The Cottage By The Creek offers a beautiful 1800's farm home that has been meticulously restored to include every modern luxury. Located on 10 peaceful acres, loaded with wildlife, and 400 feet of private access to Sycamore Creek, you can't help but feel the stresses of life melt away as you make the turn down the winding private drive. This tiny hidden treasure in the Texas Hill Country is one you will want to return to again and again.

The space

The cottage is a unique picturesque property with a magical setting. It's a perfect romantic get away or peaceful place to relax and get away for a bit. You'll make friends with the deer, the fox, the birds, and all of nature's bounty as you swing in the hammock on a sunny afternoon, wade in the creek or take a leisurely stroll about.

Guest access

Guests have private access to the one bedroom cottage, a cedar house with washer, dryer and full size refrigerator, and 400 feet of flat, walk in creek access on 10 private and secluded acres.

The property is furnished and the nightly rental fee includes rental of linens, towels, kitchen utensils, kitchen appliances, washer and dryer, refrigerator, stove, oven, microwave, BBQ grill, outdoor furniture.

3. Maximum Occupancy: The maximum number of guests is limited to 4 persons. Please contact owner to request booking for children under 2.

4. Term of the Lease. The lease begins at 4:00 p.m. on the “Check-in Date" and ends at 11:00 a.m. on the “Checkout Date”.

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

6. Rental Rules: Tenant and all Guests agrees to abide by the Rental Rules as follows in Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else the Tenant permits on the property to abide by the following rules at all times while at the property. It is the sole responsibility of the named Tenant on this agreement to ensure all parties found on this agreement along with any and all others not mentioned on this agreement that are visiting or staying at this property are made aware of and the Rental Rules.

7. Access: Tenants and Guests shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees

Deposit: A deposit of $200 is due upon reservation.

If the premises appear dirty or damaged upon Check-in, Tenant shall inform Homeowner immediately.


9. Cancellation Policy: If Tenant wishes to cancel his/her reservation, the full deposit will be refunded as follows:

50% if cancelled 7 days prior to the Check-in Date

There will be no refund if a tenant checks out early.

10. Insurance: We encourage all Tenants to purchase traveler insurance.

11. Payment: Payment is accepted through the Airbnb payment portal only.

RENTAL RULES

Smoking is NOT allowed.

People other than those listed on this agreement as The Tenant set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of Tenant. The Cottage is a peaceful setting and loud noises or parties are not permitted. Please be curteous of neighbors. No fireworks are permitted on the property at any time, nor the use of firearms for hunting or recreational purposes.

The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Tenant, Guests, or any other persons. By accepting this reservation, it is agreed that all Tenants, guests, and all other persons are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.


Keep the property and all furnishings in good order

Only use appliances for their intended uses

Pets are NOT allowed at any time.

No glass of any kind allowed in or near the creek.

Housekeeping: There is no daily housekeeping service. While the use of linens and bath towels are included in the rental of the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit any items listed on this agreement or other items not found on this agreement such as, but not limited to: towels, linens, kitchen utensils, kitchen appliances, washer and dryer, refrigerator, stove, oven, microwave, BBQ grill, outdoor furniture, bedding, tools, or any other items found on the premises to be taken from or off the property.

Water and Septic: The cottage is on a well and septic systems. The mineral content in the water is high. Although we have a water treatment system, the well water may have a slight odor. The septic system is very effective; however, it will clog up if improper material is flushed down the toilets, rinsed down the drain in any of the sinks or shower. DO NOT FLUSH anything other than toilet paper. NO feminine products, synthetic materials, or any items other than 100% biodegradable paper products should be flushed down the toilet at anytime. All food products & grease need to be disposed of properly and not rinsed down any of the sinks, shower, or flushed down the toilet. If it is found that any of the above mentioned rules are not followed, you will be assessed a charge of $500.

Storms:
If there is a storm, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Flood Warning area" and/or
A "mandatory evacuation order” has been given for a “Flood Warning" for the local area and the neighboring residence.
The day that the authorities order a mandatory evacuation in a “Flood” area, we will refund:
Any unused portion of rent from the Tenant currently registered;
Any unused portion of rent from the Tenant that is scheduled to arrive, and wants to shorten the stay, to come in after the mandatory evacuation order is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the mandatory evacuation period.
All refunds are subject to the above-mentioned security deposit deductions.

Upon check out, tenant will leave the premises in good order including stripping all beds and leaving all towels and bedding in a basket in the bathroom or on the washing machine in the cedar house. Both refrigerators should be cleaned out of all food and all food and garbage must be emptied from the house and secured properly in the outside trash bins. No food or trash should be left outside to attract animals. All appliances and lights should be turned off and the keys returned to the lock box. There will be a $50 charge for any food left in the refrigerator or not disposed of properly, and a $200 charge for unreturned keys.

My husband Peter and I own this beautiful cottage on 10 private acres. There is 400 feet of lovely creek frontage with walk in access. There is a double sided outdoor fireplace with a built in BBQ and a relaxing firepit at the creek. We work hard to make sure every detail is perfect for your visit. We are hands-on owners who mow the lawn, put out the cushions and try to make every guest feel welcome. We love to entertain and hope you enjoy this little slice of heaven!!
