Rikkara is an architect designed family friendly beach house on 25 acres of Australian eucalypt forest on the stunning NSW south coast, offering total privacy and tranquility. A short private bush track leads to secluded Armand's beach.

The space

How often do you get to have a whole Australian forest to yourself?

A short 5 minute walk from the house down our bush track takes you to secluded and stunning Armand's Bay beach (which is clothes optional). If that's not for you, it is another very short walk from Armand's to the equally beautiful and secluded beach on Barragga Bay, which is very family friendly, and then on to stunning Cuttagee surf beach. There are so many magical beaches within a few minutes drive of the house, that its hard to pick.

Expansive windows from the house provide uninterrupted views of natural bush and ocean glimpses to the east, with louvers to catch the sea breeze. This property offers total seclusion with no distractions.

The property is a wildlife haven. You are bathed in birdsong all day, and will find wallabies and kangaroos on the property, often grazing near the house in the early evening, as well as lyre birds, and the odd goanna. Our last trip to the house in October coincided with the whale migration period so we saw whale mums and their calves breaching just off the beach at Cuttagee. Magical.

Plenty of firewood is kept at the house for you to use in the wood-burner, just in case of cooler evenings.

Rikkara is family friendly, but we ask that no pets are brought. You are in a forest so we also ask you to take care of the land and wildlife around you. The number of occupants, including children, must not exceed the maximum number of people as advised by you at the time of booking. No mattresses, tents or caravans or more cars than the property accommodates are allowed. Should you exceed the accepted number of occupants upon the property, our office will terminate your tenancy requiring you to vacate the property immediately. Under these circumstances no refund will be given and alternative accommodation will not be made available. No responsibility is accepted for guests personal property left on the premises during occupancy or after departure. Any insurance required by guests for their personal property must be arranged by the guests. If personal property left behind is located and a guest requests its return, it will be sent by post COD. These items will be disposed of after 14 days if not claimed. As the guest you are responsible for damages, breakages and any losses during your stay. Please report any damages or breakages promptly to our office. Please do not enter any areas designated as private by the owners. Furniture must not be re-arranged, if moved a charge of $50.00 will apply. Guests are requested to leave the property in the same condition to how it was found on check-in. Excess cleaning costs (including dishwashing and unpacking dishwasher) will otherwise apply. Garbage should be placed in bins provided and put out for collection. All excess garbage must be taken to the Waste & Recycling Centre in Strudwicks Road on departure or a $50.00 rubbish removal charge will apply. Guests must ensure that they do not interfere or cause a nuisance to neighbours. Complaints about excessive noise (loud music, televisions, partying, etc), bad language or misbehaviour may lead to a review or cancellation of your tenancy. The agent or its representative may enter the property at any time to investigate complaints. Guests are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys are not always available. Guests requiring a key from the agent or its representative outside office hours will be charged a call out fee of $100.00. Guests will also be responsible for payment of any locksmith fees if they are required. Parties and functions are strictly prohibited within holiday premises. Breaking this condition may result in immediate termination of your holiday tenancy, and loss of unused balance of accommodation and security bond.

The location and style of the property is fantastic. We were asked to supply linen, not thinking that meant towels and blankets also. For the price, we would have expected linen to be included. The ambience and comfy feel was just what we needed and would happily go back.

An incredibly relaxing place to stay. In the forest and right by the beach. A perfect space to be in and stay cozy while a storm rolls in. A beautiful spot.

Pros: A nice house with some fantastic seclusion and vantage into its own crook of bushland, nestled in a glorious area of Australia. Cons: leaches and ticks defend the drawbridge over which you must pass (and pay toll) along the marshy way down its own track to the beach. No mobile phone coverage at all, and the WiFi was down for more than half our stay (added consequence no Apple TV), even with a week's notice to property managers nothing was done about this, after which we were still declined a discount. Almost no curtains anywhere throughout the primarily glass-walled bedrooms will require a sleeping eye-mask (or 2) if you wish to sleep past dawn on your holiday. A stormy tithe of bad circumstances assuaged marginally by a lullaby of broiling waves by night. Fair warning. Such is the capricious revolving cycle when absented by tenders.

We are sorry you had some issues as we like to think we offer a quality home for all to enjoy. We welcome comments and would like to respond to yours. We actually responded immediately and attentively to your problems. We devoted several hours to dealing with your Internet problem, which turned out to be a downtime by Telstra that affected much of the state and had nothing to do with the property. We spent many hours with you and with Telstra on the phone doing our best to help you, so its not clear what more you could have expected from us. This included about 3 hours of one Sunday afternoon from the property owner at the very first time the issue arose, and again later in the week. That we did this several times for you I would think is a good indication of how important you were to us, despite it being out of our control. Rikkara is a bush property, which means there is bush all around. So if you go walking deep into the bush you will encounter everything one much expects there (but there are no toll booths). If you expect Telstra towers and mobile coverage in the bush you will also be disappointed. Our bedrooms both have sunblock curtains, but if you don’t like birdsong in the bush which will wake you, then this is not the place for you. Secluded means secluded. By the way here is an excerpt from your partner "Thanks for going beyond the call of duty with this internet saga."

The holiday house at Barragga Bay is in the bush so our stay there was very private and relaxing. There is lots of natural light coming in to all parts of the house. The fireplace and electric blankets on the bed made it cosy at night, the kitchen has everything you need and the wifi worked well. If you stay, make sure you have your own torches and first aid kit (for insect bites etc); I couldn't get mobile phone reception at the house (which is something to keep in mind but maybe yours will work there). It's close by to Bermagui for shops and eating. Beautiful beaches and driving all through that part of the south coast. The walk from the house to the closest beach was a great 15 min bush walk.
