My GUEST COORDINATOR will be there to assist you as well.
Upon payment of your booking with Airbnb, you will receive an email confirmation from them that would have my HOUSE MANUAL & GUIDELINES- that has all pertinent condo info: condo address, WIFI password, amenities, check-in and check-out instructions, our personal contact information, instruction and suggestion guidelines that would help you get around the condo and the residence tower easily-- and make your stay more relaxed and enjoyable!

Shell Residences is a 2.1-hectare exclusive residential complex found at the heart of the burgeoning Mall of Asia Complex in the Bay City area.
My place is right next to one of Asia's biggest malls with the country's best food and commercial strips. Imagine the luxury of vacationing here where endless shopping, gastronomical delights, sight-seeing, recreation, nightlife and world-class entertainment abound... the FUN is endless!
The unit has enough space to move around for a group of 2-3pax, complete with all the amenities that is meant to provide you with utmost comfort and convenience-- you'll never feel you're away from home!
There's many exciting things that you can do even just within the residential building-- you may find your space and chill and chat with family and friends at the Grand Lobbies, jog on the trail, take a dip at the pools..There are areas within the pool where you can request to have the Jacuzzi opened, as well.
We are located in a generally safe surrounding, with 24-hour security within the premises. But like in any other parts of the world, there is no guarantee for safety, so please be extra cautious with your valuables and be mindful of pickpockets when roaming around the city.

I. AUTHORIZATION LETTER
For security purposes, Shell Residences management would require an Authorization Letter from me that has the complete names of guest/s allowed to stay. So upon confirmation of your booking, please scan and email to me IMMEDIATELY, for ALL guest/s checking-in, the following:
~~For local/s, a copy of your valid Passport or government issued ID/s ~~For foreign national/s, a copy of the first page/s of your Passport with your name an(URL HIDDEN) photo on it
Make sure you have the same documents to show when you check-in.
SHELL MGMT POLICY STRICTLY ADHERES, KINDLY NOTE: Unregistered/unauthorized guest/s will be denied entry/access to the condo
***Please book at least 48 hours before your planned trip, so I have time to prepare for your authorization letter!
II. CHECK IN/OUT INSTRUCTIONS
Please advise within 24 hours your flight details- with date and time of arrival and departure, so my staff will be there on time to facilitate your smooth check-in/check out/keys and unit turnover and inspection;
The Host representative will meet the Guest/s at the condo at a specified date & time of arrival/departure.
Check-in time: 2-10PM;
Checkout time: Until 11AM
If it is outside these hours, we will make the necessary arrangements to facilitate a smooth process. Early check-in of more than 3hours, however, is considered a HALF DAY, so additional charges apply
III. SECURITY DEPOSIT
Upon booking, GUEST agrees to faithfully comply to return the Condo in good and proper condition and to answer for any and all repairs or damages to the Condo caused by negligence, violation of the non-smoking policy, carelessness, accident, or abuse- including stickers, scratches, tears or burns and replacement cost for missing items and unreturned keys. Upon acceptance of a guest's reservation, the security deposit details and guest's payment information is kept by Airbnb to cover incidental claims. But no charges will be made to the guest/s, unless the host had filed a claim for resolution and had faithfully provided and complied all necessary proofs/pictures to prove such claim/s. The host has 48 hours after the checkout date to make a claim on the security deposit.
IV. HOUSEKEEPING AND CLEANING
A. Housekeeping is scheduled once every week (FREE OF CHARGE) in the afternoon/or after lunch hour, if you are staying for more than a week; or every after guests checkout. So if you're staying for less than a week, you are responsible to keep the place clean in the entire duration of your stay. Handy cleaning gadgets are provided for your use
Example: If you check-in on a Monday, the next cleaning day is the following Monday in the afternoon. It may be changed to your convenience, notify us 48 hours ahead. However, if it falls on a Sunday, we will set it a day earlier or a day after, we will let you know 48 hours ahead;
B. Housekeeping includes changing of bed linens and bath towels, cleaning of bathrooms, sweeping/mopping the floors, dusting of furniture and tidying the whole place. You are responsible for keeping the kitchen clean and washing the dishes and keeping the place as clean and in order as when we turned it over to you;
C. You may request cleaning on off-schedule: Optional at $10 charge;
D. You may do light cooking only at the condo, we have set up the kitchen with all the necessities you would need;
E. Please be responsible to dispose of your garbage on a daily basis during your stay, to avoid foul odor and ants and cockroach infesting my place. There is a Garbage Room just very few steps from the unit on the same floor. Garbage collectors roam every 10:00-10:30AM and 7:00-7:30PM daily to collect, if you are not able to bring it yourself.
F. Hanging clothes at the balcony is strictly prohibited by SHELL Residences management; we have a retractable hanging clothesline in the bathroom where you can hang your little stuffs to dry. Your clothes are 90% dry when you wash them in our Washing Machine, so please be creative to utilize the spaces inside the unit only, when drying them;
G. Please turn off air-conditioning, water and lights when not in use and when you go out; treat my place with utmost diligence & care and conserve energy like you would do in your own home—I would sincerely appreciate your cooperation!
H. TOWELS AND ESSENTIALS/SERVICE SLIPPERS
The following are provided upon your arrival:
~Two (2) sets of towels will be provided for EACH guest registered upon booking (EX. 1 guest=2 sets; 2 guests=4 sets). Should you need more, extra sets of towels will be charged US$5.0/set;
~Guest Kit/s (with shampoo, soap, toothbrush, toothpaste, cotton buds) will be provided for each guest depending on the number of days stay
~There are service slippers provided that you can use inside the condo ONLY; you leave them when you checkout, but if you take it with you—you will be charged US$10/pair
V. USE OF AMENITIES/POOL/GRAND LOBBIES
A. There is enough space for everyone to chill at the lobby, just find your spot! WIFI is free, just ask for the password from the receptionist on duty;
B. Usage of swimming pool:
~ PHP150/person per day for regular days
~ PHP300/person per day during weekends/holidays
~ Please wear proper swimming attire
~ Prior to swimming, register with the security guard on-duty by indicating the unit number and Tower and mention that you're a Guest. The payment goes to SHELL Admin office/the guard normally collects
VI. NO SMOKING POLICY
Strictly no smoking inside the condo unit and in the balcony!
If and when during your stay or upon inspection at checkout, the condo unit smells cigarette smoke due to violation by lessee/s of this policy, this important notice serves:
The lessor reserves the right to terminate the lease before the checkout date and forfeit the total amount already paid for the remaining number of days stay. And as courtesy to the next guest/s and in compliance to our serious adherence to maintain a clean healthy environment for all our valued guests, a professional cleaning team will be hired to clean up the whole place. The odor of cigarettes imbeds/absorbs itself into everything and would require thorough cleaning/scrubbing (up to two or three times) of the whole apartment from upholstery, walls, carpet, beds, etc. The amount of $250.00 will be charged/deducted from the damage deposit.
VII. NO ALCOHOL DRINKING POLICY
We discourage alcohol-drinking sessions/partying at the residence in due compliance to strict House Rules and Regulations governing the residential tower. We strictly encourage guests to observe and admonish due RESPECT for the other homeowners by maintaining peace and quiet and order within our own, specially during sleeping hours.
Our condo is strictly for residential purposes only with our aim to provide our guests the optimum level of comfort at all times during their stay.
