area that opens up to a larger seating area outside. The second floor is the living room, another bathroom, and two bedrooms. The the third floor has a loft bedroom and then opens out to the roof deck. We caught sunset up there and it was just beautiful. The beds were soft and comfortable. The kitchen was stocked up coffee, and spices. We didn't end up cooking but there were plenty of pots and pans. The TV had Netflix and the WIFI signal was good. The house is walking distance to Whole Foods and great park on Ozone. We didn't walk to it but Abbott Kinney (main street in Venice with shops and restaurants) is also quite close. We were able get a very cheap ride on Uber to quickly reach that area. I would absolutely return to stay at Erin's place again. Thank you again for being such a welcoming host.

Erin is the finest hostess. She is a caring person who ensured that everything was fine (even if she was in holidays on the other side of the planet during our stay and we had a contact in LA if anything goes wrong!) The house is an oasis of peace. Large, comfortable, clean and generously supplied by Erin. Everything is thought in order to make the guests feel welcome and comfortable. We are a family of 4 from France and we will keep an excellent memory of our stay within Erin's house!
